1. 30 minutes check-in window: no guests so far ever complained about my request to specify a time when they arrive. Our place is not a hotel with a paid receptionist, I believe the prices also reflected that.
2. photocopies of official documents: On the other hand, while hotels besides requesting your documents, charge your credit card with a deposit at check-in from which they cover your consumption of additional services or minor damages you may have caused after your check-out, we don't ask such sacrifices from you. Apart from registration duties towards local authorities, this is the reason why I requested to present your official documents.
2. cleanliness: we strong hardly on improving cleanliness, thank you for your feedback. I have changed cleaning staff since last week partly because of such reports. BTW, as per house rules, you need to report this immediately after you detected, in order to give an immediate cleanup, but you found yourself comfortable living with that unclean situation until your check-out.
3. communication: please ALWAYS communicate over normal phone line (or if not possible, sms with read receipt requests). If you ask me so, I will call you back but it is the only secure way how messages reach the other party. (Hidden by Airbnb) ,h as well as airbnb chat alone, is not enough secure, many messages fail to arrive at the other side. I will make it even more clear in our house rules document too. Partly this is the reason why I ask my guests to share their e-mail addresses too.
In summary, I strongly hope you find our efforts striving to improve our service and make it more comfortable for our guests, credible and honest. I will send you over e-mail vouchers (codes) of 60€ value can be redeemed as discounts from a future stay, by you or anyone you offer them.
