Impeccable 3 bedroom vacation just outside of Newport. Welcome to my home! This is 1/2 of a duplex offering every amenity with private outdoor entertaining spaces and plenty of parking. Perfect for group getaways, couples and families!!
The first floor offers a large living room with a wall mounted, flat-screen TV and a separate dining room with plenty of space for lounging and entertaining. The granite kitchen is fresh and fully equipped with full-size stainless steel appliances, kitchen island and quality housewares. There's also a convenient 1/2 bath located off the living-room.
The lower level has a large seating area with a reclining sectionals, a flat screen TV and office/work space.
Upstairs you'll find 3 spacious bedrooms and a full size bath. The main bedroom has a queen-sized bed with a wall-mounted, flat screen TV, plenty of storage and views of the beach!
The front porch and the backyard patio, fire-pit and yard are private to the home and yours to enjoy! There is a gas grill and plenty of room to play or relax.
I live locally and can be available if you need anything during your stay.
Guest parking is restricted to the "seashell" area along the fence. Not on the shells in front of the house or the paved area . Please provide make/model/license of any vehicles that will be parked on the property.
Welcome to my home - please treat it as you would you own. It is a very comfortable home, great for gatherings but is not a party house. If guests are found to be in violation of the house rules they may be evicted immediately with no refund. If there is a party, additional guests without prior approval, additional vehicles, smoking on property, loud/excessive noise after designated quiet time - this may be cause immediate eviction.
Guests on Airbnb reservations only allowed anywhere on premise at any time. No additional guests on premise. This is a safety measure!
The guest who books must also be the guest who is checking in and checking out.
The guest who books is responsible for providing a complete list of all other occupants prior checking in. They are also responsible for making sure all other guests have read and agreed to all house rules.
No one else is allowed in the home or on the property without the approval of the owner and never any overnight guests.
Surveillance Cameras may be in use.
Guest must provide make/model/license of any cars that will be parked on the property.
The guest who makes reservation must be over the age of 30 - If not please contact me to approve prior to booking.
Guests must be mature, responsible and considerate of the neighbors
Any number of guests over 7 must be approved prior to booking. Any number of guests over 7 will be subject to a $100 charge per day per person.
Guest must park in designated spot (on the seashells near fence) 4 cars maximum in tandem if needed. The paved spots in front of the home are off limits to guests at all times. Also - please do not park on the shell area behind these spots or block the neighbor's access for any reason.
Guest must keep loud music and outside noise to a minimum. Quiet time after 11 pm on weekends and after 9 pm during the week.
Please leave the place as you found it including furniture, remotes, beach items and kitchen. Please do not remove any items from the home or rearrange anything.
Please do not leave anything behind in the refrigerator or the cupboards - or anyplace else in the house.
Please access the backyard from the kitchen door only - do not walk around the house through the adjacent home's yard.
Full trash bags and recycling bags should be placed in the garbage bins outside along fence. Please use only use the bins labeled #86.
Please be careful with luggage when moving it around the house and up/down the stairs.
Please be conscious of shoes and sandy feet including clean-up and/or leave shoes outside or in mud room if they are dirty.
If any furniture, drapery, carpet, towels or bedding are stained the cost to replace these may need to come from your deposit.
Any additional cleaning/trash removal that is found to be excessive may incur an additional charge.
No Smoking indoors or outdoors.
Children may be welcomed but please do not Instant Book.
My home is not necessarily "child safe" and I would want to speak to the guests to discuss the details prior prior to confirming.

Pets may also be allowed but not with an Instant Booking. All pets must be pre-approved (contact me) first and there will be a min of a $100 pet fee, per day that will be retained from the security deposit.
