This private Spanish style Palm Springs estate sits on a beautifully landscaped property with gorgeous unobstructed mountain views. Enter through a wrought iron gate into a meticulously manicured inside courtyard which is created to allow for the ultimate entertainment experience that we expect in Palm Springs. You are welcomed by a well laid out space with beautiful palm trees, ficus tree hedges, fountains and many areas to relax and entertain.

This beautifully redone home consists of three 2-bedroom, 2-bathroom units which can be perfectly combined to a large 6-bedroom, 6-bathroom, almost 3,000 square foot home which can officially accommodate up to 12 adults comfortably. Besides each unit having its private outdoor area, they share the most wonderful outdoor area in the front of the house. On one side there is a large salt water pool, Jacuzzi, chaise loungers, two-person hammock, and a solar heated outdoor shower. On the other side, you will find two outdoor sofas around a granite top fire pit, an Italian style, up to 20 foot long combinable dining tables, between two palm trees connected by a string of lights, that can seat up to 20 people. Next to it is an outdoor granite top kitchen with BBQ, burners with griddle and sink.

This three unit home is laid out in an L-shaped form, with each of the three units having 2-bedrooms, 2-bathrooms, living room, kitchen as well as its own private outdoor back area, with private BBQ, outdoor seating and lounging. All units are beautifully furnished with West Elm designer furniture, have original artwork, flat screen smart TV's and bluetooth I-homes. All kitchens have custom built cabinetry with stainless steel appliances. All six bathrooms have walk-in showers with pedal sinks and blow dryers. We use high thread count designer linens and towels. All in room closets have luggage racks.

Unit 1:
Offers a large living room with gas fireplace and a very comfortable queen size sleeper sofa. Dining room table seats up to 8 people. It has a 50" flat screen smart TV. The master bedroom has a California King bed with 40" flat screen TV, as well as its own private en suite bathroom. This bedroom also has its own desk/make-up table. The second bedroom has a queen bed and a full size bed.

Unit 2:
This unit has the largest kitchen of the three units with in-kitchen dining for up to 6 people. This kitchen also contains additional items such as a waffle maker and electric juicer, ideal for when all three units are rented together. Adjacent living room has L-shape sofa that converts to a queen bed, a 50" flat screen smart TV and a separate desk for those who need to get some work done. The master bedroom has a Queen bed with door opening up to its own private terrace. It has a 32" flat screen TV and a private en suite bathroom. The second bedroom has 2 queen beds with a 40" flat screen smart TV , and its own en suite private bathroom. This bedroom has an entry both to unit 2 as well as to the outside courtyard.

Unit 3:
The third unit has a gas fireplace, a 50" flat screen TV, and a comfortable sofa that folds out into a full size bed. Dining table seats up to 5 people. This unit contains two master bedrooms. One bedroom has an Eastern King bed, 32" flat screen TV, and opens up with French doors to a private patio in the back with outdoor seating. The other bedroom contains a California King bed, a 40" flat screen TV and en suite bathroom. There is a second bathroom located off the hallway.

The home comes with satellite TV and high speed internet. There is a washer and dryer in unit #3. Each unit comes with two parking spaces, totaling 6. Please note that per new city ordinance no more than 1 car per bedroom for overnight guests are allowed....

This Palm Springs estate is extremely well suited for large families and group gatherings as well as a number of couples with friends looking for a fun filled relaxing weekend. It can be provided as a complete private 6 bedroom resort, or as individual 2-bedroom units.

Some vacation rental properties have created noise problems for their neighbors and consequently the City of Palm Springs has instituted a city wide ordinance for all Vacation Rental properties including ours. The ordinance states: "There is no outside amplified noise (i.e., music, amplified microphones) allowed at any Short Term Vacation Rental property while being rented. It must be fully contained within the property at all times." This would include live bands, DJs, boom-boxes or any other music or amplified sound outside.
The regulation goes on to state that any loud noises, (whistles, screaming, yelling or any such disturbances) must cease by 9:00pm or fines may be levied. Additionally, Vacation Rental Owners will be cited and fined for every instance and will loose their operating permits after three fines. Because of this regulation, we must insist that our renters abide by the rules and to that end, we are allowed to charge your security deposit and/or credit card on file for up to $5,000 if there are noise complaints by our neighbors. Our homes is NOT a "party house". If that is your intent in renting our home, this home is not right for you.

