Waikoloa Hale has all the amenities of home plus ocean and mountain views. The master bedroom has a huge attached bathroom with a soaking tub and separate shower. The guest bedroom has it's own full size bathroom. Both bedrooms have queen size beds and ceiling fans. Special attention has been given to the spa style linens and luxurious bedding.
The fully equipped kitchen opens to a spacious great room and dining room.

All the floors are either hardwood, bamboo or tile, no carpeting.
There is a covered lanai with a gas BBQ overlooking a tranquil yard and water feature.
For your convenience, there is a utility room with a washer and dryer and we provide the detergent.

The Waikoloa Village Shopping Center is a short 5 minute drive away. There you find a modern food market, restaurants and a variety of shops and services.

Beyond the beaches, Hawaii offers a host of outdoor activities and sightseeing oppportunities. Head to Waimea and visit the many shops and galleries.
Enjoy a day trip to the Volcano National Park. A memorable drive to Hilo along the Hamakua Coast offers breathtaking views of historic Waipio Valley. This area is also home to Akaka Falls, one of Hawaii's most famous. You'll see deep water-carved gulches and valleys, thick with tropical foliage. Stop and tour gardens full of exotic plants and orchids.
For adventure of a higher nature, the 13,700 foot summit of Mauna Kea provides dramatic scenery and an unforgettable visitor experience. The W. M. Keck Observatory provides a visitor’s gallery with exhibits describing astronomy research and star gazing.

RENTAL RULES EXHIBIT (A)

NO SMOKING INSIDE OR OUTSIDE OF PROPERTY
This is a non-smoking home and property. Abuse of this policy will result in the loss of your security deposit.

NO PETS ALLOWED

REFUNDABLE SECURITY DEPOSIT
Deposit is returned within 7 days of departure barring any losses, damages or abuse of this contract. Please report any damages to owner upon arrival and before departure.

ACCESS
Guest shall allow Homeowner access to the property for purpose of repair, cleaning and inspection. Homeowner shall exercise this right of access in a reasonable manner.

PARKING
There is a designated, off street parking spot for two vehicles. Vehicles are to be parked only in the designated spots.

WEATHER
We experience many climates on The Big Island. Weather can be a factor of any travel and we do not extend weather related refunds.

USE OF PROPERTY
You may use the property for vacationing only. No weddings, parties or functions. You may not use it for any illegal, improper or offensive activity. People other than those in the Guest party set forth in the short term rental agreement may not stay overnight.

QUIET TIME
Quiet time to be observed from 10:00 pm to 8:00 am.

LAUNDRY ROOM
There is a laundry room provided for our guests. Hours of operation are from 2:00 pm to 8:00 pm daily. Laundry detergent is provided. If you need different hours let us know and if we can accommodate you we will.

PESTS
Bugs and pests are a normal part of our life in the topics both inside and out. You can do your part to keep them to a minimum by keeping screens and doors closed at all times. Also do not leave food sitting out or dirty dishes in the sink as these will attract ants. We do have pest control on a regular basis but our climate does promote pests. If you are having a problem please call us and we will do what we can, but as we said, pests are part of tropical life.

PHONE & INTERNET
There is no house phone but there is cell phone reception and free Wi Fi.

MAID SERVICE
The home is cleaned before and after your stay but maid service is not included. If you would like maid service during your stay, we can help you arrange it at your own expense. Linens and towels are provided. Beach towels are the only towels that may be removed from the premises.

SUPPLIES
We supply hand soap in the bathroom and kitchen, toilet tissue, laundry and dish soap to get you started but unlike a hotel we do not replenish supplies during your stay. Shampoo and body products are NOT provided. There may be foil, plastic wrap, paper towels and storage bags left behind by other guests but we do not supply these items.

RUBBISH AND RECYCLING
Please take all rubbish tightly sealed in bags to the trashcans. Please help our environment by placing garbage, glass and recycle items in the properly marked can.
CHECKOUT
Please leave house key on counter. Lock door using lock box key and return key to lock box using the code number. Turn off all fans, lights and appliances.

LIABILITY WAIVER
This vacation rental property is privately owned. The owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. The homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from the use of the premises by themselves, their children or others whom they invite on the premises and hereby waive any claim of liability or negligence against the homeowner for any accidents, injuries or illness that may occur while on the premise or its facilities.

A SHORT TERM RENTAL AGREEMENT WILL BE SENT TO YOU FOR YOUR REVIEW AND ACCEPTANCE.

