Our WindanSea Beach home offers everything you need for the perfect family beach get away. Enjoy an amazing patio for outdoor lounging, dining and relaxation on a new large 9 ft oval dining table with seating for 8. Coastal beach decor throughout the home creates an inviting and colorful vibe. This private home includes 3 bedrooms and 2 new full bathrooms. The master bedroom has a California king sized bed, ceiling fan and flat screen screen TV and full en-suite (Private) bathroom. The other two bedrooms are each equipped with new Queen size beds, 16 inch thick plush pillow-top mattresses, ceiling fans, 42 inch wall mounted SMART Flat screen TV's and reading lights. There is an additional shared full bathroom that is all new construction with new tub high glass doors and shower wand shower.
The kitchen is fully equipped with everything you will need to prepare a delicious family meal. Spend your afternoons relaxing on the sun filled patio retreat. Enjoy soaking in the large Jacuzzi hot tub, having a BBQ, conversing around the natural gas fire pit and 2nd outdoor dining table area with seating for 6 and outdoor shower for rinsing off after day at the beach and before entering the Jacuzzi.

There are beach towels, beach chairs, boogie boards, beach umbrellas, beach cooler and even a beach cart to get it from your vehicle to the sand.! All you have to do is remember to bring the Sunscreen.!

•Located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties or unauthorized dogs. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting.
Guest has exclusive access to entire House, Patio's , Jacuzzi and Driveway Parking.
- No garage access.
THINGS YOU SHOULD KNOW:
• OUR ENTIRE PROPERTY IS A 100% SMOKE FREE ZONE.
•SMOKING or VAPING is NOT permitted ANYWHERE ON OUR PROPERTY. patios or driveway.
• Guests are not permitted to transport in or store in our home any form of smoking\vaping material.

•Our home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. • There is no wheelchair access due to this being a older coastal home with standard 3 front steps up to doorway.
Owner\Manager meets guests at check in.
• Our home is located in an ultra quiet neighborhood and is only suitable for quieter groups or families and is not suitable for loud or late night guests.
• Please….stay out of and do not walk in the landscape\gravel areas. Any damage to landscaper or irrigation will be Guest financial responsibility.
• We want our guests to enjoy their stay and leave with great memories but we must insist you behave, respect our home and respect our local neighbor’s peace and quiet after hours and laws. Due to adjacent homeowner’s noise complaints when they are trying to sleep, guest must exit patios and Jacuzzi by 10:00 PM. Any nuisance noise complaints received after 10:00 PM resulting in guest being on patios or in Jacuzzi shall result in violation of rental agreement and may be subject to eviction.
• Nuisance noise complaints received AT ANYTIME shall result in owner\rep visit to property and notifying guest of nuisance noise complaint and demand to cease noise levels immediately. ONLY (1) WARNING WILL BE GIVEN FOR NUISANCE NOISE COMPLAINTS, UPON 2ND NOISE COMPLAINT, GUEST SHALL BE ORDERED TO VACATE PREMISES IMMEDIATELY WITH NO REFUND GIVEN, LOSS OF REMAINING RESERVATION NIGHTS, AND LOSS OF SECURITY DEPOSIT. Please be respectful of this House Rule.
** Once approved by owner and pet fee has been paid, a maximum of (1) socially friendly non-barking dog is permitted after being approved and permission given by owner within booking site chat message and pet fee has been paid.
Breed restriction applies; guest must inquire and declare dog BREED, WEIGHT, and AGE. Any unauthorized animal found to have been brought onto our property IS A HOUSE RULE\RENTAL AGREEMENT VIOLATION AND GUEST SECURITY DEPOSIT SHALL BE SUBJECT TO AN UNAUTHORIZED PET PENALTY CHARGE OF $200.00
• NO GUEST VISITOR PETS PERMITTED ON PROPERTY AT ANYTIME $200 PER instance\day and guest shall be ordered to remove animal immediately.

DOG HAIR NOTICE: Additional cleaning charge applies for any dog hair shedding.
Although the vast majority of our Guest's are wonderful, please be aware that these Rules are part of your Rental agreement.
House Rules may also be found in the (White Binder) in the property. In absence of "White Binder" in property, these House Rules Govern.
•NO SMOKING NO SMOKING PRODUCT MATERIAL PERMITTED ANYWHERE ON OUR PROPERTY. (This agreement defines PROPERTY as “Where the sidewalk ends and Driveway begins”) (INTERIOR, EXTERIOR PATIOS OR DRIVEWAY). IF SMOKING is determined to be occurring on property, GUEST shall be immediately evicted and ordered to vacate property and GUEST shall forfeit all remaining reservation nights and forfeit security deposit.
Upon Guest departure, If Any sign of smoking having occurred on our property (odor, any form of smoking\vaping material found on property) will result in Guest forfeiting Security Deposit.
