You are in luck; we may have a few days before or after your stay if you would like to extend your holiday. To guarantee an extended stay you should book early as I have instant booking on several sites and we sell 28­30 days a month. (URL HIDDEN)

Let me know if you need an early (prior to 4 pm) check­in or late checkout (after 10 am) as I hire a third housekeeper to accommodate and to ensure the place is ready for you and/or the next guests. ($75$125). Check­in time is 4 pm and checkout is 10 am as the housekeepers need from 10 am to
4 pm to properly clean this big place, wash linens, towels, stage and inspect for potentially 16 people. If you do check out late, we will need to charge you for the housekeeper’s time to wait outside and/or to hire a 3rd last minute housekeeper to get the place ready for the next guest. We want you to have the right beds and the proper supply of linens (while trying to save the planet). Before you arrive please confirm your guest count and especially if your guest count increases, which beds will be used and if you have pets. If we don’t hear from you after asking if the guest count is the same we will assume your guest count in your reservation is correct and you are using the following bedrooms first. If you have more guests in your reservation please let us know ASAP so we may coordinate with housekeeping for the proper bed configuration, linens and supplies.

Yes like hotels, we offer a less expensive base rate so groups of five and under may enjoy the house without paying for the maximum number of people/16­20 guests. Like hotels (suites w/ multiple rooms vs. single bed rooms), we charge for guests over five to cover for out of pocket costs: rent, linens, towels, supplies, utilities, maintenance, cleaning, breakage, wear and tear, etc.

As stated in your signed contract:
NO SMOKING inside or outside of the house so you and future guests may enjoy the house smoke free. You will be charged $(PHONE NUMBER HIDDEN) for cleaning.
NO PETS unless you’ve made arrangements as we charge for rent and the extra cleaning to ensure allergic guests may enjoy the house. Like hotels, there is a daily pet rental rate and a pet cleaning fee. Pet owners must clean the waste immediately. ($5 per pile housekeeping fee.) If we see signs of a pet, i.e. dog food, hair or waste we must clean as if there was a pet to ensure all guests may enjoy the home. (Approx. Rent: $25 per day + $75 cleaning fee per pet)
NO PARTIES as stated in the contract due to our Homeowners Association. Neighbors will call me and the cops. The maximum number of guests allowed in and at the house is your reservation guest count ONLY. This is strictly enforced and you could lose your accommodations with no refund if you do not follow these rules as stated in the contract. If you need to raise your guest count even if they do not sleepover, please let us know ASAP so we may revise your contract and are ready with the
necessary linens, towels and supplies. You are responsible for all your guests. You will be charged $500 ­ $1000 for the Home Association fine, extra cleaning, cops fees and rent per person.

I want you to have a great experience, be safe and save your money. I'm sure you're going to respect the neighborhood and the neighbors but wanted to give you the heads up on the below as they are strict....(I wish I didn't have to send this note.)
New City of San Diego Ordinances & Home Owner's Association Rules:
If the City of San Diego police come to the house or calls me due to a neighbor's complaint we both may be fined $1000 each for the noise. So you may be fined $1000 and will lose your entire deposit. (As stated in contract)
The City's Noise Ordinance (San Diego Municipal Code, Section 59.5.01): Noise Abatement. Because excessive noise can be harmful to the health and welfare of citizens, the City of San Diego prohibits excessive and annoying noise within City limits. The City's Noise Ordinance (San Diego Municipal Code, Section 59.5.01) defines noise and regulates it by type, land­use zone, and time of day. Violations of the noise ordinance could result in an administrative citation with fines up to $1,000. I
I've given my phone number to all the neighbors to call me first so that I can mitigate any damages by giving you a call and text to quiet down. I'm part of a homeowners association so I/you will be fined $500 from the HOA for noise, parties or smoking. No warnings. (As stated in contract)

Due to the City of San Diego Occupancy rules to restrict parties and overcrowding, the maximum number of people to enjoy the home is your reservation guest count. If your reservation states 6 guests, the maximum number of people in the home/neighborhood is 6 guests. If you plan to have a mellow gathering please let me know right away so I may add that to the reservation and the City may collect their occupancy tax. If the homeowner's association contacts me with a guest count larger than what is stated on the contract/reservation you will be charged for those guests or the maximum guest count for your entire stay. (as stated in the contract).

Also it is highly advise to take taxi and/or Ubers or Lifts instead of driving if you plan to drink. They do you set checkpoints in Pacific Beach and downtown and there's only two ways out. And you will save on parking going down own so taxi pretty much pays for itself.

