Standard Terms and Conditions of Temporary Holiday Accommodation
Note: Variances can be agreed on but only by arrangement with the owner in writing.
This is one condition I would like to especially bring to your attention.
Please note that due to our quiet neighborhood location Bellevue on the Park is not to be used for parties and that you keep noise to a minimum especially on week nights after 10pm and Saturday & Sundays after 11pm. Excessive noise will result in the loss of your bond. Sorry for all this but we have had some bad experiences and so have our neighbours!
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Deposit of 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Balance of the rental amount must be received in full 14 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re-let it.

Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If it a refund is made due to the property being relet then a $50 cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.30am by the latest, to allow time to prepare property for next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Bond is $500 and is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.
Sometimes we allow pets to stay, outdoor pets preferred.
All linen and bedding is provided. Except for the baby's cot linen, guests are required to bring their own.
Loss - the owners take no responsibility for the tenant’s personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
After growing up on a farm in South Australia near Robe. I now realise what an amazing part of the world this is. I miss the beaches, wineries, fresh air and friendly locals. Nowadays Richmond is where my heart is, I have lived in this amazing location for over 22 years. What I love about Richmond... where do I start.. the bars/pubs, cafes/restaurants, shopping, live music just around the corner, stones throw from the CBD, Richmond Saturday market, rich sense of community, riding bikes along the Yarra River...the list goes on.
We started renting out properties over 13 years ago and Ross and I are now lucky enough have two properties in Richmond (TWO FIVE ZERO & Bellevue on the Park / Richmond). Also two accommodation properties in Halls Gap (The Grampians in regional Victoria) Heavenly Retreat & The Escarpment / Halls Gap.
We have 2 gorgeous and boisterous little girls who keep us on our toes. We figure if you live in a big city to live within the inner city makes sense as it easy to access all the things we love by walking or bike. Consequently we live a few blocks away from TWO FIVE ZERO & Bellevue on the Park, so if you need anything we are not far away. We consider ourselves very fortunate to have the best of both worlds living in one of the most vibrant and multicultural cities in Australia and occasionally getting to visit (not as often as we would like) our properties in native bushland in Halls Gap. We take pride in our properties and are passionate about Richmond and all it has to offer. We can't wait to welcome you to stay with us!
