We have private river access for fishing from our garden, scenic walks and cycle rides from the door step, & excellent local pub within 15 min walk. BYO kayak to explore the local river wildlife, or hire our new Hot tub to enjoy the sunset over the valley. Located on Norfolk/Suffolk border, an ideal base to explore the many delights of the region, including beaches, historic villages and numerous attractions

The Old Dairy, a rural Norfolk hideaway

For over a hundred years, this characterful old dairy was where the cows were milked at Hawthorn Farm. Sympathetically and luxuriously converted into a two-bedroom cottage in 2017, it is self-contained and completely detached. Inside, original walls, beams and vaulted ceilings give it a spacious, airy feel. It has its own fully-equipped kitchenette, and a bathroom with a large shower, WC and basin. The spacious 18 x 14 foot carpeted living space has two huge comfy sofas and a table and chairs.

Kiln Cottage allows you to immerse yourself in a haven of wildlife and tranquillity, surrounded by beautiful countryside. Situated in the grounds of our 17th Century home, it is a private sanctuary, with high quality decor and all modern facilities. Wake up to the sound of birdsong whilst enjoying locally sourced artisan coffee and produce. This large vaulted space has an open-plan sitting and dining area, complete with separate fully fitted kitchen, bathroom and two luxurious double bedrooms.

The Little Barn, Topcroft, Artist’s home

The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. A large modern kitchen and a real woodburner in the large sitting room. A private patio outside with fairy lights at night, a bbq, firepit and private garden at the back of the property.

Self-contained accommodation overlooking the river Waveney with full kitchen, dining and lounge area (including reclining sofa, smart TV and wifi), upstairs is a double bedroom with en-suite. The stairs are very steep (see photo). Allocated parking. Bistro table and chairs outside your door, plus a bench right by the water. The Barn is a rural retreat in the beautiful, picturesque village of Wortwell, looking out onto the Waveney valley. There are lots of walks on your doorstep with an abundance of wildlife. Whether you want to relax by the woodburner whilst soaking up the views, take long walks whilst enjoying the wildlife, cycle,canoe or fish, Wortwell is the perfect location being on the South Norfolk/Suffolk border. We provide fresh ground coffee from Strangers coffee house.
