Stunningly situated on an expansive piece of property that overlooks woodlands, hillsides, and open fields, this single-level home occupies the upper floor of a historic farmhouse. This beautiful grassy meadow sits immediately south of Brook Farm Vineyards and Winery (formerly the Bates Mansion), five miles north of Ludlow town center, and six miles northeast of Okemo Mountain Resort.
The interior is simple and spacious, offering a comfortable and welcoming retreat for small families, groups of friends, and all lovers of Vermont's tranquil landscapes. Make yourself at home in the carpeted living room, where you'll find a sofa, a natural wood coffee table, and a bay window that overlooks the property.
Wake up each morning to take a sunrise stroll with your dog, who is welcome to join you for a small nightly fee. Back inside, you'll have a large kitchen with plentiful cabinet storage, standard appliances, and a waffle iron to help you make use of the local maple syrup. Sit down for breakfast at the four-person dining table by the window, and leave the cleanup for the handy dishwasher.

With two bedrooms and one full bathroom, this Proctorsville duplex will accommodate six guests. The first bedroom offers a queen-size bed and a twin day bed. The second bedroom is outfitted with a double bed. A stacked washer/dryer is also provided to keep your clothes fresh and clean.
If you're vacationing with a larger group, please note that the lower level of the duplex - the two-bedroom, one-bathroom Big Barn Farm (Lower Level) - is also available to rent for six additional guests.

The property shall not be used by more than the number of adults and children listed in your reservation.
All guests shall abide by the Companys good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
The responsible renter must be at least 21 years of age (or the specified minimum age required to rent the property, if higher). Guests under 21 years of age are welcome, but must be accompanied by a parent or legal guardian.
No smoking is permitted anywhere on the premises.
Renter is liable for any damage to the property should damage occur during occupancy.
Please note the property will email a rental agreement to the guest after booking. If the agreement is not received, the guest should contact the property management company at the number on the booking confirmation
