- great location, easy access to the rest of the city via walking or transit
- very nice, luxury apartment if a bit sparsely furnished

- extremely sketchily operated illegal hotel

- inflexible check in policy
- missing basic amenities (hair dryer, shampoo/conditioner)
This is not a private residence, it's an illegal hotel, and it's definitely operated by a company, not an individual. When our host showed up to check in, she arrived in a van full of towels, bedding, and other supplies.
Only a single set of keys were provided, to be shared among three people who were coming from the US and therefore didn't have Canadian cell phones. When I called to ask about extra keys, I was told (a) that since it was the weekend, "the office was closed" (ILLEGAL HOTEL) and therefore a second set of keys could not be obtained, and (b) there was no door buzzer, and (c) we could not ask the doorman to let us in, because we might tip the building off to the presence of an illegal Airbnb (or rather, hotel). In order for the three of us to split up, we had to pre-arrange meeting times outside, since even if one of us was already in the apartment, the person outside couldn't call up to be let in.
Check in was a nightmare. First, we were told that any arrival after 8 pm would cost an extra $30, though this charge was not specified on the listing. Second, we were told that there was no check-in after 11:30 PM. Our flight kept getting delayed, and eventually cancelled and rebooked on another flight. While "Alysha" did agree to extend check-in time to midnight, she refused to check us in any later because it was "against the rules" (meaning, the company's). The only reason we didn't end up homeless on the streets of Toronto was because we happened to have a very, very good friend who lived in the city who agreed to check in for us. (He was the one that witnessed the van full of towels.)
There was shampoo/conditioner in only one of the two bathrooms. I specifically emailed in advance to confirm that there was a hair dryer, even though it was already listed on the posting. Though I was assured there would be one, when needed we searched the apartment high and low and there was no hair dryer to be found.
