Welcome to Candlers Mountain Retreat, a large, comfortable home located on a peaceful cup-de-sac just at the top of Candler's Mountain and only 4 minutes from Liberty University. Make this charming property your temporary home while visiting the area and enjoying the many world-class events at LU.

This home can be rented as the entire 4 BR/2 BA home or as two separate 2 bedroom/1 bathroom apartments. This listing is dedicated to the “lower” apartment. See our other listings on Airbnb for the “upper” apartment as well as the entire house.

ABOUT THE HOME
Everything in this house is brand new! The interior has been completely updated with fresh new paint, new flooring, new carpeting, and new updated bathrooms.

Additionally, the home has been equipped with all new furniture, bedding, linens, TVs....Everything in the house is new!

In the downstairs apartment you’ll find two bedrooms and one full bathroom. One of the bedrooms has a king-sized bed; the other bedroom has two twin sized beds.

There is a large family room (or "rec room") equipped with a 55" HD flat-screen TV and Blu-Ray DVD player. Your group will enjoy relaxing and hanging out in this spacious "Liberty University" themed room.

A full-sized washer & dryer are located on the downstairs level.

On the ground level in the shade of the upper deck is an old-fashioned porch swing where you can relax in the quiet atmosphere of this pastoral setting.

NOTE: The house does not have an outdoor grill.

There is off-street parking for 2 vehicles.

NOTE: The downstairs apartment does not have access to the kitchen, screened porch or the whole-house thermostat, which are located upstairs. However there is a small refrigerator and coffee maker in the downstairs apartment and a nice patio on the ground level out back with a nice old-fashioned porch swing.

1. INTRODUCTION: We highly recommend you email us PRIOR to reserving online so we can approve your booking in advance. Once you book online, we require a phone conversation with you so we can get to know each other, answer any questions you may have, and ensure this home is a great fit for you.

2. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK OUT IS 10 A.M. EST. No early check-ins or late check-outs are allowed.

3. SMOKING: This is a NON SMOKING home. No smoking is allowed at all, including e-cigarettes. If you smoke outside, you must keep all windows and doors closed, and agree to pickup all cigarette butts.

4. MINIMUM AGE: There is a minimum age for renting. Unless approved in writing in advance, we cannot rent to vacationing students or singles under 25 years of age unless accompanied by adult guardians or parents.

5. EXPECTATIONS: You understand that you are renting our home and we work hard to keep it very nice and clean. You agree to take very good care of our home and treat it as you would your own.

You agree not to cause or allow any noise or activity on the premises that might disturb the peace and quiet of another RESIDENT and/or neighbor. Said noise and/or activity shall be a breach of this agreement and could result in a loss of security deposit.

Reservations must be made by an adult over the age of 25 who will be staying in the property the entire time of the booking. A copy of a valid driver’s license must be provided to the owner/manager at the time of booking. We ask for a copy of your ID in order to verify your age. We do not rent to vacationing students without the presence of an adult.

Reservations may not be transferred, sub-leased, sublet, or sub-contracted to another party, nor may third party reservations be made.

Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

Rate Changes: Rates subject to change without notice until your reservation is confirmed with a deposit.

Reservation Payment:
Airbnb reservations require payment in full at the time of booking. We accept payments by e-checks or credit card (Visa, MasterCard & Discover.) Under certain circumstances we may also agree to accept a personal check by mail.

All reservation costs and the deposit amount are indicated at the time of booking, and shown in reservation confirmation emails.

Refundable Security Deposit (if applicable):
Guests are responsible for all damages made to the property and its contents during the occupancy period (excluding normal wear and tear). Credit Cards used to guarantee your damage deposit would not be charged in excess of the stated amount unless actual damages occur during your occupancy. The acceptor of this agreement is responsible for all such damages and cleaning charges.

If damages exceed the amount held, the acceptor of this agreement is responsible for paying all fees incurred by such damage.

Your acceptance of this document guarantees your agreement to these terms.

• All tenets of the Rental Agreement are adhered to.
• No damage is done to the property or its contents, beyond normal wear and tear.
• Check Out Procedures are followed.
• No excessive cleaning fees are incurred.
• No charges are incurred due to contraband, unapproved guests and pets, collection of rents, or extra charges during your stay.
• All debris and trash are properly disposed of.
• All dishes are washed.
• All keys are left in the lock box (if used) and property is left locked.
• No linens or towels are lost or damaged.
• NO early check-in or late check-out (without prior approval).
• The Primary Renter (Responsible Party) or any guests are not evicted by the owners or its Representative and there are no problems causing local law enforcement to be called to this property (i.e. disturbances, loud parties, etc).

Taxes are subject to change. If the county or state raises taxes, you will have to pay the additional amount before check-in. If they lower taxes, we will refund the difference with your security deposit after your stay. Taxes are generally based on the date you check-in, not when you make your reservation.

