Very nice 120m² duplex apartment entirely renovated and air conditioned, with terrace, on the 3rd floor.

On the first french floor, you will enter a large and wonderful living room space (50m²) with a fully equipped kitchen overlooking the dining room.
With its fireplace and its interior decoration from all over the world, this cosy and warm place will be a place of choice for travel lovers.
In this rental accommodation, each bedroom are equipped with double bed and bathroom. You will find two bedrooms on the first French floor, one with shower and the other one with bath.
Some stairs will take you on the second French floor to the third bedroom with toilet and shower.
Behing a little door, you will discover a wonderful hidden terrasse overlooking the city roofs. A lovely area with olive trees to take a coffee or a typical french breakfast during your trip in Provence.

Located close to the courthouse, near the market place, you will be in the heart of downtown to enjoy your holidays.

We want our guests take care about our apartments and equipments. That's why we invite you to read our rental terms in order to explain you our conditions.

The tenant agrees that the tenancy may not be extended without prior agreement of the owner.
The tenant delares on his honor that he neither does nor will exercise any profession in the premises and that the premises leased hereby are rented to him as temporary accommodation only, these being major conditions in the absence of which this leasing would not have been granted.

The tenant warrants to take the rented premises in their condition on entry into possession as stated in the descriptive statement appended hereto.
Furniture and moveable objects must only sustain depreciation from the normal use for which they are designed. Those that are, on expiration of this agreement, missing or made unusable for a reason other than normal use, must be paid for or replaced by the tenant with the consent of the owner. This clause also applies to paper and upholstery materials and the building in general.
If appropriate, the following will be retained:
a) the value of broken or cracked objects;
b) the cost of washing or cleaning rugs, blankets, matresses, bedding, etc., that have been stained.
The tenant warrants to use moveables and fittings in the rented property for their intended use and in the place that they are located. He formally agrees to refrain from moving them outside the rented premises.
The tenant agrees to refrain absolutely from disposing of objects likely to obstruct drainage, basins, bathtub, bidet, sink, washtub, w.c., etc., in default of which he will be liable to pay the costs occasioned to restore them to service.
On pain of termination, the tenant may not, UNDER ANY CIRCUMSTANCES sub-rent or transfer his rights under this agreement without the express consent of the owner or his agent; he must occupy the rented premises for residential purposes and may not under any circumstances store movables therein, except for linen and small objects.
The premises hereby rented must not under any circumstances be occupied by more than the number of persons stated in the special provisions, without the prior agreement of the owner.
The tenant must allow urgent works to be carried out in the rented premises for maintaining the rented premises and common equipment.
The tenant may not bring any animal into the premises hereby rented, even momentarily, unless authorized by the owner.
If the tenancy is in a building, the tenants will observe as occupants of the premises, the internal regulations of the building, and acknowledge having cognisance of the same. It is expressly forbidden to hang linen from the windows and balconies.
The tenant must, within three days of taking possession, inform the owner of any anomaly noted.
It is a non-smoking area. Prohibition of smoking in the apartment. If this rule is violated : the tenant will have to pay 150 euros.

The owner warrants to place the rented premises at the tenant’s disposal in accordance with the rental description and to observe the obligations herein.

If the owner had to terminate the contract before entering the premises of the customer for any reason whatsoever, he must inform the tenant and refund the tenant of the total amount paid without obligation to relocate.

The owner agrees to insure housing against rental risks on behalf of the tenant, the latter having the obligation to report to him within twenty four hours, any accident occurring in housing, or outbuildings.

We had a great stay! Everything was as represented in the listing. Easy check in and check out. We loved having the roof deck for socializing, the space is open and welcoming, and everything was clean and cozy. We'd definitely stay again!

We stayed for 10 days. Both Lea and Kim were very easy to work with and very responsive - they are hard workers and good at what they do. True professionals. Great spot. Luxurious apartment, well furnished and lovely art and artifacts throughout the house. All the accommodations one needs: kitchen, washing machine, linens, etc. Location is very central, right off a major city square. AC is nice In warm weather and keeps bedrooms quiet. Lovely rooftop terrace. Parking is available only a few city blocks from the apt. Of our 3 airbnb on this trip this was the most "luxe" and most comfortable. We would stay here again and/ or recommend it to friends.

A charming flat in the best part of the old town of Aix. Morning farmers market is just 1 small block away, as are charming cafes, restaurants and great shopping. Nicely decorated and conveniently located, you will feel like you are living in the 19th century. With all that, there are some important caveats -- first, it's on the European 3rd floor, which means the 4th floor for us Americans, up a steep, narrow staircase. No elevator. Second, bring your own soap and shampoo, and for longer stays, you will need to buy extra toilet paper. If you don't mind those inconveniences, you will love this place. Also please be aware, Aix is both charming and chic, it's not a place for tank tops and backpacks, even in the summer heat.

Lea was a responsive and helpful host. The apartment is beautiful and in an excellent location. It is difficult to capture the beauty of the apartment with photos as it is a remarkable gem. We throroughly enjoyed our stay!

Léa et Kim fueron muy atentas y gestionaron cada detalle de la estadía. El departamento es soñado, no puede tener mejor ubicación y es ideal para poder compartir en familia o con amigos. Disfrutamos muchos momentos en la cocina-estar-comedor. Los dormitorios muy confortables. La terraza es una maravilla, tiene vista a los techos de la ciudad y a la famosa Sainte Victoire tan pintada por Cézanne. Pasamos una excelente navidad en este lugar! Muchas gracias!

A home with a warm beat in heart of Aix We haven’t tried to rent an apartment via AirBnB that hasn’t been reviewed before. This time we took to chance – and we couldn’t have picked a better option to do it on this occasion! From the very beginning when we contacted Lea & Kim, we were in good hands with respect to planning, arrival, follow-up & help during our stay and upon leaving the apartment. If the walls in this apartment could talk - we would have been blessed with stories about all the items & collectibles from around the world. We never stopped to discover new bits and pieces during our one week stay. The apartment appears as shown on the available pictures. All rooms were air-conditioned and clean. The roof terrace was especially nice to use early in the morning and the evening – over-viewing parts of the city. Living in the heart of the old part of Aix was a perfect starting point for our walks around this wonderful city. Highly recommended !