•Only 1 vehicle is permitted to park in driveway. ( Plenty parking in front)
•No vehicles permitted to park in driveway that is leaking\dripping any form of engine\radiator fluid\oil.
• Do not block public sidewalk with vehicle. (Respect our neighbors)
• Do not park in street blocking driveway.
• Do not park vehicle in street with driver side to the curb.
• No Trailers, storage containers, commercial vehicles of trucks permitted in driveway.
•PATIO CLOSES AT ** 10:30 PM ** PLEASE RESPECT THIS RULE, WE CANNOT STRESS ENOUGH.. Guests ARE REQUIRED to have vacated the patio by 10:30 PM due to noise levels created to our adjacent neighbors who are not on vacation and get up on the morning and go to work. Upon noise complaints received, Owner\Manager will make entry to property and inform guest of noise complaint and demand guest vacate patio immediately and all visitors vacate property. ONLY 1 WARNING IS GIVEN. Upon 2nd nuisance noise complaint received, GUEST shall be ordered to vacate\evicted from property and forfeits remaining reservation nights, and security deposit.
• Pending owner approval, Guest shall not allow more than total of (8) people (Guest’s and Visitors combined) to be on the property.
• No overnight guest visitors permitted unless permission given and guest has paid overnight visitor guest fee. If determined guest permitted visitor(s) to stay overnight without paying additional fee, guest shall be charged a $200.00 unauthorized guest visitor fee per visitor per night and Guest may be ordered to immediately vacate (Evicted) property and forfeit remaining reservation nights and Security Deposit.
•Guest is not permitted to touch, attempt to adjust, configure, or attach any device\cable to any of our TV’s. $35.00 service charge to re-configure each TV found not operational with TWC remote upon Guest check out.
•Use furniture and appliances eating ware for what they are intended for, do not use forks, spoons, knives as screwdrivers or bottle openers, Interior furniture, wooden dining chairs, leather bar stools is NOT permitted to be taken outside. Any sign of having occurred, Guest will be charged $50.00 "weathered charge" per item found to have been taken outside. (There are extra outdoor chairs located near storage box.)
•NOTICE - Guest's dog may not be left unattended on property for any length of time when guest is not present. ZERO TOLERANCE.
•Guest Dog is not permitted to (urinate or defecate) anywhere on our property. Any sign of this having occurred (odor of, or presence of Urine or Pet waste) will result in Guest security deposit being charged $150.00 clean-up fee.
• EXCESSIVE DOG BARKERS: Guest is required to keep their dog from barking excessively. (If your dog will bark when a car drives by, or a person walks out front, or your dog hears a noise,) this IS NOT THE PLACE FOR YOU. Guest will be notified of excessive dog barking complaints and will be required to remove dog from property.
•Guest Visitors are NOT permitted at any time to bring any animal\pet onto our property. This violation will result in Guest security Deposit being charged 250.00 pet fee for each day animal found to have been present on property.
•Guest not permitted to flush anything in our toilets other than human waste and the provided toilet tissue in bathrooms. Under NO circumstances may any form of Feminine Hygiene product material be flushed in our toilets. ANY TOILET\SEWER LINE CLOG FOUND TO BE CAUSED BY FEMININE HYGIENE MATERIAL WILL RESULT IN GUEST SECURITY DEPOSIT BEING CHARGED FOR PROFESSIONAL SEWER\TOILETS LINE CLEARING.
•Turn off all lights, TV’s when leaving the house.
• Do NOT attempt to or remove ANY window pane, or window screens. Any damage found to either will result in guest being charged for replacement.
•Keep patio door closed at night and when not on property. Rodents\Insects will enter.
• DO NOT leave any food uncovered, out on counters or outside overnight. It WILL attract insects or rodents.
•Guest is not permitted to play any form of portable external speakers or stereo on our property. Only 1 warning given then eviction.
•GUEST required to perform “GUEST Departure checklist” prior to departure.
• JACUZZI USAGE: ALL GUESTS are REQUIRED to shower off PRIOR to entering our Jacuzzi. There is a Hot\Cold outdoor shower with body wash provided adjacent to the Jacuzzi for this purpose. ** We cannot stress this enough***. Remove ALL BEACH SAND, OILS, LOTIONS, HAIR SPRAYS, BODY DEODERANTS, DIRT, SWEAT PRIOR to entering Jacuzzi or you will contaminate it requiring service. As per rental agreement, if Jacuzzi neglect\abuse is determined to occur do to above, GUEST will be charged for cleaning service.
• Keep Jacuzzi covered when not in use.
