了解爱彼迎上的定价机制

爱彼迎有 3 种类型的价格：基础价格、周末价格和自定义价格。这三种价格共同发挥作用，让你的房源全年脱颖而出，帮助你实现收入目标。

爱彼迎为这三种类型的价格提供个性化定价建议。定价建议基于多种因素生成，包括位置、便利设施、过往订单以及所在地区的最新价格等。

基础价格是日历上所有日期的默认价格。你需在爱彼迎快捷入门中首次选择此价格，之后可随时在价格设置中进行更改。

基础价格建议会显示在你输入的数字下方。如果你想设置不同的价格，请尽量在你的开支与客人愿意支付的金额之间找到平衡。你需要考虑以下几点。

• 出租开支：例如抵押贷款、水电费、维护费用和税费。
• 房源的价值：请考虑如何让你的房源脱颖而出，例如突出房源的热门便利设施、无障碍设施及与当地景点的邻近程度。
• 类似房源：使用此定价工具，你可在地图上比较所在地区已获订和未获订房源的平均价格。如果你使用智能定价功能，系统将不会显示类似房源。
• 客人支付的总价：你添加的任何费用（如清洁费）都会影响总价。

在初始阶段设置较低的基础价格有助于吸引首批客人，并获得首批评价，帮助你实现收入目标。

你可以为周五和周六添加周末溢价。根据不同日期调整价格有助于获得更多订单。

周末定价建议会显示在你输入的数字下方，是基础价格的百分比加价。如果你没有设置周末价格，那么基础价格将适用于一周中的每一天。

You can set a custom price for any night. This overrides your base or weekend price for the nights you choose.

Nightly price tips appear below your custom price on each day of your calendar to help you price for different days, seasons, and special events.

If you don’t see price tips, this could be because:

• Smart Pricing is on
• Your price is within the suggested range
• Discounts or promotions are already applied to those nights
• There’s not enough data to generate price tips

If you want to adjust your price automatically, turn on Smart Pricing.

You control your pricing and other settings at all times. Your results may vary.
