Our updated vacation home is perched on a hillside with breathtaking mountain views! The home is ideal for two couples or a small family who are looking for a peaceful getaway at a stylish chalet with all the modern conveniences.

Enjoy extraordinary PANORAMIC views of the mountains and ski slopes at our renovated 1960s chalet! The space is small at 1000 sf, but the open floor plan upstairs, large windows, and vaulted beam ceilings bring nature indoors. Throw a log in the stone fireplace, stare out the window at the incredible views, and enjoy eachother's company. At night, star gazing from the deck will take you away. Enjoy cooking in the modern kitchen or do some grilling on the deck while breathing in the fresh mountain air!

2 small bedrooms are downstairs, where they stay toasty and warm due to central heating. Bedroom 1 has a queen memory foam mattress and a log frame bed. Bedroom 2 also has a queen memory foam mattress on a log frame bed, and an additional twin roll-away bed stored in the closet to sleep a 5th person in a pinch. There is one jack-and-jill bathroom downstairs that is shared between (and accessed from) the two bedrooms - the layout is odd because one bedroom is closer to the sink and shower, and the other bedroom is closer to the toilet and laundry, but a door separates the two areas so both rooms have access. Upstairs there is also a full bathroom with tub next to the living room. There is a sectional sofa that is probably more comfortable to sleep on than the rollaway bed if you have a 5th guest. Please note this house does not have air conditioning - AC was not typically installed in 1960s mountain cabins as it's rarely hot enough, but for the warmer summer months you can stay cooler by using our provided fans and opening windows to take advantage of the natural cross breezes from our hilltop.

Features: Flatscreen 4K Roku Smart TV and Smart BluRay player accessing our personal digital movie library as well as your accounts with Netflix, Hulu, Prime etc. The kitchen is fully stocked with cooking supplies and utensils. Linens and towels are provided. Other features include charcoal BBQ grill/smoker, wood burning fireplace, washer/dryer, microwave, dishwasher, wireless high speed internet, DVD & VHS in one bedroom, speakers for your ipod/computer in living room, board games, playing cards, and foosball table.

Your well-behaved and house-trained pooch is welcome with a $20 pet fee. The front deck is a great perch for Fido to survey the neighborhood and watch the birds and squirrels, but be advised the back yard is not fenced and the neighborhood is sometimes visited by coyotes. Don't leave your pet unattended.

The steep uphill driveway can park 2 cars in tandem, provided they can all fit. At 108" wide between wall and railing, it is difficult for full size trucks and SUVs to maneuver and unload. For midsize vehicles up to 74" wide, it's a tight fit but doable. 4wd recommended and low clearance vehicles not recommended due to steep approach from street. Ask if you're unsure whether your car will be suitable. 1 vehicle can park at the bottom of the driveway before the railing starts, but it's a steep walk up with all your luggage.

Your well-behaved dog is welcome with a $20 pet fee for each dog (limit 2 dogs). We just ask that you bring a crate for potentially anxious dogs if they must be left unattended, as we do not have a fenced yard. I'm sorry but we do not permit cats.

Big Bear is a mountain environment. High altitude and arid climate may affect people differently if not acclimated. Staying hydrated is highly recommended. Weather conditions can change rapidly, especially in winter. We cannot honor last-minute cancellations due to weather and road conditions. Always be prepared during winter for possible chain requirements and icy road conditions. In winter, we HIGHLY RECOMMEND you arrive before dark so you can get settled and enjoy a worry-free evening. Guests who arrive late during the winter may encounter long delays and/or icy roads, which can be impassable for some vehicles. 4wd recommended in snow conditions.

Big Bear does not provide curbside trash removal for vacation rentals due to the tendency to attract pests/wildlife when homes are vacant. You'll be required to collect your trash at check-out and bring to nearby disposal site. You'll also be required to wash your dishes to help prevent pests from moving in.

This property is a Licensed and Registered Transient Private Home Rental, regulated by City of Big Bear Lake Municipal Codes. Renter booking the Property is required to sign an Occupancy Agreement, which will be provided by the Host via email after booking is confirmed. Copy of ID shall also be provided to host after booking, matching the name on the guest's AirBnB profile. The occupancy agreement will state the names and ages of all guests. Terms are summarized below:

SECTION I: TERMS
1. Primary Guest booking the property through AirBnB shall be the Responsible Party.
2. Early Check-ins/Late Check-outs not permitted without consent from Host.
3. Total rental cost is due at time of reservation.
4. Security Deposit shall be controlled by AirBnB and will only be charged in the event of damages.
5. Rent and fees shown include required Transient Occupancy Tax.
6. Guests shall abide by all Local, State, and Federal Laws.
7. Guests assume all risks and liability in connection with occupancy of the property, including use of fireplace, bbq, and jetted tub.
8. Homeowners and/or their agents may enter the property for repairs with notice provided to renter.
9. Guests may not sublet the property.
10. Cancellations must be made at least 5 days before check-in to be eligible for refund.

SECTION II: CITY RULES
1. Maximum occupancy is 5 people.
2. Maximum number of parked vehicles is 2. Parking permit must be displayed on dashboard, to be provided by host.
3. On-street parking is prohibited. Vehicles must be able to park on driveway.
4. Be respectful of neighbors. Quiet hours are from 11pm -7am.
5. All trash must be taken to nearby disposal site at 41974 Garstin Rd.
6. Residential use only. No weddings, receptions, conferences, filming, or other use prohibited by City Codes.

SECTION III: HOUSE RULES
1. Only registered guests may have the door code. Guests may not share the door code with anyone else.
2. Smoking is prohibited.
3. Candles are prohibited. Fires are only allowed in the fireplace or BBQ. Never leave the fireplace or BBQ unattended. Use fireplace screen at all times.
4. Do not remove the plug-in emergency lights unless there is a power outage. Replace after use.
5. No illegal downloads using provided internet service.
6. Wash all dishes before check-out or start the dishwasher. $25 fine.
7. Remove trash at check-out. $25 fine.
8. Remove all pet waste at check-out. $25 fine.
9. Lock all windows and doors when leaving property.
10. Guests will be responsible for replacement/repair cost of any damages incurred to property.
