RESIDENTIAL UNIT LEASE ADDENDUM
Towers Grande, a Condominium
Effective July 1, 2010
Updated August 27, 2015
1. BACKGROUND AND AUTHORITY
This document is a mandatory addendum to all leases for units within Towers Grande, a
Condominium. This includes all written or oral leases, regardless of the length of the tenancy. The
authority of the Towers Grande Condominium Association, Inc. to found in Article IX (A) and (E) of
the Declaration of Condominium, which state as in relevant part:
A. Each of the Units shall he used and occupied only as a single family residential
dwelling by the Unit Owner, members of his family, his guests, invitees, and lessees and, in the
case of lessees, their families, guests and invitees. No Unit may be occupied by more than
eight (8) persons at one time.

E. Each Unit Owner, including Developer, may lease ("lease, as used herein shall include
rentals without a written agreement) his Unit upon such terms and conditions as he may desire,
subject to the following restrictions, provided that no such lease shall be for a term of not less
than two (2) weeks and provided, further; that the lease of a Unit shall not discharge the Unit
Owner from compliance with any of his obligations and duties as a Unit
Owner; including responsibility for compliance by his lessee and said lessee's family and invitees
with all of the provisions of this Article IX. All of the terms and provisions of the Declaration, ByLaws,
and the Rules and Regulations of the Association pertaining to use and occupancy of
the Unit and Common Elements shall apply to and shall be enforceable against any person
occupying a Unit as a lessee or invitee to the same
extent as if he were the Unit Owner, and a covenant upon the part of each such lessee to comply
with such terms and provisions shall be implied in any agreement, written or oral, entered into
between a Unit Owner and a lessee for occupancy of a Unit. The form of any lease entered into
by a Unit Owner and his tenant must be approved by the Association Board of Directors,
and must contain language permitting cancellation of the lease by the Association in the
event the tenant violates any of the terms of the
condominium document. (Emphasis supplied)
In the event of a conflict between the lease and this Addendum, this Addendum shall apply.

E. PETS. Dogs are prohibited on all leases under 6 months, unless otherwise required
by law. Visitors are not permitted to bring non-service dogs into the building. Children and parents
of unit owners are permitted to bring their pet provided the unit owner is present during their visit
and all other pet rules are followed. A unit owner who rents his or her unit for over six months can
restrict lessees from bringing dogs to the unit while renting. At no time will more than two pets be
allowed in a unit.

4. PARKING
The rules and regulations of the Association provide that parking by tenants and their guests
is limited to spaces outside of the garage. Internal garage parking is restricted to owners in specific
locations. The Association must know what vehicles are on the property. Unit Owners are
responsible for obtaining temporary parking placards from the management office. Tenants are
required to exhibit them conspicuously on each parked vehicles rear view mirror. No trailers or RVs
can be parked anywhere on the condominium association property at any time. No more than two
(2) motorcycles are permitted in a parking space.

5. RECEIPT OF RULES AND REGULATIONS
A complete set of the Rules and Regulations of the Association are attached to this
Addendum and the Tenant acknowledges receipt of same. The Tenant for itself and on
behalf of its family and guests agrees to strictly adhere to same and acknowledges its
independent liability from the Unit Owner for compliance and for damage caused by the
Tenant and its family, guests and invitees. THE ASSOCIATION HAS THE RIGHT TO LEVY FINES
FOR ANY VIOLATION OF THE RULES AND REGULATIONS. (Int)
6. DELIVERY OF EXECUTED ADDENDUM BY UNIT OWNER TO ASSOCIATION
A completed copy of this Addendum, executed by the Unit Owner and Tenant shall be
delivered to the Association, in care of its management office, prior to the commencement of
the tenancy, at which time parking decals and placards will be provided.
UNIT OWNER ALSO EXPRESSLY ACKNOWLEDGES THAT THERE IS A MINIMUM TWO (2) WEEK
RENTAL FOR ANY UNIT AND REPRESENTS AND AGREES THAT THE MINIMUM TERM OF THE
TENANT’S OCCUPANCY WILL BE AT LEAST TWO (2) WEEKS. (Int)
