Really, right ON THE BEACH. The patio is less than 10 steps to the sand. Watch the surf from the master bedroom, living room, dining room and kitchen. Lots of privacy, too, as this condo is a corner unit facing away from everyone else. Comfortable, with air conditioning in every room. Convenient, not only to the surf, but restaurants on the beach at Los Perros and Colorados surf breaks. Panga Drops is only 70 meters away. Good internet. BBQ grill on the patio. Full kitchen. PERFECT!


The most private condo on the beach. At the SW corner of the Villas Beach condos, A18 faces the beach on 2 sides, with wide-open views from the master bedroom (on 2 sides! - wake up watching the surf!), living room (on 2 sides), dining room (on 2 sides) and kitchen (yep, out 2 directions). Airy and bright, good luck finding better views.

Being on the ground floor is a real plus, too. No lugging your luggage or boards up and down stairs. Quicker access to the beach. And no palm trees to block your ocean views.

Guests have direct access to great surf breaks in this private development and a 9-hole golf course. There are five restaurants, four bars, two grocery stores and a fully-stocked surf shop. Surfboard rentals available from at least 2 locations. Surf lessons, too.

As much as they want via email or phone. I have a local manager who takes excellent care of the guests. Everyone loves Lindsey, Roger, Seth, Ryan and the rest of the ISR vacation rental management team.


No need to buy groceries on the way in anymore. There are two grocery stores with everything you need, and Manuel will deliver the freshest fish right to your door. Plus there are 5 restaurants and some of them deliver. The condo has a full kitchen with all of the cooking and eating utensils, just in case you want to eat some meals in. We can also arrange meal plans, along with boat trips (surf or fishing) and other tours.

In case you're wondering, you don't need to buy water as we provide 5-gallon water jugs for you, replenished every few days.

And if you're concerned about electricity (yes, it's Central America) don't worry, we have a battery backup system.



This place is absolutely incredible! Clean, cozy, great surf, and steps from the beach! It was the perfect place to grill out with friends (Manuel brings fresh seafood straight to the house!) and watch the incredible sunsets. Check in was easy and Ryan, the on-site manager, was great. We ran out of gas for the grill and he brought a new one over in minutes. We are so sad to be leaving!

This was such a fantastic experience for us! The place was better than we imagined, close to the beach, and very easy to communicate with the owner. I would definitely recommend this for surf and all of the amenities close by.

Michael's place was great. Clean and comfortable. Checking was easy, Ryan (who manages check-ins) was reachable and responsive, and we needed little during our stay. It's a great place to decompress. The house is at the North end of the beach, and at the south end (maybe a 20 minute walk) is the clubhouse and bar/restaurant. It felt very safe walking at night, and friends who live in Managua and know the area said that Iguana is the nicest and safest of the beach communities. A few things to note: - The wifi is good, but the actual internet connection is fairly slow and I was unable to do video conferencing or consistently have VOIP calls (yeah, I know, why was I trying to while on holiday). I don't think this is specifically an issue with the house though as our friends at another house and had the same issue. Just something to keep in mind. - The beach has some thorny branches between the houses and the beach. One of our party got a thorn deeply embedded in their heel (walking barefoot) and since nobody had tweezers (thanks TSA), we had to go to the local clinic and have it removed. The good news is the clinic was only about 20 minutes away by car, and very friendly and helpful for minor medical stuff like this and only cost US$22. There wasn't really any bad news, except that the clinic was 20 minutes away. Bring tweezers if you can. Just in case. - There was drinking water in the condo. I don't remember reading that and brought some unnecessarily. Overall it was a great experience. I hope I get an opportunity to return.
Thanks for the nice review, Justin. Glad you liked the beach condo. You make good points about the wifi, thorns and water. WIFI Yep, it's not the best. I'm heading down in a few days for a few weeks. I work the whole time, but can't always do video conferencing. I end up using (SENSITIVE CONTENTS HIDDEN) audio just to be sure. But it keeps improving all the time, so I'm grateful I can work there enabling me to visit more often! THORNS Yep, again. If you walk along the beach up away from the water and close to the beach houses you will eventually get stuck. And those thorns are long and nasty! I'm sorry your friend got it that badly. Sounds very unpleasant. I'm glad you guys made it to the Roberto Clemente clinic, though. They're great there. WATER Sorry you guys bought and carted in the water. I will update the listing now. FYI - Condos and houses usually have the 5-gallon water jugs for the guests. Hotels don't, though. Anyhow, I will update the listing now. Thanks again!