NEW Full Head to Toe Remodel The house has been remodeled head to toe with new roof, gutters, windows, pumping, electrical, fireplace, appliances, added rooms/bathrooms, new decor, furnishings, floors, drywall, lighting, cabinets, counters, etc. Although the house is new in every way, things do break or may need to be adjusted. Please let us know immediately. I did live in the place from time to time to ensure everything was working and adjusted but we need your input to adjust anything to your liking.
NEW Artwork and Furnishings All the artwork, furnishings and decoration is potentially for sale as I like to support local artists, supply a unique souvenir and keep the place BEACHY fresh. The artwork changes frequently so best to order right away and I’ll have new items for you shipped to your home.
WiFi High Speed Internet – The wireless router network is called mermaid. The password is vacation. (all lower capitalization). Occasionally we need to reboot the router. Unplug the main router in the living room TV table next to front door for 15 seconds. Time Warner has notes in the account to troubleshoot if the rebooting doesn’t work. Call (PHONE NUMBER HIDDEN) and give them the name Laura Christine and phone number ((PHONE NUMBER HIDDEN)) so they can check the signal strength then troubleshoot and/or send a tech person to fix the internet.
Parking There is FREE parking in the driveway (fits one car or two compact cars) and on the street except for Wed. or Thursday each side of the street after the 1st of the month for street cleaning. The hours and restrictions are posted. You also may want to rent the garage that fits one car for $10 per day. We use the garage for beach rental storage and other storage so we need a few days notice to clear this out for you.
BRAND NEW REMODELED Kitchen Please feel free to use the fully stocked kitchen, including plates, silverware, pots, pans, supplies, and consume any food, alcohol drinks or condiments in the fridge or cupboards. Please just replace what you use. Pay forward. If there is anything that needs to be replaced due to wear and tear or broken please let us know immediately so we may order right away. I will personally buy anything you need or expect that should be at the house.
NEW Coffee Maker and NEW Tea Kettle
Coffee maker located on the counter, French press in the cabinet above the ooffee maker, top shelf with covered coffee mugs and the tea kettle is on the stove.
Coffee, tea, sugar etc. are provided as a convenience as we know guests arrive late at night and may need cup of coffee or tea the next morning before they have a chance to go grocery shopping.
Thanks for replacing with your favorite brand/flavor for the next guest! Drink coffee, give coffee.
Fully Stocked with Beer, Wine, Alcohol, Food, Spices, Condiments, Staples, etc. Beer, Wine, Alcohol, Food, Spices, Staples are provided as a convenience. If you “Take Some, Give Some”. Thank you for paying forward by replacing the goodies with a brand of your choice for the next guest! Thank you.
NEW and PreOwned Beach Rental Equipment Just let us know what you need and we will order for you and/or buy the equipment. The rental rates roughly run $10 per day per person per item, i.e. bikes, boogie boards, volleyballs, badminton, nets, surf boards, etc. and the fee goes to rental or maintenance, repair and replacing equipment.
Housekeeping / Cleaning We want you to enjoy the house, your family and friends as it is your vacation! There is a one time housekeeping and inspection service so the place is clean for you and your guests upon your arrival. Rarely, a spot may be hidden even though we have someone inspect the place before your check in. Let us know IMMEDIATELY if an area needs to be cleaned or fixed as my housekeeper/handyman or I will personally will come back to ensure the place is perfect. Please let me know immediately if anything is not cleaned or broken as we will have it cleaned and fixed right away. If we do not hear from you within four hours of checkin time, we will assume the house is in good order as we have cleaned it, inspected and showed you during your walkthrough and inspection.
Additional Housekeeping Available We are happy to schedule a weekly cleaning if you are staying at my home for longer than a week or have made arrangements to clean after a special gathering. The rates depend on the number of guests and time between cleaning. Weekly cleaning is the least expensive and most enjoyable. (Roughly $180) We will schedule cleaning and maintenance around your fun activities so you don’t need to be home and if you prefer I will work from the house when cleaning or maintenance work will be done.
Linens Linens, pillows, blankets, mattress pads, pillow cases, beach towels, sheets are stored in the linen closet shelves in the hallway along with supplies, tools, heating pad, etc.
