SHORT TERM RENTAL
RENTAL RULES

1.Smoking is not permitted at any time anywhere in a rental property. Cigarettes smoked outside must be disposed of properly.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.The home is privately owned; the owner(s) are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner(s) are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order. No parking on the grass.
5.Only use appliances for their intended uses
6.PETS are not permitted.
7.There is no daily housekeeping service. It is suggested guests bring beach towels.
8.Tenant agrees to maintain the premises in clean sanitary condition at all times, to commit no waste, to engage in no unlawful conduct therein, and to observe all applicable laws, rules, regulations, and ordinances affecting the premises. In particular, without limitations, Tenant agrees to keep all plumbing fixtures as clean as their condition permits and to use all facilities and appliances in a reasonable manner. Any damages in excess of the security deposit will be the responsibility of the renter and collected to the full extent as provided by law.
9.Tenant agrees to abide by all municipal, state or federal regulations regarding the use and occupancy of the premises, including without limitation, municipal ordinances on noise and overcrowding. Tenant shall immediately notify landlord should tenant be cited for any ordinance violation(s) concerning the use and/or occupancy of the subject property. Should landlord be charged with any ordinance violation(s) based on the actions of Tenant(s), and/or person on the premises through or under the Tenant including, without limitation, Tenants’ family, agents, employees, invitees and guests, Tenant(s) agree to indemnify and hold Landlord harmless for any and all losses he/she incurs as a result of being charged with said violations, including fines or assessments, court costs and reasonable attorney’s fees to defend the same, and agrees that such losses may be deducted from Tenant(s)’ security deposit. The Tenant(s) also acknowledge that violations of the above ordinances by tenants are a breach of the covenants of this lease and are grounds for immediate termination of the lease which could result in eviction. We have a ZERO TOLERANCE POLICY for unruly behavior!

Awesome place right near Thames street. Clean, spacious and even well-stocked with toothpaste. Perfect for two couples visiting Newport for a weekend. Combined with great communication from the host, this place made for an easy and relaxing trip.

Beautiful, clean home with a newly redone kitchen which we fully took advantage of. Great location to walk anywhere! Right of Thames street and many restaurants.

Sandi's place is amazing! The kitchen was recently renovated and it made our vacation that more luxurious! The bed was extremely comfortable and the house has everything you could ever need! The wine and coffee were great touches!

What a beautiful home! The location is perfect, just steps away from Thames St. Parking can't be beat. The house is clean and very comfortable. We loved our stay and would definitely stay there again! Sandi and Maria were wonderful hosts.

Great place right in the heart of downtown. Lots of shops and restaurants nearby. The house was very clean and charming. We had a great stay. No complaints!

Welcome to Newport! We LOVE Newport and Rhode Island and we're happy to have you come see this beautiful city. Sandi is a great cheerleader for the area, having lived in the mid-west (Oklahoma) and the south (South Florida) for a period of 14 years. Sandi grew up in Newport, graduating from the local public school system and the University of Rhode Island before heading to Oklahoma for Law School.
