3. Duties of the Parties.
3.1 Condition of Property. Guest shall leave the property as it was when they arrived. House cleaning is given before check in. Nevertheless, it will be the responsibility of the Guest to leave the Property and house in the same condition as upon check-in. Guests will be responsible to leave any used dishes, utensils and appliances clean/washed when leaving the house. All trash is removed and discarded. A minimum cleaning fee of $50.00 for required cleaning work will be charged if the premises are not left in the same condition as upon check-in.
3.2 Repair of Property. Homeowner may enter premises in order to inspect the property or make repairs if needed.
3.3 Smoking. Guest understands that the rental unit is a non-smoking unit, and agrees to smoke only in the outdoor designated smoking areas.
4. Obligations of the Parties.
4.1 Lost and Stolen Items. Homeowner is not responsible for lost or stolen items.
4.2 Incidental Charges and Damages. Guest will pay for incidentals and damages such as cleaning services and any damages to the property or its contents, including towels and sheets that are damaged beyond repair.
4.4 Guests will only use the assigned parking space for Unit 4. There is a $50 penalty if violated, enforced by the building.
4.5 Guests will have no parties.
4.6 Guests will be removed from the apartment in the case that the Homeowner has receives an official noise complaint. The first noise complaint received will be grounds for removal; in this case, the lease for 1550 Ave Ponce De Leon, Unit 6, becomes null. (1550 Ave Ponce De Leon is a tranquil building.)
4.7 Should Guests’ behavior necessitates eviction (including a complaint of excessive noise, report of indecent behavior, any indecency in the common areas, any full or partial nudity in the common areas, breaking any of the building rules for short-term guests, etc.), prepaid rents, deposits and purchases shall be considered earned and therefore be retained by Homeowner.
