Private, clean, and spacious basement studio apartment. The apartment is furnished with many antiques to fit with the period of the home (Denver Square, built in 1896). Apartment includes bedroom, living/dining area, kitchenette (mini-fridge, microwave, blender, coffee pot, dishes, and silverware), and a full bath with a claw foot bathtub and Elizabethan hand held shower. The apartment features a queen size bed with a Doctor's Choice Pillow Top mattress. Please read my entire listing before booking, including the house rules. I am very thorough in my description of the apartment and expectations of guests.
While I generally don't book Monday and Tuesday, I am willing to make an exception for longer stays (4 days or more) if you have good prior reviews. Just send me a message.
This is a historic home and the basement has lower ceiling heights than what is standard in newer buildings (approx 6'4"). Please take this into consideration before booking your stay, if you are over 6 feet tall.
An electronic lock is installed at the entrance (see house manual). The code is changed for each guest.
Check-in is 4 pm and check-out 10 am. Because I frequently have back to back bookings, I do not allow early check in/late check out, due to the fact that I need time to clean the apt and launder linens before each arrival.
I can sometimes arrange to hold your luggage after check-out, if you are staying in Denver for the day, however this isn't a guarantee. Please speak to me about it in advance of your trip.
We are respectful of your privacy, however we are happy to give you tips on great places to go or how to get around town.
As of Jan. 1 , 2017 the city of Denver passed a law that requires all short term rentals to collect a lodging tax of 10.75% (this is the same tax paid at hotels). Because airbnb has not allowed for Denver's tax to be collected as a separate line item during the booking process, it will need to be collected in cash at check-in (I will communicate the proper amount to you prior to check in).
While I have pooches upstairs, they are never allowed in the apartment. I also use an air filter that removes pollen and pet dander from the heating and air conditioning supply.
While I allow longer term bookings (just ask), please be aware that for bookings over 2 weeks, I may need occasional access to the laundry and HVAC system for maintenance (monthly filter changes, annual cleanings, etc.), which I will attempt to work out with you in advance. I also reserve the right to enter during emergencies (smoke alarm going off, etc), but will attempt to contact you prior to entering.

Each of these rules have come about due to past issues. Please remember that you will be staying in a home, not a hotel. Thank you in advance for being clean and respectful of my home and furnishings.
-NO SMOKING OF ANY KIND INSIDE this includes cannabis & vaping. A failure to abide by this rule will result in forfeiture of your $300 security deposit and you will be asked to leave. If you are a smoker, you are welcome to smoke outside but please dispose of your butts/roaches properly.
-Please remove your shoes if they are wet or muddy.
-Please turn off the lights and fireplace when you are not on the premises.
-Please ensure door is securely locked when exiting the premises. If you struggle with the electronic lock, message the host.
-I understand that sometimes spills happen, but please clean them up (or notify me and I'll help). If you need cleaning supplies please ask me. Please do not use the bath towels. There are clean rags in the top drawer of the buffet than can be used to wipe up spills.
-The shower curtain ring was not designed to hold human weight please do not use it for support to get in and out of the tub.
-Before turning on the Elizabethan hand shower, please have it securely in your hand, the water pressure is strong and can blow it out of the cradle and break it.
-No unexpected guests. I am reasonable about any changes as long as you talk to me about it in advance.
-The homeowner is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The homeowner is not responsible for the loss of personal belongings or valuables. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises.
-If you would like to borrow an outdoor blanket to attend a concert or picnic please ask, do not take the bedding or towels.
-This goes without saying but please don't leave with anything more than you came with no matter how small or insignificant it may seem (cork screw, hangers, etc...).
-If you plan to rent or bring bicycles you are welcome to lock them to the covered front porch, but please don't haul them in and out of the house (to avoid scuffing the walls/floors and tracking in mud/debris).
-I care about your comfort and try to keep noise levels in mind. However, please keep in mind we live upstairs and you may occasionally hear us "living". We try to keep noise levels down after 10:30 pm and ask the same of our guests.
