NO Early Check-in or late checkout unless permission is given by Larrier House management. Early check in or late check out without the permission of the owner will result in a $100 fee.
This is a NON SMOKING home. Smoking inside the home will result in loss of security deposit and incur costs required to clean draperies, furniture and rugs.
PETS are not permitted. Pets on the property or in any part of the house will result in immediate eviction and loss of the security deposit.
DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $250 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent. It is, however, fully refundable within (14) days of departure, provided the following provisions are met.
•No early check-in
•No late checkout.
•The kitchen is left in the same way it was found—dishes and pots washed and put away.
•No damage is done to the house or its contents, beyond normal wear and tear.
•No charges are incurred due to contraband, smoking, pets or collection of rents or services rendered during the stay.
•All debris, rubbish and discards are placed in dumpster.
•All beds are stripped at the end of the stay and all pillow cases, duvets and towels are placed in the laundry room.
•No linens are lost or damaged.
•All keys are left on the piano and the lock box and unit is left locked.
•The renter is not evicted by the owner or representative of the owner or local law enforcement.
PAYMENT – An advance payment equal to 50% of the rental rate is required at booking. The advance payment will be applied toward the rent. The advance payment is not a damage deposit. The full balance of rent is due sixty (60) days before your arrival date.
CANCELLATIONS –A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will receive a full refund less a 15% rebooking fee, and only if the house is re-rented for the canceled week(s). Cancelations made after 60 day may result in no refund and is at the discretion of the Larrier House. Cancellations or changes that result in a shortened stay, that are made after 60 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.
LINEN & TOWELS are not included. Blankets and down comforters are provided.
LINEN (sheets, pillow cases, bath towels, wash cloths, etc.) are NOT included.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to nine (9) persons.
Two Bedrooms: Room 1- queen bed; Room 2 -two twins beds. One full bath.
Three Bedrooms: Room 3 - queen bed; Room 4 – twin bed; Room 5 two twin. Two full baths.
MINIMUM STAY – This property requires a seven (7) night minimum stay in the summer. Fall minimum night stay is negotiable.
NO DAILY HOUSEKEEPING SERVICE –daily maid service is not included in the rental rate. Such service is available upon request and subjected to an extra fee.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

WATER AND SEPTIC – Do Not Flush feminine products of any sort, baby wipes, paper towels, etc., down any of the toilets. Only toilet paper may be flushed. If it is found that products other than toilet paper have been flushed and clogged the septic system, you could be charged damages of up to one thousand hundred dollars ($1,000). ___________________________ Initial
TRASH and recycling must be removed from the house upon departure and placed in the outdoor receptacles. The kitchen must be left in a reasonable condition (no excess dirty dishes, pots or pans may be left). There will be a $100 fee assessed for extra cleaning -outside the normal scope of a weekly turnover. _____________________Initial
HURRICANE OR STORM POLICY – No refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
oAny unused portion of rent from a guest currently registered;
oAny unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
oAny advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