Trash & Recycling The trash cans are located on the South side of the house outside of the kitchen door in the shed. To open the handle of the shed just lift up on the top metal piece above the lever. Trash day is Monday before 9 am. Ok to bring the trash cans out Sunday evening. The black trash cans always goes out and blue (recycle) depend on the Monday so we just check our neighbors or put all out on Sunday night and bring them in Monday afternoon. Please ensure the trash is secure (close the lid) and in tied up trash bags to eliminate flies or rodents. We would take out the trash but don’t want to bother your privacy.
BBQ and Outdoor Patio Coming soon as mentioned in the ad. Worked on the home remodel first.
Severe Drought, Lawn We are is a severe 10 year drought! In order not to raise prices to cover the double and maybe triple water bills to come please try to conserve water. We are doing our part too. We are killing the grass and installing a no water “Beach” in the front and back yards to enhance your beach home experience.
Cleaning Supplies, Paper Towels, and Toilet Paper – Cleaning supplies and trash bags are under the kitchen and bathroom sinks including the plunger. The Roomba vacuum is at the front door. There is a upright vacuum cleaner, mops and brooms in the back south west bedroom closet off the kitchen. Paper towels are in the pantry across from the clothes washer/dryer. Toilet paper is stored under the bathroom sinks closest to the toilette in both master bathrooms. Plungers are under both bathroom sinks. I hire a professional cleaning crew to clean the place from 10 am to 4 pm on check out day before the next guest.
Please let us know if they missed something and we’ll send them out immediately. Toiletries and soap are under both bathroom sinks too.
Roomba Daily Vacuum You can also turn on the Roomba vacuum (a robot that does the vacuuming for you) daily. Just hit the middle green button to run (if that button is red and not yellow the Roomba need to charge fully). YOU MUST USE THE ENTIRE LIFE OF THE Roomba BATTERY before you dock for charge for the next day so ensure it has run the entire battery before returning to the docking station next to the front door in the living room. If the battery isn’t used the vacuum time diminishes dramatically. If the Roomba gets caught on a rug or furniture just pick it up and start again to use the entire battery. To charge, just return it to the cradle and ensure both green lights are lit on the docking station and the middle center light on the Roomba is pulsing to indicate it is taking a charge. The Roomba is fully charged with a non flashing yellow light. In some cases, the Roomba is scheduled to run about 45 minutes to an hour daily around 2 pm. (I tried to choose a time that you may be out of the house.) If you would like a different time I can walk the scheduling feature with you over the phone or drive over to reprogram.
Sprinklers and NEW Outdoor Lights Both are programed to run at night (7 minutes Monday & Thursday) and lights from sundown to 10 pm (quiet time). If the timer is off, I can instruct you to program or run over to reprogram.
NEW MARBLE Kitchen / Island & Limestone Bathroom Countertops – Please do not leave water or sit on the countertops (recently sealed) but they are MARBLE so they stain and break easily. Please clean up water or stains immediately. Marble is super sensitive but beautiful to get that Beachy feel.
NEW Dishwasher Operation After filling the dishwasher with food cleaned off dishes, Press the cycle “Quick Wash” (not so quick and the other cycles are wasteful over dose of washing) Button, black dial should be set to ECONOMY, press black START button. Dishwasher takes a few hours to complete a full cycle. I’ve recently added rock salt and a solution to eliminate mineral deposits/white stains from San Diego water.
Laundry / Clothes Washer Located in room next to the kitchen. Set dials to SHORT WASH (Most efficient), Press START/PLAY button. Thank you for starting a load of towels and sheets when you leave. Detergent and bleach for the white load of towels and sheets are in the cabinet above the washer. If you plan to run a bunch of loads of laundry please buy detergent so housekeeping doesn’t run out of soap on their cleaning day. The detergent is concentrated so only a 1⁄2 cup is needed.
Dryer – Set dial to NORMAL on SENSOR side, Press START/PLAY button. Buzzer will go off when done. Remember to clean the lint trap. Please dump all sand outside before entering the house and especially before washing and drying clothes as this continually breaks the machines. (Don’t they know we live by the beach?!)
NEW Clothes Iron Located above the dryer on the shelf and Ironing Board is located next to the washer machine.
NEW Force Air Central Heater While conserving energy we want you to enjoy your stay. The thermostat is on the wall in the hallway next to the room closet to the street. The controls allow you to set the temperature.
We recommend 68 degree. Please turn down or off when you leave the house as it gets warmed by the sun and at night. Extra blankets are on the beds and the master bed room has a fireplace. We’ve also added NEW insulation to the walls for better heating, cooling and sound control. We plan to add blown in insulation in the attic to keep the place cooler in the summer and warmer in the winter.
