Rental Rules:

During school Summer holidays we only book from Saturday to Saturday.
No smoking.
We allow well behaved PETS; we just ask that you don't allow them on the furniture or in the communal areas. Mount Wise parking and gardens are next door to exercise dogs.
No stag or hen groups or similar, of 4 or more are permitted.
No groups of under 25yrs are permitted.
This is a NO SMOKING property.
SECURITY/RESERVATION DEPOSIT - Please consult your booking agent for details of how this is included/refunded. Your £250 return is based on the following reasonable requests:
No damage is done to property or its contents, beyond normal wear and tear.
All rubbish and recycling are placed in appropriate bins and soiled dishes are placed in the dishwasher and cleaned.
The key is left in the key safe and property is left locked.
No linens are lost or damaged.
No arrivals before 3.00pm or departures after 10.00am.
No loud noise is audible from the property after 10pm or complaints received from neighbours regarding behaviour.

MAXIMUM OCCUPANCY – The maximum number of guests is limited to five persons.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property.

PARKING – There is one designated space in the secure underground car park labelled No.6. There is no other parking available on-site, however there is a public pay and display car park next door. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
WATER - DO NOT FLUSH anything other than toilet paper. No feminine products or nappies should be flushed at any
time.
We recommend you take out travel insurance for your trip.

The host was amazing. We found a real cream tea time for all of us. It was really lovely and we found milk and jam. The house is just amazing and really comfortable. We had a terrific time there. Thank you Ale&Deborah

We were super impressed with the apartment and will definitely recommend Patrick and Avis as hosts to family and friends! On arrival we made the mistake of trying to open the wrong key safe and in a slight panic as we were tired and cold, called both of them and had an immediate response and solved the issue. Patrick was super friendly and helpful. In the apartment we were greeted by fresh flowers and cream tea supplies. That was just the icing on the top. The apartment was immaculately clean and tidy and we felt at home immediately. Sadly we didn't make it to 'The Break' to meet our lovely hosts, but we so enjoyed our stay, it was the perfect base for our Cornish adventure. Thank you so much for having us, we will be back! Sarah and Rachel

The location is perfect for everything Newquay has to offer - and that is so much. The flat is perfect for one or two couples who want to enjoy everything Cornwall has to offer. The flat's amenities are ideal for longer self catering stays. The high street is a minute walk away and all the nice places to eat, drink and do sports are within walking distance.

Excellent stay in this apartment with lovely finishing touches! We had a great time using this apartment as a base to explore, walk and surf (Had an awesome lesson with Fistral surf school too!) would definitely stay here again. Thank you!

Beautiful apartment, as is what it looks like in the pictures. Fantastic that we were allowed to take the dog, great private underground parking. A short walk into town. Arrived to scones and everything needed to make a good cup of tea after a long drive. Very clean and homely. Avis easy to contact... and The catch Restaurant absolutely delicious food with a 10% discount.
