Rivers Edge Vacation Home, located in the Town of Breckenridge, is a luxurious riverside home on the Blue River. An easy 10 minute walk to town (Breck) along the river, this home is located in a quiet neighborhood with lots of privacy. You'll enjoy sunny views and sound of the Blue River from the back deck. It is located very close (200 steps) to a free shuttle stop for easy access to the slopes or town. Sleeps fifteen people on three levels.

Typically during the peak ski season (Feb and March), Christmas holidays and peak Summer (June to August) we only book weekly rentals unless we are about six weeks out or we have an opening in our calendar. But please ask if you need a shorter stay.
Please provide as much information to me during the booking process such as the purpose of your trip, number of adults and children, any pets and questions you have. This helps you and the owner make sure the house meets your requirements for your vacation. We will confirm the exact costs of your trip through airbnb messaging and you will have a chance to review our "sample" rental agreement (not customized for your stay). After you have successfully booked through Airbnb, we will get each other's contact information and we will send you a rental agreement and collect your credit card for the damage deposit and any local taxes owed to the Town of Breckenridge.
The house has five bedrooms and ample open space for large groups and many private spaces. It is elegantly furnished to make your vacation comfortable as well as memorable. On the main (street) level is the master bedroom suite with a gas fireplace, a memory-foam king size bed, garden tub, separate walk-in shower, grab bars in the toilet and a door that opens to the back deck with views of the mountains and the river. The master bedroom has a TV and DVD. The main level has an open design with a large kitchen, family room, and living room.
Dining Room: The formal dining room seats 10 while the kitchen area seats another six people. The kitchen is well equipped to entertain for a crowd with a double oven, gas range, granite island and is open to the family room.
The cozy family room has a large stone fireplace and views to the river and an HDTV and sound system. The deck has outdoor table and chairs for summer dining and a gas grill. Laundry facilities are available on the main level as well as a two car heated garage.
Sleeping Areas: The upper level of the house sleeps eight people with four bedrooms and two full bathrooms (Q,Q, 2T, 2T). Each of the rooms is decorated with quality linens and furniture and all have quality mattresses. The queen bedrooms have excellent views of the river and wooded area behind the house. The 'bear' room can be configured as two twins or a converted to a King upon request.
The lower level is the place for kids and young at heart to hang out. It is a huge area with a full bathroom, a pool table, large sectional sofa, futon sofas and TV as well as a separate media room with large screen TV, sound system and DVD/video library. There is a proper queen bed in addition the futon couches on the lower level. You can walk out to the back yard and private hot tub from the lower level. The backyard slopes down towards the river where we have a fire pit and Adirondack chairs. Sleds provided in the winter.
Other Amenities: The house is also equipped with wireless high speed Internet - bring your own computer. Linens, cleaning, trash pickup, hot-tub cleaning and snow plowing/shoveling are included in the weekly price. River's Edge has a 2-car garage for your convenience, in-floor radiant heat, and a stereo system throughout the home. All this, plus being only 5 minutes from Breckenridge, makes The River's Edge the ultimate home for your vacation.
The weekly price is typically six times the daily rate plus a cleaning fee. Pet fees are additional. There is a $500 refundable damage deposit (pending charge on your credit card a week before arrival).

State and county sales tax of 8.5% is collected by Airbnb. There is an additional 4% Breckenridge tax that is collected by the owner.

This is an upscale house in excellent conditions. We provide many amenities and the house is spotless. We expect our guests to respect the house and take good care and leave it as you found it. We do allow pets but they can't climb on the furniture or sleep in the beds. There is a non refundable pet fee of $200 per dog max of 2.
A rental agreement is provided to confirmed guests. Guests must be 25 years and older for non-family groups. Smoking is not allowed inside. Small events are permitted with prior approval from the owner.
An offer will be provided via airbnb, but guests will have to then accept owners' rental agreement separately. A $500 to $750 damage deposit is required the week before arrival, as a pending charge on your credit card.

We have owned and managed vacation rental properties since 2005. Our primary residence is in Florida and we love the beach and the mountains. We are both engineers and enjoy sailing and stand up paddle boarding. We have enjoyed many family gatherings at our Breck rental home as our kids have grown from teens to adults. And we love sharing our place with our guests - many who come back year after year. We also manage several properties on Pensacola Beach for out of town friends who own upscale homes as well as a duplex in New Orleans that our son owns. We travel a lot but we have local property managers in each location. I am very responsive to requests that we receive no matter what time zone we are currently in!
