The custom accommodation has its own access drive, allowing guests to easily come and go.
The property is also occasionally made available for photo and film shoots, and events of 25 persons or less. (Also, in Owner’s discretion, guest references may also be requested, and contacted, with reservation subject to cancellation based upon the results). Thank you!
DIRECTIONS, ACCESS, AREA ACTIVITIES. After you book and pay, and your contact information is received and the reservation confirmed, we will send complete Directions and Access instructions, a roadmap of the property, and Lakeway Mountain's Select Summary of Surrounding Area Activities, Dining and Entertainment--identifying some of the best local options in each category.
NATURE OF ACCOMODATION AND 2 PERSON OCCUPANCY LIMIT. This rental is a private nightly accommodation. It is beautiful and welcoming, but it is not a full-service hotel or resort venue, does not provide entertainment and activities, and is not a group-gathering destination (for which different pricing would apply). OCCUPANCY AND USAGE IS LIMITED TO 2 ADULTS. Entry into the property by additional family members, friends, children or other persons is prohibited absent express written pre-authorization by Owner. SMOKING, PETS AND/OR PARTIES ARE NOT ALLOWED.
CARE FOR THE PROPERTY. Daily maid service is not provided. All guests are required to take good care of the property, keep it clean, tidy up before departure, and leave the place in the same condition in which it was found. A minor clean-up checklist, as well as other details and conditions on the accommodation are contained in our Rental Agreement posted at the property, on the subject vacation rental website, and/(EMAIL HIDDEN) (if our web address appears hidden, it has been made so by the vacation site provider for security reasons). You may also request a copy directly from us. By booking this property, you agree to the terms of the Owners Rental Agreement.
CHECK-IN/OUT & AVAILABILITY. Check-in is 5pm. Check-out is 11 am. No early arrivals or late departures unless pre-arranged (usually not a problem). Formal ID (drivers license, passport, etc) may also be required upon arrival. Following check-in, we will review the cottage systems operations (cable television, internet, remotes, HVAC, etc) with you. You will also sign a guest acknowledgement and release form, and then you will be all set.
CANCELLATIONS, QUOTES AND AVAILABILITY. Bookings canceled at least 30 days before the start of the stay will receive a 100% refund. Bookings canceled at least 14 days before the start of the stay will receive a 50% refund. Quotes are good for 24 hours, although you may renew your inquiry again at any time for new consideration and update quote. Availability exists only so long as the property is not booked by someone else prior to our confirming booking and payment with you.
The foregoing basic rules, along with the Rental Agreement terms, help us to avoid reservation conflicts, keep rental and cleaning costs down (and the cottage well maintained), and assure continuing wonderful experiences for all those visiting. Thanks so much for understanding!

We are an active couple, married 30+ years. We have always loved the Texas Hill Country, its rugged scenic views, streams and lakes, cliffs, hills and beautiful wildlife. We purchased the first section of the subject property in 1985, cleared and developed it, and raised 4 children on it. Lakeway and Austin have grown up around us, and we love to share what we have and where we are. We reside on site in the main house, 250 feet away from the gorgeous storybook cottage.