NEW Ceiling, Bathroom Fans and No Air Conditioning You won’t usually need it in Pacific Beach, maybe one week of the year. There are ceiling fans in two of the bedrooms and in the closets of the other two bedrooms. Please use the fans in the bathroom after taking a shower and leave the solid glass door showers open to air it out and eliminate any moisture
Thank you for turning off all lights, fans, heater and locking door when you leave the house.
Gym, Playroom, Treadmill, Weights My “La Jolla Skylark” OCEAN & SUNSET View Home has a gym, playroom and game room. I’m more than happy to check availability if you would like to upgrade houses.
NEW Television Located in the living room with Apple TV.
To turn on Time Warner Cable Deluxe 200+ channels. Use the Time Warner remote. Press TV, POWER, Cable buttons to turn on both the TV and cable. There is a cable guide on the TV table with the list of channels.
Without Cable, to turn on the TV use the black Sony TV remote. Press On button, the red upper right hand corner. The remote is located on the TV table or top drawer. The Apple TV silver remote works the programing. With the TV on, hit Menu left hand lower button to access programing: Netflix (movies and TV shows), Hulu (TV shows), etc. Soon you will be able to stream your movies and music via Roku. Let me know your input as I’d like to have the multimedia service the fits the audiences needs.
Music Coming soon. Bought Samsung speakers in the TV table drawer. Someone stole the stereo and speakers so I’m looking into a solution that connects to both iPhone and Android devices so you may easily play the radio, your music or your music service.
Filtered Water, Refrigerator and Freezer There is filtered water in the refrigerator door via a Brita pitcher. The bottom refrigerator drawer has an ice maker. To turn off open the refrigerator door and the button on the left top side turns the ice off. I change the filter every six months or sooner depending on usage. A red light indicates when the filer needs to be changes. The backup filter is in the cabinet above the oven in a silver package.
NEW Island PopUp Stove Hood Behind the island cooktop is the stove hood/vent. Please use whenever cooking by pressing the silver button on the right side on the vent. To turn off hold the button until the vent retracts into the island.
NEW Dining Room Inside at the kitchen built in benches and outside entire side yard patio (benches coming soon outside)
Fireplace (Master Bedroom) The fireplace is gas operated. Simply turn the gas valve key slightly and light using an extended lighter (provided). The flue is already open. The turnon key is located on the right side of the fireplace near the curtains. When done, turn the gas valve key back to the CLOSED/OFF position firmly.
If not firmly turned off gas will continue to leak out presenting a dangerous health/hazard situation. There are two smoke detectors in the living room and just outside the master bedroom which are also carbon monoxide detectors for your safety. If gas is left on you will be charged for the excessive use of gas.
*There are fire extinguishers located: In the cabinet / pantry next to the refrigerator. Flash lights and first aid kits are located in the top of drawer of the island on the north west corner. Please take note of their location for your own safety.
Linen Closet There are extra sheets, blankets, etc. located in the closet in the hallway next to the NEW guest master bathroom. All bed sheets have been washed and changed prior to your arrival. Feel free to throw all used sheets and towels in the washer before you leave.
TWO NEW Master Guest Bathrooms There are extra towels, beach towels and washcloths and sample size toiletries in the two master bathrooms drawers along with toilet paper. Please run the fan in the two master bathrooms and open window and oscillate after you take a shower to air out the bathroom. Thank you. Both bathrooms leave the shower doors open otherwise the showers trap moisture.
Landscapers/Gardeners They work on Wed. afternoons (noon to 4 pm) and they love to have some water. Phones No landline. Cell phones may use WiFi see “Internet” section for the guest password.
Water & Utilities ­ Please save water (We are in a drought in California), turn off lights and turn heat off when you are not using them. This will help us and future guests with lower rent.
Main and Sink Water Shut Off Valves You may turn off the main water valve it is in the front of the house next to the driveway and hose. Each sink you can turn off the water under the sink.
Main and Local Gas Shut Off Valves ­ The main gas shut off is in a storage shed accessed via the alley on the north west side exterior closet of the condos. If you smell gas please call SDG&E (San Diego Gas & Electric) then call me at (PHONE NUMBER HIDDEN). You may also turn off the cooktop stove gas under the island by opening the bottom drawer under the stove top oven. Turn the handle to opposite direction.

