About this listing: Travel back in time at Kinse: 250-year history with modern amenities. The suite spans the 2nd floor, and has AC, soaking tub, wi-fi, Japanese futon bedding, and tatami floors. Easy bike/transit access to all Kyoto sights.

Before booking, please read our entire description carefully to see if the space is a good fit for your needs. Our antique building is suited best to travelers who appreciate its quirks and care about preserving it for future generations.
The building began its life over 200 years ago as an ageya where geisha entertained, and then became a ryokan about 100 years ago. Now we only only take one booking at a time for the second floor suite, and the first floor has a coffee shop and bar. It has been officially recognized as an historic scenic property by the city of Kyoto.
On the first floor, you'll find a western style room with vaulted ceilings and many stained glass designs dating back to the early 1900s. The space houses our coffee shop and bar, which is usually open from 3 p.m. 'til 10 p.m. (closed on Tuesdays and occasionally for special events). Periodically we host concerts and other events in the space--please ask us for details about events during your stay!
Once you climb the stairs to the second floor, the three bedrooms, living rooms, and soaking tub are yours to enjoy after days of Kyoto sightseeing. The atmosphere downstairs is usually relaxed and quiet, so the upstairs remains peaceful for airbnb guests.
The guest space does NOT include a kitchen or any place for food preparation. There are a variety of restaurants within walking distance.
The space does NOT include a laundry facility. There is a small coin laundry about a 5 minute walk from our place.
Large groups please take note: there is only one toilet and one shower.
The guest space includes:
-3 separate tatami mat bedrooms
-1 large tatami mat living room
-Traditional futons for sleeping (set up according to number of guests)
-AC in bedrooms and living room for heating/cooling
-Large bath/shower room with soaking tub
-Western style toilet
-Hot water kettle and tea
-Small combination lock safe
We love hosting and helping our guests make the most of their time in Kyoto. We're always glad to provide recommendations, directions, help with reservations, etc. Just ask!
Guests are also welcome to join us in the cafe/bar space downstairs during business hours of 3~10pm. We don't serve meals but have coffee, tea, light snacks, and a selection of Japanese whisky and other alcohol. There are several local restaurants within a 10 minute walk of our place.
Events at Kinse: We have 2-3 concerts per month in the 1st floor cafe/bar space, often jazz, singer/songwriters, or other instrumental music. Guests are always welcome to attend our live music events for no charge. We ask musicians to finish their sets by 10:00 p.m. which means that all is usually quiet by 11:00 p.m. or midnight. If you have any questions about planned events, just send us a message before booking and we'll let you know what's on the calendar.
Ikebana workshops: Seanacey is trained in Japanese flower arranging (ikebana) and has been certified by the Sogestsu school of ikebana to teach. She offers ikebana workshops in English in the cafe/bar space. For more information, please check our website after booking.
Multi-Use Building: The upstairs space will be yours to use exclusively, but the front entrance and lobby are shared with the cafe/bar. There is also a coffee roaster who comes in most mornings to work in the lobby area. Kojiro's aunt is a tea ceremony teacher who holds tea practices for her students in our building, so you may see her in the lobby sometimes in the mornings and evenings.
-Please understand that our listing DOES NOT include a kitchen.
-We only have ONE TOILET. Please consider carefully if traveling with a large group.
-Each bedroom has its own AC/Heating unit, but the hallways and bathroom are very hot in the summer and very cold in the winter. Please consider if you are sensitive to heat/cold.
-No shoes allowed on 2nd floor (please use slippers in the hallways, socks/bare feet on the tatami mats). Shoes are okay on the 1st floor.
-If you want to bring visitors upstairs who are not included in your reservation, please notify us first. All visitors must be out of the building by 10:00 p.m.
-There are sometimes events or concerts in the cafe/bar space (3~4 times per month). If you stay upstairs, you are welcome to come to our public events free of charge. Events/concerts usually finish by 11:00 p.m.
Kojiro spent most of his school days in Tokyo but moved back to his hometown, Kyoto, 10 years ago and is now running the cafe/bar. Seanacey is originally from Portland, Oregon and teaches flower arranging.
We met in 2006 in the States and got married in June 2013. We look forward to welcoming you to Kyoto!
