The master bedroom offers a queen size bed, television, walk-in closet and private bathroom. The second bedroom is appointed with a queen bed and double closets. A second full bathroom with tub is located just off the kitchen and a separate laundry closet is available for guest convenience. 1.) Number of occupants does not exceed the rental contract.
2.) Check in/out according to times arranged.
3.) No damage to building, furniture, or appliances.
4.) Furniture, carpet, comforters, pillow shams etc. are not stained or otherwise
5.) No evidence of pets is found at the property.
6.) No smoking has occurred inside the property.
7.) No evidence of bonfires are found on the beach.
8.) The departure checklist is completed satisfactorily.
9.) Responsible adult over age of 25 years renting property is present during entire visit.
1.) No smoking. All of our rentals are non-smoking. By agreeing to this contract, you
are stating that you will not smoke in our vacation rentals. If smoking inside the
property is reported during your stay you will be immediately evicted. The home will also
be inspected after your departure for any evidence of indoor smoking. Security deposit
will be forfeited as well as an additional fee of $250 per guest will be charged to your
credit card if any evidence of indoor smoking is found.
2.) You and your guests are using the home at your own risk. We nor the owner of the
property will be held responsible for any injuries that occur at the vacation rental or for
any lost or stolen items.
3.) No boats or trailers are to be parked at our rental properties. Any fines from the
home owner association or city, as a result of this broken rule, will be charged to the
refundable deposit or credit card on file.
4.) Maximum number may not exceed what is listed on the contract. If additional guests
are found to be staying at the property they will be asked to vacate immediately.
5.) Pets are not permitted to stay at the property. If pets are found to be staying at the
property there will be a $250 cleaning fee charged to the credit card on file and the pet
will need to vacate immediately.
6.) If outdoor grills are used they are required to be cleaned before you depart.
7.) Beach must be left the way it was found. Evidence of any fire on the beach will result
in loss of security deposit or an additional $100 cleaning fee will be charged to the credit
card on file.
8.) Quiet hours outside of the home are from 11pm – 8am. Please respect our

Your vacation rental will be available for check-in by 4pm; in the event that it is available
earlier than 4pm you will receive a courtesy call from our office. Please strictly adhere to
check in times to allow our crews time to clean. DO NOT check in early and unload
belongings into a yet-to- be-cleaned property as our cleaning crews are not permitted to
clean a rental with personal property in it.
When you arrive you may go directly to the property; to access the rental please use the
front door to the right of the driveway. To enter the home please enter the code 1717;
this code will act as your key throughout your stay.

Check-Out / Departure Instructions:
1.) Remove all garbage to outside dumpster or trash can.
2.) Load and run dishwasher.
3.) Do not leave any food in the refrigerator or freezer.
4.) Turn off lights, turn thermostat to 65 degrees in winter and 78 degrees in summer
5.) Close and lock all outside doors and windows.
6.) Adhere to check-out time. If the cleaning crew has to sit outside to wait for guests to
leave the property, there will be an additional cleaning fee.
A $49 processing fee will be charged for all cancelled reservations. Reservations
cancelled before 30 days prior to check-in date will be fully refunded, minus the
processing fee. If cancellation occurs within 30 days before check-in, reservation is
nonrefundable. There are no refunds for late cancellations or early checkouts.