Let me know if you need a late checkout (after 10 am) as I hire a third housekeeper to accommodate and to ensure the place is ready for you and/or the next guests. ($75­$125). Checkout time is 10 am as the housekeepers need from 10 am to 4 pm to properly clean this big place, wash linens, towels, stage and inspect for potentially 20+ people. If you do check out late, we will need to charge you for the housekeeper’s time to wait outside and/or to hire a 3rd housekeeper to get the place ready for the next guest. Thanks for understanding. Let us know as we would love to accommodate you in advance.
Check Out Help. Check out is before 10 am unless you made arrangements. Thanks for turning off all lights and the heater when leaving the house during and after your stay.
The housekeeper arrives at 10 AM and will not enter the house until you've left. Please encourage her to come inside at 10 am so we can be ready for the next guest (she is in a blue SUV parked outside). :). Let me know if you are unable check out in time immediately.
Guests ask: Like hotels you are welcome to tip the housekeeper (but not required) if you liked her work. Just leave the tip in the top drawer of the kitchen next to the stove.
Feel free to leave unused food and drinks in the refrigerator or cabinet. The housekeepers will take the food home or if appropriate we will leave for future guests.
If you polished off an item and didn’t have a chance to replace, i.e. bottle of wine, beer just leave cash in the drawer and we’ll go and replace it.
Load dishwasher and run it if there is enough dishes.
Load clothes washer and dryer with a white load of sheets and run it with bleach. Place all dirty linen in front of the washer machine so the housekeeper knows what to clean and to save water.
Take out trash and secure by tying trash bag and making sure the lid is closed on side of house trash receptacles. (Trash cans are off the kitchen patio in white wood shed.)
Return moved items, i.e. furniture (lift up when moving as the floors are sensitive and will scratch and keys into lock box)
Clean up after your pet, i.e. waste. ($5 per pile.)
Thank you for turning off all lights, heater and locking door when you leave the house.

