Very special in its location, this little house has perfect position on the Ligoneri area with every window having an amazing view. Situated in two floors, top level hosts the living room with piano area dinning space with a fully fitted kitchen. Lower floor has two good size bedrooms ideal for a family of four or two couples.
Zoe’s villa is a two storey traditional well maintained greek house with two double bedrooms, a living room, a kitchen, and a bathroom and two balconies with amazing views situated at the upper and lower floors respectively.
It is ideal for four people, a family or two couples, or a group of friends getting along well with each other, and it can sleep up to five people, if they choose to allow someone to sleep in the living room area.
From the house’s balconies one has amazing views, which embrace both sunset and sunrise. One can see the Peloponnese, the island of Hydra and the whole front coast of Spetses to the lighthouse of the Old Harbour.
This is a perfect setting for enjoying your breakfast as well as a cold drink during the evening, especially when the first lights of Dapia, the modern harbour, begin to shine.
The house is on a hill in one of the island’s most beautiful locations. It belongs to one of the above two hundred small villas forming a completion of summer villas called “Ligoneri”.
Despite its fantastic view it is not far from the beach, which is only a five-minute walk down the steps through a pine tree forest.
One can also go to Dapia, take a " kaiki" that will take you to a beach behind the island and then bring you back by forming a whole tour around the island, while you have enjoyed a local tavern in the beach.
There is regular bus service to Dapia ( the main port) and it takes 15 minutes by bus or 20- 30 minutes walk on foot from Ligoneri to Dapia and vice versa. During the summer months there is also a local shop operating a minute away from Zoe’s Villa for all the residents of “Ligoneri”, to get some fresh milk- bread or immediate necessities.
The island hosting is very good. You can go to a bigger and cheaper supermarket and they bring all shopping to the house to you free of charge.
The accommodation has a fireplace for winter months and central heating. Air-conditioning throughout summer months.

Top-fast internet access unlike many islands. You can work from Spetses easily.
Maria or Bona my cleaners will be here to prepare the house for you and greet you. Show you around and help you with anything you may want. I will be very helpful too to answer all questions and co ordinate everything from afar. If I am in the island I will come to welcome you too.
The flat is 150 GBP per day for high pick dates . For longer lettings or low peak dates just contact me giving dates and your length of stay and I will try to do the best that I can to provide you with some discount. But it gets many requests for mid July to end of August, and special activity weekends throughout the year so for high peak dates we regret not being able to offer discounts
Policy; We offer the house at this rate for 4 people. Extra people for an additional 35 GBP. Ideally we don't want to accept offers that are more than 5 people max
Access to water sports;
7 minutes walk down the hill there is the Kaiki beach, with a variety of water sports in a long beach that is well organised.
The past years it has become a favourable corner of the island with a good restaurant that combines an excellent location to eat and swim and combine some good food with the sea’s pleasures.
If you are lazy to walk up the hill the bus can easily take you home in few minutes.
This has a regular service throughout the summer, once if not twice in an hour.
Night Life and Restaurants from Zoe’s Villa;
The majority is in the Old Harbour, meaning our location is quite in the night.
The closest bar from home is a new one in a super location for full moon, located at the old Kalia bar, now called Havana club (15 minutes walk from the house).
In that same distance and spot are some excellent fish taverns some more sophisticated than others but all have good food (We can recommend you some in favour of the others).
Few minutes further down to the Kounoupitsa area there are a couple of good ones with tables infront of the sea.
Plenty more in the Dapia area that have distructed some business of the old harbour that adds more to the variety of the island.
All access to these places, by bus, foot ( 20 minutes) , easily by scooter ( recommended to those that can drive) otherwise taxis, if not by water taxis ( most expensive, not ideal).
I love it, because;
a) It is easily accessible. You can go there even by car!
b) It is not beaten up by winds, like all the cyclades islands. That is for me a different scenery that I happily enjoy for longer.
c) I can work very well when I am here. I can be social, or isolated and can enjoy excellent swimming and sea.
d) Ideal for kids. No dangers whatsoever. No cars, just horses and bikes but being a small island there will be faces you recognise everywhere after the first few days.