**GUEST Departure checklist **
•Guest must remove ALL trash from the home (food waste, personal trash, bottles, paper, etc) and place in plastic bags and place in appropriate trash receptacles outside driveway. Recycles MUST go in blue container, BROWN container all NON recyclables. USE PLASTIC BAGS PROVIDED. DO NOT THROUGH TRASH ITEMS INDIVIDUALLY IN TRASH\RECYCLE CANS.
•Place all dirty\used dishes\glasses\utensils in dishwasher. (NO PLASTIC GLASSES\CUPS IN DISHWASHER.)
• DO NOT remove sheets from beds. Cleaning staff required to remove.
•TRASH CANS COLLECTION – If Guest staying over SUNDAY night, Guest is required to place BROWN and BLUE Trash cans out for collection at the curb on SUNDAY nights for Monday 06:30 am collection.
•Close and lock all doors and gate whenever leaving property.
•Uneaten food and fridge food may be left for cleaning staff and will be appreciated.
• Turn off ALL electrical lights, fans, A\C, Heat, TV’s when not in property. And when departing.
•Rates subject to change without notice. Rates quoted are not guaranteed until reservation is booked and 100% paid.
• Internet reception can be sporadic after 6:00PM as internet traffic increases 60%. Owner not responsible for any Internet\Cable broadcast issues.
• Due to being located in quiet residential area, GUEST is REQUIRED to vacate ALL outdoor areas and Jacuzzi promptly by 10:30 PM.

Please be aware of these House Rules as they are part of your Rental agreement and as we entrust our home to you during your stay, we REQUIRE you to observe and follow our HOUSE RULES.
GUEST agrees to read and become familiar with all House Rules
By accepting reservation, Guest agrees to adhere to all House Rules.
House Rules that state - VIOLATION may be subject to eviction and or financial penalty.
•SMOKING IS NOT PERMITTED ANYWHERE ON OUR PROPERTY. (This agreement defines PROPERTY as “Where the sidewalk ends and Driveway begins”) (INTERIOR, EXTERIOR PATIOS OR DRIVEWAY). Any sign of smoking having occurred on our property ( odor, any form of smoking\vaping material) found on property will result in Guest being ordered to vacate (evicted) premises immediately and shall forfeit all remaining reservation nights and forfeit Security Deposit. If (odor, any form of smoking\vaping material) found upon Guest departure, Guest will forfeit Security Deposit.
• Only 1 vehicle is permitted to use driveway.
• Vehicle must be parked on cement driveway only. (do not park
on side gravel area, there is above ground water irrigation lines present.)
• PATIOS'\JACUZZI CLOSE AT 10:00PM: GUEST MUST vacate both patios and Jacuzzi by 10:00PM promptly. We have a ZERO tolerance for violation of this rule. Property is monitored, Any noise complaints received due to Guest found on patio's or in Jacuzzi after 10:00PM, Owner may order Guest vacate premises immediately, forfeit all remaining reservation nights with no refund being given, and loss of security deposit.
• Guest is to keep all noise levels at all times at a level as not to cause nuisance noise to surrounding homeowners. In event of noise complaints received, Guest will be notified and will be notified of Nuisance Noise complaint and demand for all noise to cease immediately. Upon 2nd noise complaint during Guest stay, Guest shall be ordered to vacate premises Immediately, forfeit all remaining reservation nights with no refund being given and forfeit security deposit. (Enjoy yourself but please be respectful of neighbors by keeping noise at respectable levels)
• JACUZZI CLOSES 10:00PM - GUEST IS REQUIRED TO Exit Jacuzzi and side patio by 10:00 PM PROMPTLY. The adjacent home next to patio is owner occupied and they are awakened by even conversations on the patio as their bedroom is right next to the patio. Please BE RESPECTFUL OF THE LOCALS.... EXIT THE PATIO\JACUZZI BY 10:00PM. We don't desire to evict you but absolutely will if you violate this house rule.! ZERO TOLERANCE.
• Guest shall not allow more than total of (8) people (Guest’s and Visitors combined) to be on the property.
• NO OVERNIGHT GUEST VISITORS. This House Rule defines a overnight VISITOR as a Guest Visitor found on the premises at or after 11:01 PM. If Guest allows Visitors to remain on premises ( past 11:01 PM ), Guest is violation of this House Rule and Guest Security Deposit shall be charged $200.00 per night per unauthorized Visitor and GUEST may be subject to Immediate eviction, termination of reservation, forfeiting all remaining reservation nights with no refund given and forfeiture of Security Deposit. PROPERTY IS MONITORED. ZERO TOLERANCE.
• NO VISITOR DOGS PERMITTED ON OUR PROPERTY AT ANYTIME. Any Visitor pet found on the premises or evidence of having been on the premises shall result in GUEST being charged $200.00 fee per occurrence\Day\Night and GUEST may be ordered to vacate premises immediately and shall forfeit all remaining reservation nights with no refund being given and pay owner a unauthorized pet fee of $750.00 or equal to GUEST security Deposit. ZERO TOLERANCE. PROPERTY IS MONITORED.