Accommodations capacities cannot be exceeded for this property. If maximum occupancy is exceeded, we will ask you to check out immediately and all monies will be forfeited. This includes guests spending the night as well as visitors.

The maximum occupancy for this reservation is listed in the details section at the beginning of this document.

Check-In Time is 4:00 p.m. Eastern Time. Due to the length of time required to get our property ready for you, we cannot accommodate early check-ins.

Check-Out Time is no later than 10:00 a.m. Eastern Time. We ask you to be respectful of this policy, as we have limited time to prepare our property for the next guests.

CANCELLATION POLICY: 50% refund up until 1 week prior to arrival

For a 50% refund, cancellation must be made seven full days prior to listing’s local check in time on the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before check in time.

If the guest cancels less than 7 days in advance, the nights not spent are not refunded.

If the guest arrives and decides to leave early, the nights not spent are not refunded.

• Cleaning fees are always refunded if the guest did not check in.
• Airbnb service fees are non-refundable, unless clearly stated at the time of booking.
• Applicable taxes will be retained and remitted.

There are no refunds for early check-outs or late arrivals.

We recognize that unforeseen events do occur, which is why we highly recommend trip Insurance, available when you make your reservation or most anytime before your arrival (restrictions apply.) See csatravelprotection for details about this coverage.

Absolutely No Smoking (of any kind!) is allowed in this property. Your entire security deposit (if applicable) will be forfeited and you will be charged additional for cleaning if evidence of smoking is found.

Absolutely No Illegal Drugs
There are to be NO illegal drugs taken into or used inside our property or on the premises. If any evidence is found, you will forfeit your ENTIRE security deposit, and we will notify the police for our own protection. The liability and damages that could occur should subsequent guests find this are potentially too great to overlook. If you cannot agree to these conditions, then this rental is not for you. You are responsible for the actions of everyone in your party.

NO Pets are permitted in this property.

Abnormalities
If there are issues with items such as appliances, televisions and cable service, and other things, we will do everything possible to get it fixed and working quickly. You agree to allow reasonable access inside the property. No refunds will be made for inoperative appliances as we are going to do our best to address these issues.

Parking
Parking for 2 vehicles is included with your reservation.

Check-Out Procedures
You will receive complete check-out procedures when your reservation has been paid in full.

We are not responsible for any items left behind. If you leave anything behind, we will return them if possible, but if the housekeepers say they didn’t find something, unfortunately there’s nothing we can do about it.

Internet Abuse is communications via email or Internet chat consisting of threats, harassment, viruses, spamming, port scanning, hacking, DOS attacks, and copyright infringement. If our Internet Service Provider (ISP) notifies us that our Internet IP address has been used for Internet abuse as defined above OR for downloading of copyrighted games, films, photos, songs, software, or other type of copyright protected material during your stay, we will seek reimbursement from you for any penalty that we, the owners are charged with. Our WiFi service is made available free of charge for your convenience and enjoyment. Please ensure that every member of your party understands what Internet abuse consists of to avoid unintentional problems. Parents please monitor your children to assure they are not committing Internet abuse.

Written exceptions – Any exceptions to the above mentioned policies must be approved in writing in advance.

Hold Harmless Clause
Your reservation is being handled by VRAssist LLC, a U.S. Company that serves only as a booking service for the owner of the property that you have rented. VRAssist LLC does not own, operate or manage this property. By signing this agreement, you agree to hold VRAssist harmless from any claims or losses arising out of, or incidental to your stay at this property.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. This agreement is made upon the express condition that the owner shall be free from all liabilities and claims for damages and/or suits for or by reason of any injury, or death to any person or property of you and your guests, agents, employees, or third parties, from any cause or causes whatsoever while in or upon the premises or any part thereof during the term of this agreement or occasioned by any occupancy or use of said premises or any activity carried on by you and your guests, agents, employees, or third parties. Therefore, in connection herewith, you and your guests, agents, employees, or third parties hereby agree to indemnify, defend, save, and hold harmless the owner from all liabilities, charges, expenses and costs on account of or by reason of any such injuries, deaths, liabilities, claims, suits, attorney's fees or losses however occurring or damages growing out of the same.

By accepting this agreement, you acknowledge that you have read and agree to the above rental policies. Please note that the property owner(s) are not liable for any injury that may occur while staying at this property. We are not liable for any disruption of stay due to unforeseen events or weather, including hurricanes. Our liability is limited to the amount of rent and taxes. We or our agent on our behalf reserve(s) the right to enter the property at any time during your stay and will do our best to give you at least one hour notice if we should need to do so. If we suspect the maximum occupancy is being exceeded or damage to the property is occurring, we have the right to check on the property and its condition. The acceptor is agreeing to take full responsibility for any damage to the property that may occur by any guests during the reservation.
