# ELECTRICITY USAGE CHARGES APPLY
Towards the end of your stay we ask that the client pays us direct for the electricity usage.
The way we assess this cost is based on a daily average usage which works out to $5.00 per/day.
However we ask our clients to turn off the heating / air conditioning and lights prior to leaving the apartment each day.
This also helps to save the planet!

HOUSE RULES

To maintain a high standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

• Damage, Breakages, theft and loss are the tenants responsibility during their stay.

• Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed by email.

• Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial.
Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.

# TENANTS WILL BE CHARGED A minimum fee of $700.00 if parties are held at the premises.

• Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am

# Fees will apply for excess guests not agreed with the owners in advance.

# Dishes must be cleaned and rubbish removed.

# The tenant is obliged to take care of the property and is obliged to keep the accommodation in the same condition as found on arrival. Furthermore, the tenant is obliged to compensate for any damage or loss occurring in the accommodation due to his own fault or the fault of accompanying persons.

To avoid additional cleaning charges dishes should be cleaned properly including grease build up and burns on pans.

# Food & rubbish is to be disposed of by the client and spillages must be cleaned up.

A replacement fee will be charged for towels stained by hair dyes, bleaches, tanning & make up.

# Please note that there is no need to wash bed linen or towels as these will be professionally laundered.
PLEASE PLACE ALL USED LINEN, TOWLES ETC IN THE BLUE LAUNDRY BAG LOCATED LAUNDRY AND PLACE IN THE LAUNDRY SINK!

There will be 3 sets of Keys. One set in the lockbox and the other 2 in the apartment.
We highly recommend leaving the third set in the lock-box incase you lock yourself out.

• Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
• Pets are not allowed.
• Loss - the owners take no responsibility for the tenant’s personal property.
• No smoking is allowed in the building.

Wonderful Spot, and the perfect place to stay to feel like home and get around Melbourne. I was there for over a month, and Guy was an excellent host! Book it, you won't regret it!

Guy has been tremendous from Day 1 with ensuring I had a highly enjoyable stay for my 3 months in St Kilda. He was highly respectful and always available if anything needed fixing. The proximity to public transport, groceries/restaurants and the beach itself means that the apartment was perfectly situated to enjoy my downtime, as much as it was easy to head into the CBD via the 96 tram for work. The high speed wifi also meant that doing my summer uni courses was a breeze, and also had a chance to kick back with Netflix after! Being my first major Airbnb stay, Guy has set a magnificent precedent for how good a host can be! The numerous positive reviews for his apartments are well deserved. Would love to stay again in future!

Guy was very helpful and accommodating with the checkin, any queries or issues or requests we had. The apartment is very clean, modern and had all the amenities we needed. Location is near transport, beach, restaurants, grocery store. We stayed for 7 weeks in Oct and Nov. Whilst we prefer a more residential, peaceful area, there really isnt anything more we could have wanted from the accommodation or asked of Guy.

Guy was very accommodating and in contact with us throughout our stay in St Kilda. Upon arrival he provided a parking pass for our car and the flat was exceptionally clean. When minor housing problems arose (light bulb out, etc) he was easy to contact and amended things quickly. Overall, I would highly recommend staying here if you're in St Kilda!

My Partner Adam Bull is the principal dancer of The Australian Ballet where my passion over the years includes sailing, running restaurants, adventure travel, property care and restorations.
If an opportunity presented we would consider exchanging time in our Sydney Manly beach-front or St Kilda Melbourne apartments as advertised on this site for a residence in a rural setting such as Queenstown New Zealand or similar. Maybe even an apartment in a vibrant city like New York or something totally different like a yacht in The Whitsundays Australia or some other inspiring location.
Now that would tempt our test buds!
