Since Airbnb does not have an agreement with the City of Denver to collect lodger's taxes yet. Upon check in, I will collect an additional 10.75% in cash. Denver requires hosts to collect and remit this tax. Please feel free to check city policy online to verify the validity of this additional tax. I will also provide you with a copy of the clarificaron email sent by Airbnb.

Guests are expected to keep the room and, if used; kitchen, living room and dining room clean. Do not leave any food out that will attract uninvited pests. A dog and a canary live in the house when I don't rent the whole place, so keep her in mind if you have allergies.
Although is OK that guests have visits temporarily, the place is to be used primarily for lodging purposes for those listed in the reservation. My place is small and a group of more than 5 people could become an evacuation hazard.
Guests are expected to keep a low noise level if they arrive past 10pm, this includes the sound system. The house is a duplex and I share the floor with my neighbor and it's somewhat sensitive to vibrations.
Since smoke gives me allergies, absolutely no smoking inside the house. Back patio is OK as long as smoke doesn't get into the house.
Do NOT modify bed arrangement, we will not pull daybed if the reservation is less than 4 people. Turning twin into king bed includes moving heavy furniture that may injure guests.
Guests of guests shall follow the rules of the house. By entering the property, all liability in case of injury is waived if caused by negligence.

Lost key fee is $100 if provided, normally you will be provided with a 4-digit entry code. I have an intelligent door lock mechanism that needs to be re-keyed by a locksmith if a key is lost.
Walking with shoes on the hardwood floor and room mats is ok. Please remove shoes when walking on room carpets.
