With amazing lake view, equipped with Wi Fi, outdoor patio, children playground, it is a perfect solution for large groups who want to visit the Como Lake.

The villa of about 700 square meters is on two levels and can hosts up to 11 guests and plus 1 or 2 baby and it is as follows:

Villa Silvana, which was the summer residence of Queen Margherita of Savoy, can also host events and ceremonies of great refinement.

How to reach Bellagio
By Train
-Milan Central Station - Sondrio - stop in Varenna
From Varenna to Bellagio you need to cross the lake by boat or ferry.
-Milan Central Station - Sondrio - Stop Lecco.
To reach Bellagio you can take a bus that leaves from the square of the railway station.
- Station Milano Nord Cadorna to Como.
From Como to Bellagio:
Bus – travel time: 1 hour and 10 minutes.
Hydrofoil - travel time: 45/50 minutes.
By Car
Bellagio is located 75 km from Milan, 29 km from Como and 20 km from Lecco.
From Milan there are two possibilities: the first is to follow the highway to Sondrio and Lecco first exit following signs for Bellagio; the second is to use the motorway A9 Milano-Lugano and exit at Como.

Terms and booking conditions

Lease – Prices
The lease is carried out in the name and in favour of the property’s owner with the exclusive and sole object of tourist tenancy and according to the rates indicated in the price list of KlabHouse.
All of the houses are furnished with fitted kitchen or with equipped kitchen corner (crockery, pots, fridge). In the description of each single accommodation unit it is stated which electrical household appliances (TV, washing machine, dish-washer, etc.) are available.
Please, notice that the accommodations mostly belong to different private owners and therefore have their own different features. Because of this it is better to point clearly out any particular requirement of yours at the very same moment of the reservation and in any case, these specific requirements must be pointed out before your acceptance of the contract and put down in words in the proper “booking form”.
Domestic animals are usually not allowed into the accommodations except for some properties: in these particular cases their presence will be permitted only upon your previous specific demand and only after a subsequent confirmation on the part of KlabHouse.
The tenancy rates are meant to be per accommodation unit and inclusive of water, electricity and gas consumptions. Possible cot for babies and possible additional bed for adults (if available and previously requested at the moment of the reservation).
Not inclusive in the tenancy rates (except for different indications reported in the price-list) are:
• final cleaning;
• bed linen and towels
• possible expenses for the heating and/or for the air-conditioning (if available);
• use of infrastructures and/or services (e.g. resort animation, hire of sunshades, etc.) if reported in the single description of the accommodation unit with the diction “extra”.
• Local tourist taxes are not included in the price and shall be borne by the customer and paid directly to the owner or administrator on site.

Check in/out
Check in and check out times are in the reservations confirmation
Any alterations concerning the arrival and departure times must be previously arranged with the key-holder and at any rate subordinated to his/her acceptance. No reimbursement is provided for in case the holiday-maker anticipates or delays his/her arrival.
Holiday-maker need to leave the property at the expiring date of the contract

Number of Guests
Only the people whose name is indicated in the “accommodation voucher” of KLABHOUSE will be allowed to occupy the property. Any possible substitution of people during the term of the stay will be permitted only if previously agreed with KLABHOUSE. The number of guests (adults + children) cannot be bigger than the number you stated at the moment of your reservation and at any rate cannot outnumber the sleeping capacity indicated in the description of the accommodation unit present on the internet site. In the total number of people in party only one child no older than 3 years will not be counted. The key-holder may forbid entrance into the accommodation to those people in excess.

Formalities At The Arrival – Safety Deposit
Please, 2-3 days before your arrival date give a call to the person in charge for the check in, in order to advise about your estimated arrival time and to arrange and/or confirm the modalities concerning the delivery of the reserved house. At his/her arrival the holiday-maker has to show the ID of all the guests and leave to the key-holder a safety deposit in €, equal to the amount indicated in the description of the accommodation unit. The key-holder – might it be the tourist-real estate agent’s office, the property’s owner personally or one person in charge of his/her – can refuse entrance into the accommodation to the holiday-maker if this last does not leave a safety deposit at his/her arrival. Please note the deposit must be paid with a credit card for guarantee. This very same safety deposit will be refunded at the end of his/her stay – after the inventory check has been carried out contextually to the redelivery of the lodging to the key-holder – and upon deduction of any possible damage caused to the lodging itself.

Cleaning And External Maintenance
All of the lodgings will be delivered in clean and good conditions and basically the final cleaning is inclusive in the tenancy price. Notwithstanding this the holiday-makers have to redeliver the lodging as in order and tidy as at the moment of their arrival and get rid of the trash. Should the lodging not be redelivered as in the above written conditions the key-holder –the property’s owner personally or one person in charge of his/her – can deduct up the supplementary cleaning expenses from the safety deposit left at the arrival.
Besides, the key-holder – may have free access to the property in order to perform the necessary operations of maintenance (garden, swimming pool and so on).

Behavior Rules

The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10:30 PM and the noise should be kept to a minimum.

2. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents.

3. Tenant agrees not to access the “owner’s closet”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults.

4. Tenant is advised that if the property contains a gas stove and cooktop, gas heating, gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood.

5. Tenant agrees that doors and windows shall be closed when either heat or air conditioning ( where there is) is in operation to prevent mildew.

6. Tenant MUST keep always the shutters attached to the wall any time if not close, in case of strong wind or storm tenant has to keep close and open only partially. Any damage will be deduct from the deposit.

7. Tenant MUST respect the area assign to this unit specify in the floor plan in the unit.

8. NO GLASS or FOOD allowed in the pool area (in case there is the pool)

9 The Tenants shall pay for any damage done to the premises over and above normal wear and tear.


Cancellations – Changes
In case of cancellation it will stand the cancellation policy which refers to the date of booking.
If cancellation arrives after the date scheduled, the balance due will be charged to the credit card.
Changes of term or accommodation are considered as cancellations and therefore – in such cases – the pertinent penalties will be enforced anyway. 24 hours elapsed from the failed arrival without any communication sent to Klabhouse the lease will be automatically rescinded.

The villa was located in a nice neighbourhood, easy access to Bellagio and into supermarkets. The property is beautiful, with some outdoor activities for toddlers and a billiard table (inside) for grownups. It has a great kitchen. The owners also answered some requests we had (a swing for our toddler to use and more umbrellas for the pool), which was helpful. All in all a very positive experience.

Superbe propriété très agréable à vivre, disposant d'un mobilier de qualité. La situation géographique (très calme) permet de profiter de la beauté de Bellagio et du Lac de Côme, et de disposer des commerces de base (et de qualité) dans un village proche. Le personnel, très serviable et gentil, présent sur place, ajoute un élément de sécurité supplémentaire non négligeable. La famille (7 adultes et 3 enfants en bas âge) a profité pleinement de ce délicieux séjour. Encore merci à Massimo et à son épouse pour leur disponibilité et leur gentillesse.