• DO NOT NEGLECT\ABUSE OUR JACUZZI - ALL Guests must shower off prior to entering Jacuzzi. This is required to preserve the sanitary condition of our Jacuzzi so you can enjoy a clean Jacuzzi for the duration of your stay. ( Sand, dirt, Sweat, waxy hair products, under arm deodorant, hair spray) all cause thick dark scummy film to build at the surface requiring Jacuzzi cleaning at GUEST EXPENSE. Our Jacuzzi is professionally managed and was prepared clean and sanitary for your arrival usage and we require Guest’s to treat our Jacuzzi in a sanitary way. Guest is REQUIRED to remove any and all ( Sand, oils, lotions, dirt, Sweat, waxy hair products, under arm deodorant, hair spray) PRIOR to entering our Jacuzzi. If during post guest departure Jacuzzi inspection it is determined Guest neglected\abused Jacuzzi and any Sand, dirt, food, debris is found, Guest will be charged for professional cleaning service. Guest will read and comply with all Jacuzzi placard signage posted above Jacuzzi. Abuse of Jacuzzi will result in additional cleaning service charge. Draining, Cleaning, Re-filling 550 gls water and cost of heating -$350.
• Guest is not permitted to Turn Jacuzzi off or lower\reduce temperature below 90F. The Jacuzzi is NOT to be used for nor intended to be used as a swimming pool with low temperatures. If Jacuzzi temperature is found to be be lowered to, or temperature is found to be registering at 90 degrees F OR BELOW upon guest departure check out, Guest will be charged $100.00 re-heating fee which will be deducted from security deposit.
• No food, snacks or glass allowed in Jacuzzi. $125.00 cleaning fee if any found.
• Guest must keep Jacuzzi covered when not in use.
• NO NUDE bathing, No nude or lewd behavior tolerated in our Jacuzzi.
• Children under 10 not permitted to be in Jacuzzi without adult present outside at all times.
• Children under 10 not permitted to touch, operate, or tamper with the Jacuzzi Control Panel.
• Guest is not permitted to touch, attempt to adjust, configure, or attach any device\cable to any of our TV’s. $25.00 service charge to re-configure each TV found not operational with TWC remote upon Guest check out.
• Interior furniture, wooden dining chairs, leather bar stools is NOT permitted to be taken outside.
• NO UNATTENDED DOG: Guest is NOT permitted to leave dog unattended on property. Violation of this shall result in $100 penalty fee per occurrence and Guest may be ordered to vacate premises immediately and shall forfeit all remaining reservation nights with no refund being given ZERO TOLERANCE. PROPERTY IS MONITORED.
• Guest Dog is not permitted to (roam, urinate or defecate) anywhere on our property. Any evidence of this having occurred (odor of, or presence of Urine or Pet waste) will result in Guest security deposit being charged $150.00 clean-up fee.
• Guest Visitors are NOT permitted at any time to bring any animal\pet onto our property. This violation will result in Guest security Deposit being charged 200.00 pet fee per dog for each day animal found to have been present on property.
• Guest not permitted to flush anything in our toilets other than human waste and the provided toilet tissue in bathrooms. Under NO circumstances may any form of Feminine Hygiene product material be flushed in our toilets. Any evidence of Toilet\Sewer line clog found to have been caused by anything other than toilet tissue WILL RESULT IN GUEST SECURITY DEPOSIT BEING CHARGED FOR PROFESSIONAL SEWER\TOILETS LINE CLEARING.
• Turn off all lights, TV’s when leaving the house and when departing. If upon post departure cleaning if utilities found to have been left on and deemed excessive, will result in Guest being charged $200.00 for Abuse of utilities.
• Guest is not permitted to bring onto our property or play any portable external speaker system.
• Guest must perform Departure Checklist items during departure.
• Upon Departure, Guest must remove ALL food waste and trash from home and place in plastic bags and place in trash receptacles outside driveway. (Failure to do so will result in a $100.00 Trash removal\odor purging service charge to guests security deposit\credit card.)
• TRASH CANS COLLECTION – If Guest staying over SUNDAY night, Guest responsible to place BROWN and BLUE Trash cans out for collection at the curb on SUNDAY nights for Monday 06:30 am collection. If GUEST fails to place trash cans out for collection during their stay and Guest has accumulated excessive amount of trash causing next Guest to not be able to use trash cans, Guest will be charged $75.00 special trash collection fee for each trash can required to be emptied for next Guest.
• Please keep all doors closed at night or critters, insects may get in.
• food in fridge may be left and is always appreciated by cleaner staff.
• Close and lock all doors and front gate when leaving property.