Per the new Palm Springs City Ordinance there are strict limits to the number of overnight and daytime guests that are allowed at each property. The overnight and daytime guest limit numbers are dictated by Palm Springs city law, we have cannot deviate from those numbers. The ordinance permits up to four people per 2-bedroom home for overnight guests, and the daytime limit is the overnight guest limit plus 50%. So three 2-bedroom homes would generally allow 12 overnight guests, and 18 daytime guests (includes the overnight guests). Also, this new ordinance states that we can only have 1 car per bedroom for the overnight guests.

PARTIES AND NOISE: Amplified music is not allowed outside the unit. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. Parties and/or events of any kind are strictly prohibited at the unit. No party or event may take place without prior written permission. For the purposes of this rental agreement, all parts will consider that there is a party inside the unit whenever the number of daytime occupants in the unit exceeds the maximum number of daytime occupants for this unit as specified below in section D. Notwithstanding the former prevision, even if the maximum number of daytime occupants is not exceeded, all other common definitions of a party will be accepted, whenever the noise level inside the unit is beyond what is reasonable accepted as normal. In the event that a non-authorized party or event takes place at the unit, Tenant risks forfeiting up to the entire security deposit in addition to any costs associated with legal remedies that may be necessary. Tenant agrees to keep the noise level inside the unit under respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the unit. Tenant agrees to conform to all provisions and city ordinances per the relevant Municipal Code. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Tenant's credit card in file for up to $1,500 per incident, should any complaint about the noise level inside the unit arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount.
ADDITIONAL OCCUPANTS: If more than the agreed number of overnight occupants as described in the Reservation Summary spend the night at the Unit, or more than double the maximum number of overnight occupants as described in the Units website are at any given time inside the unit, Tenant risks forfeiting part or all of the security deposit.
SMOKING: Absolutely NO SMOKING INSIDE any of our units. Smoking within 25 feet of multi-unit dwellings is prohibited by California law. Our non-smoking policy includes all common areas, patios and balconies. Tenant risks forfeiting their security deposit in addition to any associated cleaning costs. A minimum charge of $250 will apply per reported incident.
FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture.
PETS: Our pet policy varies per property. Pets over 25 pounds are not allowed in any of our properties. If Tenant brings a pet over 25 pounds to the property, Tenant risks forfeiting part or all of the security deposit. Pets weighing less than 25 pounds are allowed only with prior consent and written approval. Applicable pet fees are included in "Reservation Summary" section of this agreement. An additional pet fee and/or pet deposit may be required.
SECURITY DEPOSIT: The security deposit is in addition to the rental amount. The amount returned is also conditional upon all terms of this agreement being met (examples include but are not limited to: violations of our non smoking policy, violations of our no party policy). Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear and will be taken from their deposit.
CHECK IN: Unless agreed differently by the Manager in writing, check-in is any time after 4:00 PM. Manager will send Tenant the instructions for a self check-in in advance, or keys or and entry-code will be provided at property location upon check-in. Keys will not be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession. Once Tenant has checked into the unit or he/she has been granted access, Tenant accepts the condition, size and configuration of the Rental Premises in as/is where/is condition and accepts full financial responsibility per this agreement. If for any reason Tenant considers the Unit as not acceptable, Tenant must notify the Manager immediately, so Manager can attempt to remedy the situation to Tenant's satisfaction.
CHECK OUT: By 11:00 am. A later check-out may be exceptionally granted at an extra cost but only if these two conditions are met: 1. there is no new arrival checking into the property on the day of tenant's departure and 2. the request for a late check-out is made within twenty-four hours prior to the check-out date stated on the agreement. Charges for a late check-out not timely requested will be made against your security deposit for a minimum of the total cleaning fee charge stated on your agreement and a maximum of the nightly rental fee. Please leave all keys, garage openers and such at the location. A $50 per item fee will be charged for each lost key and remote control and a $150 per parking permit fee will be charged for each permit not returned.
CLEANING: Each property will be inspected and cleaned after your departure. The cleaning fee you have paid will cover this. You are required to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $25 per hour
WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items. Since we provide a limited supply of toilet paper, paper towels, and other dispensable items to get you started on your first day of vacation, you should plan on making a trip to the grocery store to replenish these items as you need them.
TENANT'S LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Tenant agrees to reimburse owners for costs incurred to repair/replace damaged items.
HOLD HARMLESS: Owner(s) / Manager(s) do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, phone, internet, cable or satellite TV, or electricity services or plumbing. Nor will Owners accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. The foregoing notwithstanding, Owner(s)/Manager(s) will use good faith efforts to remedy any deficient condition following notice.
POOLS, JACUZZIS, WALKWAYS AND BALCONIES (SELECTED UNITS): The undersigned is fully aware that these can be dangerous, that the walkways/balcony and areas around the pools and Jacuzzis can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the walkways/balcony.
ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from, provided however, that Owner(s)/Manager(s) shall remain liable for such damages to the extent that such damages are determined to be the direct result of Owner(s)/Manager(s) negligence. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
PERSONAL PROPERTY LEFT BEHIND: If found, any items left behind will be mailed back upon request via USPS. The cost of shipping, shipping container and any packing materials will be deducted from the security deposit along with a handling fee.
TENANT AS SUBJECT OF THE LAW: Tenant acknowledges that during the length of the rental period, Tenant and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the Unit is located. Owner(s) and/or Manager(s) are neither responsible to inform Tenant of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Tenant(s) and/or Tenant's guests commit a crime, misdemeanor, felony or infraction (including parking infractions).
3) UTILITIES: On stays of 25 nights or greater, Tenant is responsible for actual gas and electric consumption charges, including those resulting from pool/spa heating where applicable. The amount to be charged will be calculated based on the reading of the meters upon check-in and check-out. Should an actual meter reading not be possible, Manager reserves the right to estimate the charges based in historical records. Utility charges will be discounted from the security deposit unless otherwise agreed. If at any time during the Tenant's stay the amount to be charged for utilities exceeds the amount held as security deposit, Tenant agrees to pay the amount immediately as requested or have the amount held as security deposit increased accordingly. For units with Air Conditioning equipment, during the months of May through October, consumption of gas and electric up to $25.00 / day is included. Where applicable and whenever pool/spa heating is requested, this service will be charged separately at $50/night or the rate indicated in the reservation summary.