If my assistants can not be there the same time when you arrive I will navigate you from afar to the key, where you can find it in case we are not there. It could be with a friend or hidden for you to find
The prices are subject to the time and period of the year. Better arrangements can be made for a longer stay or off peak seasons.
No pets please
A few guidelines;
Living room and front bedroom lead to two balconies. If shutters are closed when you arrive open them. Depending on weather there should be always a set of blue table and 4 chairs upstairs and in the lower balcony 2 white chairs out for you to seat. Keep them out throughout the day for the set of top floor balcony. For the set of white keep them out in good weather or bring them in in rainy weather or too much sun. You do not need to lock these shutters every night or when you leave the house. It is safe to keep them just shut but closed when you leave the house. Lock windows if you check out
Tent; Please make sure it is closed if it is windy and always make sure it is half closed if you are away from home for many hours. It is very easy to break from winds as weather can change rapidly. This will prevent them from breaking from winds

AC; Kindly make sure you are environment friendly and they are turned off when you are away from home. It only takes few minutes to cool the whole house when they are in operation so kindly turn them on when you are in the house. There is good insulation in the house, it never gets really hot unless we have a severe heat wave. So kindly feel assured you will be kept cool if you turn it on when you are in the house.
The only bedroom that has no AC is the back bedroom but it is the coolest of all as it gets all the mountain breeze. If this gets very hot use the fan that is in the front bedroom cupboard.
This is the one free double cupboard that is left empty for you to hang your clothes. You will also find free drawers in the back bedroom
PS: Kindly note that double cupboard on the left as well as middle is locked with personal items and are not meant to be open.
TV; You need two Controls.
Grey Sony and Black Crypto control.
Turn on both the TV set and Sony TV tuner (top right side corner buttons)
The volume can be controlled by the Sony TV remote
TV Channels can be changed using the crypto remote; CH + and – buttons
To turn it off press the same buttons as you did to turn TV on
Hot water; You have to prepare for it by lifting the hot water tank switch that is in the electric board up. You find the electric board immediately to the left as you enter the house.
Switch is at the top row and is a double grey one.
Washing machine is very easy to operate; self explanatory if you see the buttons on the washing machine. We will keep detergents on the top of it.
Be a little careful;
I am in the process of changing the bathroom. You might find a shower curtain or cabbing missing in the current version. Be a little careful on when you shower as water will spread around ( you will have to mop if not careful)
Be a little careful with caring sand in the house with your feet as it might be hard for us to clean particularly in the carpet area of the house. We are about to install a water tab outside the house, if not there when you arrive, clean with a beach towel your feet before you walk in and take off sandals, flip flops or dirty shoes.
All house detergents are inside the cupboards under the sink. Few more will be in the toilet.
Cooker- oven; We are about to replace this one with a new one. Please do not use hob first big one to the left as it will bring the main house electrical switch down. Use the remaining ones or gas one which is quick especially if you are preparing greek coffee.
Grill; place water in underneath tray and turn switch into different options depending on what you are cooking (fish,chicken, vegetables etc)
Turn Saeco button ON. Button is at the back of the machine.
Make sure the water tank has water to the left of the machine. Put coffee in the coffee handle. Press down with the cup presser so coffee is compressed. Turn the coffee handle under the machine so it fits coffee machine and is stable and ready to use. When green lights are stronger machine is ready to prepare coffee. Turn switch to the right for it to poor and place a cup underneath for the coffee to come out.
Rubbish; Please recycle the recyclable material (bottles, tins, card). There is a blue special recycling bin by the bus stop close to the house and green for the organic ones. Place normal rubbish in plastic bags.
You find linen and towels in the drawers under the double bed. To the right towards the balcony are linen to the left towards the cupboards are towels.
We always leave pairs for body and face towels on the beds according to the number of people staying in the house
There is ironing board behind the main bedroom door and iron the cupboard with ironing water.
The front bedroom has no curtains so I have left blinders incase you find the sun too much in the morning. I am arranging on new blackout curtains upon my return , I am sorry I am not ready on them.
Kindly respect hours of common quietness. I usually never practise from 3;30 pm to 5;45 pm in the afternoon. Not to worry on that if you come off peak season as not many people will be around
Use right side cupboard in front room and drawers in small bedroom.