Excessive noise, house parties, or violations of any of the terms of this agreement will be grounds for imposition of a minimum $500.00 fine and/or immediate termination of occupancy. Homeowners Association imposes a $500 fine if I get ONE call or text from the neighbors. If the police are called by the neighbors the Homeowner’s Association fines you $1000 and you may also be cited by the police an additional $1000. Tenant/Guest agrees to closely read and abide by the Terms of the Agreement and assumes the responsibility to ensure their guests and any visitors abide as well. As consideration for the booking and use of Vacation Rental Property during the lease term, Tenant agrees to pay Laura Christine or Manager for all items specified.
1. RESPONSIBLE PARTY: Laura Christine or Manager and Tenant agree as follows: Tenant is an adult at least 25 years of age (Valid government I.D. must be presented upon booking) and will be an occupant of Property during the entire reserved period, unless other arrangements are approved in writing by Laura Christine or Manager. Tenant assumes responsibility for all actions of other occupants and guests. No keys or entry code will be issued to anyone who is not an adult 25 years of age. Persons not falling within the foregoing categories will be required to vacate the property immediately without any refund. Any reservation found to be obtained under false pretense (i.e. not limited to: wrong headcount, pets, age of occupants, planned parties) will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in or if already checked-in their stay will be terminated immediately. Tenant agrees to comply with all house tips, posted condominium or homeowner rules and regulations applicable to use of the Unit and the common areas.
2. CANCELLATION: Should Tenant wish to cancel this agreement, notice of cancellation must be in writing, and it is Tenants responsibility to verify receipt by Laura Christine or Manager. SEE WEBSITE CANCELLATION POLICY YOU AGREED TO WHEN BOOKING AS THEY SET THE POLICY. If you booked direct (NOT through a website) see policy: For cancellations received more than ninety (90) days prior to the check-in date, Laura Christine or Manager will refund 100% of the sums paid, less a $1000 cancellation fee (per property, per week). For cancellations received less than ninety (90) days prior to check-in date, Laura Christine or Manager will refund 100% of the sums paid, less a $1500 cancellation fee (per property, per week). For cancellations received less than sixty (60) days prior to check-in date, Laura Christine or Manager will refund 100% of the sums paid, less a $2,000 cancellation fee (per property, per week). If the notice of cancellation is received less than 30 days prior to check- in date, Tenant will forfeit all rent sums paid unless Property rented and confirmed to another tenant at the same rate for the same time period, which will result in a charge of 10% of the original rental amount. There are no refunds for early departures, delayed arrivals, inclement weather or reduction in the number of nights reserved for any reason. Trip cancellation insurance is highly recommended. If the subject property becomes unavailable or unsuitable for rent for any reason whatsoever, including but not limited to, casualty loss, construction, physical deterioration, double booking or loss of utility services, the Laura Christine or Managers liability will be limited to the return of all monies paid to the rental (not booking service fees which do not come from us) at the time of cancellation by the Laura Christine or Manager. In the unlikely event Laura Christine or Manager cancels your reservation; every attempt will be made substitute the rental with a like-kind. All monies received will be refunded to Tenant within 5 business days of cancellation notice.
3. TERMINATION: If Guest or any member of Guest's party or visitors violate the terms of this Agreement, Laura Christine or Manager may terminate this Vacation Rental Agreement with no refunds of rent and security deposit. Laura Christine or Manager has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenant or their guests use the unit for parties, gatherings and/or any illegal or unlawful purpose including, but not limited to the possession, serving, or consumption of alcoholic beverages by persons less than 21 years of age, house parties or keg parties, beer pong, or use of common areas in a manner contrary to the provisions of this agreement, or the rules of the homeowners association, the rental period shall be terminated immediately with no refunds. The Tenant shall waive all rights to due process for failure to vacate the premises upon termination of the rental period. Laura Christine or Manager or its agent may enter the premises and remove Tenant, the members of Tenant's party, and their belongings. Tenant is notified that all individuals occupying the Unit will be subject to immediate eviction procedures under State law. IF LAW ENFORCEMENT IS DISPATCHED TO PROPERTY DUE TO ANY ILLEGAL ACTIVITY OR DISTURBANCES EMANATING FROM THE PREMISES OR GROUNDS, THERE WILL BE A MINIMUM $1000 CHARGE FROM THE DEPOSIT, AND SUCH AN OCCURANCE WILL BE CONSIDERED GROUNDS FOR IMMEDIATE EVICTION.
4. PAYMENT: A reservation is not considered booked until full payment is received from the tenant or booking service. Some sites require full payment to book. If booking directly (NOT via a website): An advance payment of at least 25% of the contract amount is required within 90 days of check-in date. 50% of all remaining balances are required within 90 days of the arrival date, and 100% all balances are required within 60 days of the arrival date. This place is phenomenal, with one small exception. The location is wonderful, close to various San Diego beaches, restaurants, clubs, grocery stores, seaworld, fishing launches, etc. Perfect home base location for exploring mission bay/pacific beach area. The space is larger than it looks in pictures, very easily accommodating our 16 guests. Between the couches, the main beds, and the trundle beds, all 16 of us were able sleep very comfortably without sharing. It can get a little hot in the middle of the day, but there were 3 very large fans available to cool everything down. Place was very clean and orderly when we arrived, lots of labels around the place to say where various amenities were stored. TV had cable and a lot of extra premium channels. Had a full grill with charcoal, a bunch of beach toys/supplies, big fans, extra towels, washer/dryer, some snacks in the cupboards, etc, really everything you might need for a short beach vacation. The one problem we had was communication. Main host Laura almost entirely lacks communication skills. Frequently felt like talking to a robot, posting auto-responses to key-word searches. Specific questions were met with 3000 character copy/paste responses that didn't answer the question. Communication with co-hosts was much more productive, but they seemed to default into letting Laura manage instead. A lot of added stress before checkout because Laura simply refused to read my communications and respond appropriately. Resulted in me paying additional fees i had been told had already been covered, simply out of frustration. Overall, my rating is 4/5 stars simply because of the frustrating communication from the main host Laura. Would recommend asking to communicate only with the co-hosts for a 6/5 star experience. This place is the foundation of a truly great vacation.

This was an amazing house! We didn't read all the details about no air conditioning, so it was rather warm in the house. The house came with a few fans, but just know that it might get warm and that you might want to bring some extra fans to keep it cool!

Great space for large group accommodations but beware there is no AC so it gets very hot in the summer.

We had a great stay at the Pacific Beach Mermaid house. Our group consisted of 4 adults and 1 child and there was plenty of space for us. The house is in a nice, quiet neighborhood and everything is a short drive away whether you want to go check out Sunset Cliffs or La Jolla. Also close to dining and grocery stores. The only thing to note is that they do not have AC so it can get pretty warm during the day in the summer. Other than that, Laura, Jenelle, and Amy were great hosts. They were always a phone call/text message away.