Responsive communication when booking and during our stay. Great location to access both the Kona side and day trips to Waimea and Waipio Valley. Lovely design of the home to open the windows and let in the breeze to cool the home and a sweet little backyard to have morning coffee and plan the day. Amazing little Thai place a short drive away for our dinners after a day of exploring / sightseeing. This is an apartment (there is a downstairs unit as well) and it's in a neighborhood - so sometimes it was quiet and sometimes neighbors and their dogs were noisy.

The rental you stayed in, Waikoloa House, in is a 1700 sf single family home.....not an apartment. There is another small apartment below that is also a rental. Waikoloa Village is a residential area and during the day those "neighborly" noises can be heard but it is pretty peaceful in the evenings. Because we are located in this village, not right on but an easy 15 minute drive to the beach, we can offer the extremely affordable rates that we do for this beautiful and spacious rental. The apartment is spacious and clean: a large dining and living room, three bedrooms and two bathrooms. During our stay, one of the toilets' flushes was broken and the toilet was out of order, we managed to use the other toilet though. Also, the stove wasn't working properly and generally it was not easy to cook with the provided kitchenware. The main disappointment was that we got to the place at 10 pm and by that time almost every store in the area was closed. We were very tired (had a 6-hour flight) and there was absolutely nothing in the apartment to drink, no tea, no coffee, nothing! For a place like the Big Island, where everywhere is closed after 9 pm, it would be nice to provide your customers with at least some tea or coffee in the apartment. Other than that, the venue is great; it is located in the Waikoloa village, which is close to many beaches. It is kind of in the midway between Kona and Waimea, two major cities in west side of the island.

Hello Irene, I'm happy that you found the 1700sf Waikoloa HOUSE to be a great rental as you said, spacious, clean and in a great location. I wish you would have called me regarding the toilet and the stove. I would have come over as soon as possible and taken care of any problems. I did go over as soon as I got your review and they are both working perfectly. The new guests have not had a problem. This is the first review I have had indicating any problem with meal prep in the kitchen. The Guests that left on the day you checked in for your 3 night stay had been there for 2 months and seemed to enjoy preparing meals with local products from the numerous farmers markets. I'm sorry we didn't have any food or drink for you when you arrived but we are not advertised as a Bed and Breakfast. Thank you again for your reservation and the opportunity to be your hosts. Matthew was a very attentive host and we felt welcomed and comfortable in the space. The home was clean and well maintained. It's in a quiet, windy neighborhood up on the hill. It takes a good 15-20 minutes to get to the Queens Highway.

Glad you and your family enjoyed your stay at Waikoloa House. It does sometimes get windy up the hill but the elevation also provides nice warm days and cool nights. I just drove there from my home in Waimea. I timed my drive from the helicopter company at the intersection of Waikoloa Road and Queens (URL HIDDEN) only took me 10 minutes driving the posted speed limit. Hopefully your drive was a bit longer because you were relaxed and on "Hawaii Time" Thank you again for your reservation. Hope to see you on your next trip to Hawaii Island. Matthew

Working with Matthew and Rose was easy. They made personal contact immediately and placed us in contact with their property manager throughout the stay. We met Matthew once during our stay and he was incredibly nice. The house is as advertised and is incredibly comfortable. The master suite was particularly nice. Please note that the guest bedroom appears to formerly have been a porch that was enclosed and converted. It is connected to the master suite by a slider door. There are curtains and blinds to help create privacy between rooms. Truly, we noticed some light around the edges of the blinds, but nothing else to give any notion that the border between rooms was glass. Laundry is available downstairs and a grill and beach equipment like chairs, mats and boogie boards were outside. We enjoyed the location as it was near Waikoloa (10 minutes), Kona (25-30 minutes) and easily driveable to Hilo (70 minutes). The neighborhood was very peaceful and the house is located on the north end. There are a fews dogs in the neighborhood, including next door, but we didn't have any problems. Bottom line, we enjoyed our stay and would recommend the rental to family, friends and strangers alike.

Moved to the Big Island 10 years ago from Portland, Oregon. I have lived all around the U.S. but I feel that this is my true home. Rose and I just spent an amazing month in Nepal and India, but the best part was coming back to Hawaii. In 1999, while attending an alternative building design seminar in Cottage Grove, Oregon, I was introduced to the concept of permaculture. Although the original focus of permaculture was sustainable food production, over time the philosophy of permaculture has expanded to encompass economic and social systems. Today I have my Permaculture Design Certification and also my Permaculture Teacher Training Certification. My passion now is working to make our Big Island property an example of permaculture design, and in cultivating Bodhisattva Healing Gardens to become a place where these healing ideas are shared.
