Makai at Tomakin/Barlings Beach is a brand new pet friendly, fully fenced, 3 bedroom house, only 400m from Barlings Beach and with a short stroll to 2 other beaches. Fitted with all brand new furniture and beds, free Wi-Fi access and theatre room.
**Minimum stay cost of $350, regardless of nightly rate**
IDENTIFICATION & ACCEPTANCE.
•All bookings require identification information to be provided for security & insurance purposes before we accept the booking. You must provide us with name, residential address, date of birth and a mobile contact number of the person responsible during the stay. Photo identification matching the details provided must be produced to our caretakers to collect the keys.
•Payment of your deposit or booking fee constitutes acceptance of these Terms and Conditions.
CHECK IN/ OUT
•Check-in time is normally 2 pm on the arrival date and check out time is not later than 10 am on departure date.
•You must notify Management of expected arrival time and a mobile contact number before arrival.
•Key collection/return will be from caretaker’s residence, details of which will be provided after final payment is made.
•A bond payment of $300 must be received in our accounts at least 7 days prior to your arrival. Failure to pay the security bond by the due date will result in your booking being cancelled and all monies paid will be non-refundable.
•Will be refunded to your designated payment method once our property has been inspected and deemed left in a similar state to your arrival. We agree to ensure this occurs within 7 working days of your departure.
•Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those permitted.
•If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and any monies paid for nights that have not been used, will be refunded, less any credit card surcharges that have been paid.
PARTIES & FUNCTIONS
•Parties and Functions are strictly prohibited.
•Breach of this condition may result in immediate termination and eviction without refund and the $300 security bond will be forfeited. Any extra charges for security, cleaning, garbage removal, wear and tear, repairs etc. will be charged to you.
LINEN AND TOWELS
•Guests must provide their own sheets, pillowcases and towels.
•We supply pillows and doonas which must be left where supplied in the bedrooms on departure.
•As an optional cost of $50 per room per stay, we will provide a full complement of linen for your stay which we clean on your departure. Please see listing details for more information.
•Pets are allowed at the Property by arrangement only. Pet owners are responsible for cleaning up after their pets both within and outside the property. Pets are not allowed on beds or furniture at any time.
•Pets are not to be washed or rinsed in any shower or bath in the house.
•Pet towels, bedding and other pet items are not to be washed in the washing machine or dried in the clothes dryer or other appliances.
•Any evidence of pets on furniture will incur an extra cleaning fee with a minimum charge of $50. If any dog droppings are left in the yard a $30 cleaning fee will be withheld from the security deposit.
YOUR OTHER RESPONSIBILITIES
•You must comply with all applicable instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours.
•Smoking is not permitted in the Property. If smoking is detected in the property, an additional cleaning fee of $100 will withheld from the security bond.
•You are required to secure all doors and windows each time you leave the property.
•You are responsible for damage, breakages, theft and loss of the Property and any part of it by you or your guests, during your stay. You must notify us of this immediately. An inventory will be conducted after your stay. Management may recover from you, repair or replacement cost (at Management's discretion)
•Only a maximum of 6 guests may stay in the Property overnight. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
•Household rubbish bin (red lid) is collected weekly & recycling bin (yellow lid) is collected fortnightly. Bins must be put out on a Tuesday night. If your stay covers a Tuesday night you are required to place the council bins out for collection. Additional rubbish removal fee of $50 will be incurred if bins are not placed out for collection.
•Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund.
•Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
•If the BBQ is used it must be cleaned after use. Failure to clean the BBQ will incur additional cleaning fees.
•Extra cleaning charges may be incurred for the cleaning of dirty dishes, emptying of dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond.
•All furniture and furnishings must be left in the position they were in when you arrived
•The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to Management or as otherwise directed.
•You are responsible for the safekeeping and replacement of accommodation keys. If keys are lost and duplicate keys and garage remotes need to be obtained $100 will be withheld from the security bond.
•We hope you catch plenty of fish however please clean them at the boat ramps and not at the property. If fish are cleaned at the property, additional cleaning fees will be charged.
PROBLEMS OR COMPLAINTS
•In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
•In the event of renovations/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbances, noise or inconvenience you may suffer as a result.
•We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.
We had been holidaying in Batemans Bay area, with our much loved Beagle for over 10 years and loved every minute of it. A beautiful part of the Australian coastline, so when an opportunity arose to build a holiday house only 400 metres from the beach, how could we resist.
So we built in Barlings Beach/Tomakin, which has a dog friendly beach all year round, furnished it with all brand new furniture and fittings, made it dog friendly and now rent it out so others can enjoy what we do.
Although we don't live in the area, we have wonderful caretakers that live just around the corner.
