It's unfortunate that Michael's stay didn't match his expectations. The title of our listing clearly states that this house is located on 43 acres that border the river. I will take note and adjust the description to be more specific about the distance from the house to the river. I thank the guest for that feedback.
As much as we would like to have control over ticks and mosquitoes, we have very little. That's part of being in a rural area near water.
It is ABSOLUTELY UNTRUE that the house was cleaned before the departure date, or that we touched or moved anything that was inside the house during this stay. It is true that my husband was on the property to maintain it (mowing while the weather allowed and picking up the trash that was strewn around the outside of the house during Michael's stay). We did NOT enter the house during the time it was reserved. We were unhappy to find that the new deck now has burn marks in it due to the fact that Michael's group was apparently shooting off fireworks during their stay.
Over the course of about a month between the time Michael reserved originally and the days of his stay, this reservation was changed numerous times at his request to accommodate his group's constantly changing needs. Dates were adjusted and the location was changed to accommodate a much larger group than was disclosed when the original reservation was made. Michael was not up front about the number of people that would be in his party or the fact that he would be bringing two dogs with him. We did make those adjustments as Michael wished.
It was our suggestion that Michael file a police report since he believed some of his belongings were missing. We're happy that he followed that advice.
In the nearly six years that we have been hosting on Airbnb (nearly 300 guest groups over all of our locations), we have never had an experience like this with a guest. This has made it clear to us that when there is doubt, that starts with the very first contact, about allowing a guest to book, we should rely on our instincts and pay more heed to the honest reviews of others in the Airbnb community.
