Built in 2015, this is an energy-efficient home in the Cleveland Park neighborhood of East Nashville. Conveniently located only 2 miles from downtown Nashville, including Nissan Stadium, First Tennessee Park, Ascend Amphitheater, etc. Walking/biking distance to East Nashville restaurants and bars. Taxes included in nightly and weekly prices.
Our home is on a private lot with plenty of privacy. It's conveniently located only minutes from the heart of East Nashville and the downtown area.
Everything inside the house is brand new!
There's a private parking pad in the back and street parking in the front. Porches flank the house, and the backyard has space for dogs (and owners) to run around. A nice park (Cleveland Park) is only a few blocks away, if your pup has extra energy.
We keep the house very clean. We recycle and compost, but we don't expect our guests to do the same. If you want to recycle and/or compost, let us know at check-in. We'll show you the ropes.

We'll assist with check-in and/or check-out, if requested by guest and as long as we're in town. If we do have to drop in to fix something or pick up something, then we'll notify guests as far in advance as possible. Other than that, we'll respect the privacy of guests.
Guests will have our cell phone numbers and should feel free to text or call with any questions.

In booking, the financially responsible guest is certifying that she has carefully read our house rules and agrees to all terms and conditions prior to check-in.
1. Check-in and check-out:
Check-in time is after 12 pm CST and check-out is before 12 pm CST. No early check-in or late check-out without prior written approval from us. Checking in before or out after 12 pm CST or the agreed upon time will constitute an additional night's stay, and the nightly rate will be charged to the credit card on file.
100% of the reservation balance (including fees, taxes, and nightly charges) must be paid to Airbnb prior to check-in. If there are additional cleaning or damage to property fees, we will submit a written invoice to Airbnb within 48 hours of check-out.
HOTEL AND SALES TAXES ARE INCLUDED IN THE NIGHTLY AND WEEKLY PRICES.
Local laws require temporary guests (less than 30 continuous days) to pay a 6% hotel tax on the price of the reservation, plus an additional $2.50 per night of the reservation. (For legal basis, read more here: (website hidden) Tennessee also requires guests to pay sales tax. The state sales tax is 9.25%.
In making a reservation with us, guests assume responsibility to pay taxes in full. All guests must pay taxes before or at check-in, unless they meet an *exemption. Ignorance of guest responsibility to pay state taxes is not sufficient grounds to evade payment. Refusal to pay taxes will be considered a guest-initiated cancellation. Cancellation fees may apply.
*Exemptions to the hotel tax:
The law provides for only two classes of exemptions. (1) A tenant who has occupied room space for thirty or more continuous days is not required to pay the tax after the thirtieth day. (2) Local, state or federal governmental agencies, when fees are paid by those agencies.
However, the law does NOT exempt private schools, corporations, fraternal organizations, religious groups, hospitals, private universities, members of military or representatives of foreign governments.
*Exemptions to the sales tax:
501-C3 non-profit organizations with a tax exempt ID might be exempt from state sales tax.
4. Cleaning fee:
There is a $100 cleaning fee per reservation. The cleaning fee is non-refundable. Additional cleaning fees may apply (e.g. pets on furniture, smoking indoors, etc.). Guests must be notified (in writing) of additional cleaning fees within 48 hours of check-out.
Reservations must be cancelled no less than 7 days before check-in to avoid charges. Only the financially responsible guest may cancel the reservation, and it must be in writing
In the event of an owner-initiated cancellation, we will hold ourselves to the same cancellation policy.
We don't offer refunds for guest-initiated early departures, no shows, late arrival or departure.
This is our private home. We are not responsible for any accidents, injuries or illness that occurs during guests' stay. Likewise, we are not responsible for the loss of personal belongings or valuables, while you stay in our home. By making this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of our home or others whom they invite to our home.
All guests must notify us of any damage or theft to the house during guests' occupancy or upon check-out. We will carefully inspect the house upon check-out. Any damage, theft or other incidents which occur during guests' occupancy and which have not been disclosed to us prior to check-out will remain the guests' obligation.
Guests are responsible for theft, gross negligence or willful and wanton conduct, entry into the owners' closets/cabinets, unauthorized pets, extensive cleaning required at check-out, smoking, or any cause.
Airbnb has the ultimate authority in determining the extent of damage and repairs necessary. By making this reservation, guests are agreeing to these terms.
9. Age requirement:
In accordance with local laws, the financially responsible guest must be 21 or older.
10. Maximum Occupancy:
No more than 10 guests are allowed to sleep in the house, under any circumstance. For more information, please refer to (website hidden)(phone number hidden)/bl(phone number hidden).htm.
No smoking is allowed indoors. If there is any evidence of smoking indoors, an additional cleaning fee of $150 will apply.
For outdoor smoking, please deposit your cigarette butts in the ashtray.
Pets are permitted in our house, only if the pet has been identified as part of the reservation. There is a pet deposit of $150. It will be returned IN-FULL within 48 hours of check-out, as long as there is no damage to the house/furniture/rugs and the house does not require extensive cleaning. Failure to identify a pet prior to check-in will result in a $300 fee that will be charged to the credit card on file.
Pets are NOT allowed on the furniture. Any evidence of pets on furniture may incur extra cleaning fees.
Dogs and cats must be current on flea/tick prevention and rabies vaccination. Guests may be asked to provide relevant medical records for animals.
Dogs must be kept in crates or outdoors, when left alone in the house. Dogs must be kept on leashes off the property, per TN leash law. Owners are responsible for cleaning up after their pets. Failure to do so could result in additional cleaning fees.
We are not responsible for any illness or injury that may incur to pets or humans while staying at our house.
Guests are responsible for closing and locking the doors/windows during occupancy (from the time of check-in through the time of check-out). The house has an ADT alarm system. If guests want access to the alarm during their stay, we will set up a temporary code. Please request this at the time of reservation.
Please be respectful of the neighbors. This is a quiet neighborhood. Rowdy crowds should keep it indoors or not book with us at all.
If police respond to a noise complaint, disturbance or other activity during guest occupancy, guests will be asked to leave the property immediately. Absolutely no refunds will be issued, in the event that law enforcement is involved. Refer to the following section "Limits of Use" for more information.
15. Limits of use:
Our home is intended for personal and family vacations. Hosting events or house parties is prohibited. Guest and all other occupants could be required to vacate the premises and forfeit all monies paid and pay a fine of three times (3x) the amount of the rental fee or two thousand five hundred dollars ($2,500.00) which ever amount is greater, should an unauthorized party occur at our home.
By making this reservation, guests are agreeing to abide by the limitations of use.