This place definitely met our expectations. We were a large group in age ranges from 60 something to just 10 weeks old. We were able to spread out and also spend great quality time together. The pool was definitely a favorite, especially for my 3 year old daughter and her YiaYia (Grandma)!! We would definitely stay here again!! The location was perfect for me - I attended a 3 day conference at the Riviera hotel just blocks away. Our host Mike was very welcoming, attentive and gracious! Thanks for making our stay memorable!!

Great location! $7 uber ride to the downtown area. The backyard is the best!

Beautiful home and perfect for our bachelorette party. No one wanted to leave the house because we had everything we needed right there! Would highly recommend this home for any large party!

Our group of 12 had a wonderful stay here. Nice arrangement of 3 separate units each with nice kitchens and quite fully stocked in terms of dish-ware, appliances, etc.... but then shared outdoor areas that was great, with lots of seating for both relaxing by the pool and for dinners - that table outside was used a lot for our stay and was shady in the morning and nicely lit at night! Good location on the north side of town, and is walkable to the downtown area, but there's also a stop for the free bus that is only a few minute walk away. We had a wonderful trip!

My family and I had a great time..

The house was perfect for our group's stay for a wedding weekend. The pool was fantastic and we liked that there were three separate units so everyone had their own space. We loved the grill and outdoor eating area too!

The property is close to downtown palm springs. The beds were so comfortable and the heated pool, hot tub, and outdoor dining table were the main amenities our group really took advantage of. The owners are so easy to work with. We would definitely stay here again if we return to Palm Springs.
