The guest has full access to the entire floor. Upstairs living area is occupied by one working professional. The only common shared area is the drive way.
I live in the upper unit. The two units are completely separate. Interaction with guest is only on need basis. The only shared area is the driveway.

Keep the place clean and treat it as you would treat your own home.
Turn OFF lights, appliances and AC before leaving premises.
This is a family neighborhood. No loud noises, no smoking and no drugs. Pets are not allowed inside the unit.
Overnight street parking is not allowed. There is assigned parking in the drive way for ONLY ONE car.
1. RULES AND REGULATIONS:
A. People other than those listed in the Occupancy set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
B. Tenant agrees to keep the property and all furnishings in good order
C. Tenant agrees to only use appliances for their intended uses
D. Tenant is prohibited from adding, changing or in any way moving/altering the furniture and/or appliances
E. Tenant is prohibited from adding, changing or in any way altering locks installed on the doors of Premises without prior written permission of Landlord. If all keys to Premises and Property are not returned when Tenant vacates Premises, Landlord may charge a re-key charge in the amount of USD 25.00 (twenty five dollars) per key.
F. Motor vehicles with expired or missing license plates, non-operative vehicles, motor vehicles leaking oil, boats, trailers, RVs and campers are not permitted on Property. Any such vehicle may be removed by Landlord at the expense of Tenant for storage or for public or private sale, at Landlord’s option, and Tenant shall have no right or recourse against Landlord thereafter.
G. Parking is limited to ONE vehicle. Vehicles are to be parked in the driveway only. Overnight parking on the street is not permitted. Cars parked on premises should always display a valid and current registration. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
H. Electrical outlets on the premises may not be used for charging vehicles.
H. No nails, screws or adhesive hangers may be placed in walls, woodwork or any part of Premises.
I. Pets are NOT allowed
J. Smoking is NOT allowed inside the Premises or within 10 feet of the Premises.
K. Tenant shall not, on or in Property, improperly dispose of motor oil, paints, paint thinners, gasoline, kerosene or any other product which can cause environmental contamination on or in Property.
L. Tenant agrees to keep the Premises locked and reasonable secure at all times.
M. No waterbeds are allowed in Premises
N. No space heaters or window air conditioning units shall be used to heat or cool Premises except with the written consent of Landlord.
O. No window treatments currently existing on any windows shall be removed or replaced by Tenant without the prior written consent of Landlord.
P. No furniture, appliances or other items, as listed Move-In, Move-Out Inspection Form, currently existing in the Premises and Property shall be removed or replaced by Tenant without the prior written consent of Landlord.
Q. Tenant shall maintain the noise level from the unit - no loud music or parties.
R. Tenant shall be prohibited from improving, altering or modifying the Property (including painting) during the term of this Agreement without the prior written approval of the Landlord. Any improvements, alterations or modifications approved by Landlord shall be deemed to be for the sole benefit of Tenant and Tenant expressly waives all rights to recover the cost or value of the same. Any improvements, alterations or modifications of the Property made by Tenant without the approval of Landlord shall be deemed to be damage done to the Property by Tenant.
S. Any location and means of installation and repair and/or maintenance of any telephone, cable TV, satellite, Internet or data wiring and/or systems are the sole responsibility of Tenant, but must be approved in writing, in advance, by Landlord. Landlord does not warrant and shall not be responsible for any portion of any telephone, cable TV, satellite, Internet or data wiring and/or systems serving Property that was ordered and installed by the Tenant.
5. SPECIAL STIPULATIONS.:
1. Insurance: The unit is privately owned. The Landlord is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Landlord is not responsible for the loss of personal belongings or valuables of the Tenants, Occupants or their invitees, guests, licensees or contractors. By accepting this reservation, it is agreed that all Tenants and Occupants are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Tenant is advised to purchase renter’s insurance and medical insurance for their own protection.
2. Housekeeping: There is no housekeeping service. While linens and bath towels are included in the unit, maid service is not included. We suggest you bring picnic/beach towels. We do not permit towels or linens to be taken from the Premises.
3. Garbage: The Tenant is responsible for garbage disposal for the unit and for making sure that the unit and all items in it is kept clean. All garbage needs to be put in a garbage disposal bag and kept in front of the garage by 5pm on Wednesday of each week.
