NOTE:This property requires you to purchase a damage protection insurance policy that covers up to $1,500 in damages which is not included in the listed price. The policy cost $59.00 and it's a requirement for this rental.
1.Security Deposit. The Lessor will return the security deposit to the Lessee within ten days of Lessee vacating the property providing the property, in the Lessor’s opinion, is left clean, neat & there are no missing or damaged items. The Lessor reserves the right to retain the security deposit in whole or in part on behalf of the Lessor under, but not limited to, the following circumstances:
a.Damage in excess of reasonable wear & tear are incurred to the extent of the cost of repairs.
(website hidden) Services: One (1) paid maid service visit is included in the rental upon guest departure that includes laundry and general housekeeping. Guests will be responsible to leave the dishes, utensils; appliances clean as they received them. All trash is to be disposed of in the receptacles provided.
i.A charge of $10.00 per bag will be deducted from the security deposit for any trash not removed from the premises.
ii.A charge of $25.00 will be deducted from the security deposit for leaving the dishes, pots, pans and utensils not clean.
iii.Excessive Cleaning – in the event the property is left in such conditions, in the Lessor’s judgment, to require additional cleaning services staff $80.00 will be deducted from the security deposit.
c.Failure to Vacate – Failure to comply with 11:00 a.m. check-out time may result in Lessee being denied access to the property or immediate eviction and will result in penalty fee from the security deposit of $100.00

2.Maximum Occupancy: Maximum occupancy is 10 people including children at any given time. Exceeding the maximum number of guests allowed in or on the property premises may result in Lessee being denied access to the Property or being evicted from the property with no refund of all monies paid.
3.Additional Guest: Additional guest not specified on the original rental agreement will have an additional nightly charge of $25/person and may not exceed the maximum occupancy of the property.
4.Smoking: This is a strictly NON-SMOKING property. Failure to comply may result in Lessee being denied access to the property or immediate eviction with no refund for security deposit and all monies paid.
5.Pets: Animals and/or pets are not permitted in the property under any circumstances. Failure to comply may result in Lessee being denied access to the property or immediate eviction with no refund for security deposit and all monies paid.
6.Acts of God and/or Noise: Lessor shall not be liable for events beyond his control which may interfere with your occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather, including flooding and noise from nearby properties or events. NO REBATE OR REFUND will be offered in these circumstances.
7.Hurricanes and Tropical Storms: Even though the property is built to withstand the effects of a Hurricane or Tropical Storm, in the event that mandatory evacuation is ordered no refunds will be given unless
a.The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area”
b.A mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning area of residence of a vacationing Renter or Guest.
8.Right of Entry. Lessor may enter the premises in order to protect, inspect, show or make repairs on the premises.
9.Indemnity: The Lessee and Guests and other visitors to the property shall hereby indemnify and hold harmless the Lessor(s) against any and all claims of personal injury or property damage or loss arising from negligence in the use of the premises regardless of the nature of the accident, injury or loss. The insurance of the property will not cover renters in the case of theft or any other loss. Lessee need to refer to their personal policies and/or purchase travelers insurance.
10.Damage to Lessees Property: Lessees assumes sole risk and responsibility for all loss, damage and injury to their own property occasioned by fire, theft, water or storm damages or other elements or any other cause whatsoever.
11.Un-authorized events: Unless specifically agreed upon, no special events are to be held on the property. This includes weddings, baptisms, or any large party that exceeds the number of registered occupants. If approved, these events require special insurance/bonding and these are the responsibility of the renter. If an un-authorized event occurs this contract will be terminated immediately and all monies will be non-refundable.
So who am I? Well my name is Ricardo and I love the beach, the ocean, and traveling. When I travel I look for places where I can find unique locations where I can try a variety of different adventures. Either it be under water scuba diving ship wrecks and admiring life inside our ocean or exploring the wilderness and finding caves and ruins.
But then again all vacations don’t have to be a adventure. Sometimes I just like to sit back and relax, try new places to eat and enjoy myself.
