SMOKING - This is a NON-SMOKING home. Smoking is NOT PERMITTED. If smoking inside/outside the unit or the smell of smoke occurs, your entire security deposit will be forfeited.
PARTIES/EVENTS - In case a party and/or an event occurs, or I receive complaints from neighbors or management, you will be charged $500 from the deposit.
You will receive two (2) sets of keys with two (2) sets of Access FOBS. You will need these to access the building, all the amenities, and elevators. If you lose your keys/fobs, $100 will be charged from the security deposit. Please do not lose the keys and fobs. They are very expensive to replace.
Locked Out of Unit: $50 will be charged from the security deposit. You will need to contact me so that I can have security let you in.
Neither the owner of the property, his/her representatives nor the building association is responsible or liable for accidents or injuries by the renter(s) and any of his/her guests while renting the property. If the property has a pool, hot tub, sauna or is on the water and/or beach the guests are responsible for their safety and the safety of their guests while using these property features. There will be no additional charges as long as none of the following occurs. a. No parties or overnight guests unless previously agreed to by the owner or his/her representative and no loud music after sundown. b. All debris, rubbish, and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. c. All keys with the owner or his/her representative. d. All charges accrued during the stay are paid before departure. e. No linens, towels or any of the items in the apartment are lost or damaged. - - NO Early check-in or late check-out unless agreed to, in advance, by the owner or his/her representative.
MAXIMUM OCCUPANCY: The maximum number of guests for this unit is limited to 4 persons. The inclusion of any guests, during your stay over this maximum occupancy limit, must be approved in advance of the stay. - All people occupying the apartment must be registered.
NO DAILY MAID SERVICE: While linens and bath towels are included in the unit, we do not permit towels (except beach towels) or linens to be taken from the units. Loss of any towels or linens will be charged against the security deposit.
AMENITIES: Pool – Fitness Center – Business center – Amenity level P – Kids Room | Only registered guests are authorized to use the amenities – Guests of guests are not permitted without prior authorization.
MAIL/PACKAGES: Are not permitted. Authorization will not be given to retrieve them from the package or mail room.
BALCONIES: Do not permit anything to run off or be thrown from balconies (i.e. water from cleaning or plant maintenance, cigarette butts or any other objects).
NOISE: To ensure that the rights of all residents are respected, the Association requires that between the hours of 11:00 p.m. and 8:00 a.m., you lower the volume of your radios, televisions, and stereos. Other high-level noise must also be avoided during these hours.
ILLEGAL ACTIVITIES: Are not permitted. You will not engage in illegal activities anywhere on the property.
FOOD: Do not leave any food out that will attract uninvited pests. Our home is pest-free, and we intend to keep it that way with your help. Please dispose of ALL TRASH in the garbage chute.
CONDITION OF HOME: The home must be returned in the exact condition in which it was given.
PARKING: Unless requested, guest parking is done via valet only. Guests pay valet fees. Guests will not charge valet to the condo. Vehicles must be properly parked and centered within the boundary lines of their assigned parking space. No automobile may be parked in a manner which blocks the ingress or egress of other vehicles.
ELECTRICITY: To keep costs to a minimum and not be wasteful, we kindly ask that you turn off all lights, TVs when not in use. The HVAC system runs on the NEST thermostat to help make the system run more efficiently and save money and energy.
Extended Stays (30+ days): A background check and lease may be required.
WRITTEN EXCEPTIONS – Any exceptions to the policies mentioned above must be approved in writing, in advance.
