We will be there to welcome you at check-in. After that we are close by and available to assist you if necessary.
Depending on the length of a guest's stay, we might stop by to pick up our mail from our mailbox. If we do, we'll be sure to notify you ahead of time so there's no surprise; we will not need access to the house to do so.
Extended stays of 14 or more days will require mid-stay cleaning (once every 2 weeks); scheduling will be arranged prior to arrival and cleaning will be overseen by us.

TRANSIENT OCCUPANCY TAX (T.O.T)
The City of Los Angeles requires us to pay a 14% T.O.T. per nightly rate for all stays less than 30 days. THIS TAX IS INCLUDED IN OUR NIGHTLY RATE.
Consideration of host's property, and for the neighbors is expected. Please keep noise level at a minimum. Absolutely no loud music or parties/events. Absolutely no smoking anywhere on the property, in front of or around the property, including in front on the street. Any smoking smoking on/at/near property or events/parties held will result in an immediate end to the reservation. Only invitees indicated at the time of booking are allowed in the unit for the duration of your stay; no additional visitors (day/ overnight) without prior written approval from Host.
We allow a 10 minute grace period for Uber drivers or deliveries and have video surveillance in front of the property to monitor all arriving and departing guests. If undisclosed guests are invited by any guest in your party- it is grounds for immediate cancellation.
Please take care of our floors and rugs by removing your shoes upon entering the house. Thank you!
Absolutely no loading or parking in front of neighbors walk ways or garages. Our neighbors will call parking enforcement and have your car towed!!! If we receive a complaint regarding a blocked drive way, gate, walk way or garage, we will deduct $100 from your deposit and gift that $100 to the owner/tenant of that property. Please understand that we have added this to our rental agreement due to complaints from our neighbors, and as a way avoid any issues with parking. Thank you.
Home should be well-maintained for the duration of your stay and looked after with the same care and respect as you would your own home. If you are bringing your pet, please be sure to pick up the poop from the yard and discard in the outdoor trash bin DAILY. Never leave your pet in the unit alone. Pets should not be left outside unattended at any time. Please also keep your pet off of ALL furniture. If we find any pet hair on the furniture we will deduct $50 from your deposit for extra cleaning.
To save energy please make sure and turn off all lights/heating/air conditioning when you leave the rental.
***Please only buy/use septic friendly toilet paper to help avoid issues with the plumbing.
Please lock and secure all windows and doors before leaving the house. Please do not leave windows open when it is raining.
Food and beverages should not be consumed in any of the bedrooms. Please attend to any spills and treat stains immediately. Please make sure to use coasters for beverages to avoid glass rings on wood surfaces.
If using the outdoor fire pit, please be sure to completely douse embers when you're finished. If you are using the backyard and fire pit at night, please be respectful of neighbors and keep the noise level to a minimum. Please do not use the fire pit past 8 pm on weekdays and 10 pm on weekends. If you are enjoying the backyard at night, please be sure to bring your conversation indoors by 8PM on weekdays and 10PM on weekends. This will keep our neighbors happy!
Prior to checking out, please strip all of the sheets and duvet covers off of the beds and place on the floor of the laundry room. Please clear out and throw away all of your left over food from the refrigerator and pantry.
Prior to checking out, please do not leave any dirty dishes in the sink or on the counter tops. Place all dirty dishes in the dishwasher and start cycle.
Prior to checking out, please place ALL recyclables and trash in the outdoor bins.
