A trip to New Mexico can be as active or as relaxing, as adult-oriented or as family friendly as you choose. Our house accommodates families (including larger families) or multiple couples with three bedrooms and two and bathrooms. We have two queen beds and a king bed in the master bedroom. The master bath has a large jetted tub. With 1600 square feet indoors, plus plenty of outdoor living space there is plenty of room to relax.
Our house is located on a quiet street with no through traffic and natural, southwestern landscaping. The covered back patio has seating for 6. The large, open great room has HD TV and dvd player. The master bedroom has HD TV as well. There is high speed wireless Internet service in the house. The fully stocked kitchen is handy either for cooking meals or just snacks. Six people can eat in the dining room or eat outside on the covered patio. You will be sure to see rabbits, road runners, hummingbirds, quail and lizards in the yard. For your convenience, there is a full size washer and dryer. Your vehicle will fit in the spacious, 2 car driveway.

The house is a ten minute drive from the Sandia Tramway and from numerous hiking and biking trails. It is a fifteen minute drive to the historic and cultural offerings of downtown Albuquerque and a 15 minute drive to the University of New Mexico. The house is a 20 minute drive from the Sunport international airport in Albuquerque. Santa Fe is an hour drive. A variety of supermarkets, pharmacies, department stores and restaurants are only a few minutes’ drive away (including Trader Joes, Target, Albertsons, Smiths, Walgreens, Starbucks)

We have found a plethora of activities for sports enthusiasts (hiking, biking, golf, skiing, horseback riding), adults (wineries, casinos, art galleries, shopping, sightseeing, fine and casual dining) and families (zoo, aquarium, small amusement park, childrens museum, petroglyphs, national parks and monuments).
*SPECIAL NOTE - AirBnB doesn't currently collect state and local taxes in our area. To do so, we must add it onto the nightly rate as, what AirBnB calls, a "Special Offer".
The local tax rate is 7.5%. So for example, if the nightly rate is $159, when you book our property, you will get a "Special Offer" for $170.92 per night (which is $159 plus 7.5%). We apologize if this seems not straight forward, but its the only method available to collect and remit the required taxes. Thanks for your understanding.
DAMAGE DEPOSIT - A damage deposit of $300 is required. The damage deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
No damage is done to unit or its contents, beyond normal wear and tear.
No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
All keys are returned and unit is left locked.
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community.
PLEASE NOTIFY THE HOMEOWNERS PROMPTLY OF ANY DAMAGE OR PROBLEMS THAT ARISE.
CANCELLATIONS – Cancellations or changes that result in a shortened stay, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
OCCUPANCY – The unit will not be occupied by more people than has been specified in this agreement.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons.
MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units.
UTILITIES – All utility costs are included (electricity, gas, water, trash removal, satellite television, high speed wireless internet access) except telephone. There is NO LAND PHONE SERVICE. Please bring your cell phone. Purchasing by the renter of additional satellite television services such as pay-per-view and other pay movies, shows or services is PROHIBITED.
TRASH REMOVAL – Trash is collected on Tuesday mornings. Place trash out by 7:00 AM on Tuesday. Due to wildlife in the area, DO NOT PLACE TRASH OUT THE NIGHT BEFORE.
PARKING –Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
WATER AND SEWER – The system will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to three hundred dollars ($300).
STORM POLICY–STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive during the snow months. We do not refund due to road conditions.
LOUDNESS ORDINANCE – Do not play excessively loud music or otherwise create a nuisance to the neighbors. ABSOLUTELY NO PARTIES.
ILLEGAL ACTIONS – There is to be no use of illegal drugs, solicitation or otherwise illegal activities on the premises by any quests or others.
The unit is privately owned; the Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. You agree to hold the Homeowners harmless from any liability arising from your use and occupancy of the premises, and outdoor spaces, including but not limited to injury, loss from fire, theft or other incidents. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any liability arising from their use and occupancy of the premises or others whom they invite to use the premise.
