We do not charge Damage Deposit or Property Protection insurance which 90% of the other cabins do ( $200 in savings) . We believe you can use the extra money to reserve an extra night.
This cabin is rented by the true owner. The name of this cabin is Valeria's Beary Tale , inspired by the children's book " The Real Story of the Stars" written by our 16 year old daughter, Valeria. Since my child has a disability we feel the need to give back the same way we have received help. We donate 2 times per year to families with a child with a lifelong disability who cannot afford a vacation
1. What time do we check in and check out?
Check-in time is at 4:00 p.m, but 90% of the time our cabin is ready earlier , we will text the day of your arrival to let you know.
Check-out time is by 1O:00 a.m. Please be prepared to be out by 10:00, as most of the time, the cabin has to be cleaned and prepared for another guest arriving that same day.
2.What is your cancellation Policy? Cancellations affect owners significantly . If you are not sure because of medical conditions, work schedule or weather conditions we strongly suggest " Purchasing Travel insurance".
50 % refund if cancelled 1 week prior to the check-in date . After the 1 week limit has passed only re-booking applies , sorry no exceptions. You may re-book for future dates and you just pay the difference for seasonal rates.
Note: Please understand we cannot refund after the time limit has passed. The 1 week barely gives us owners time to re-book and when you decide to cancel this leaves us stranded with lost days. . Most guests book with months of anticipation and it's real hard to get last minute bookings. In order for us owners to get a chance to re-book the cancellation would have to be 30 days out.
Owners are a small business and we don't have the facility as a hotel to get last minute guests.
*Refunds cannot be made due to bad weather conditions as Snow and Winter Storms happening in either your City or ours. Changes in booking dates can be made instead without penalty.

3. How is the refund made? Airbnb will process refund. We don't receive funds until 24hrs after you have checked-in ( for security). When you book through Airbnb hosts don't receive anything until guests have checked in safely. If you book and need to cancel and are 30 days before check-in airbnb will make the refund.
4. Do you make exception on pets?
We do not allow pets of any kind in our cabin because our cabin is listed as allergy free, sorry. If pets are found to be in the cabin, Guests will be subject to eviction and loss of all money paid, plus a cleaning fee of $150 to cover carpet and furniture
cleaning and flea prevention measures.
5. Is this a smoking cabin? Absolutely not, You may smoke outside, but not indoors. If evidence is found you smoked inside, extra cost will incur to pay for cleaning and sanitation.
6. Do you have daily maid service? This cabin is a privately owned property and even though we offer linens, towels, blankets and a starter kit for your arrival.Daily cleaning service is not included in your rental.
7. Do I need a 4WD or AWD to your cabin? . Although all roads are paved and maintained by the private HOA, it is not uncommon that in late fall , winter and early spring to have hazard road conditions. We recommend that if the weather says it will snow or have Ice Showers to have a four-wheel drive and/or chains. If the weather is nice then you do not need it. We provide a video showing ride to the cabin once paid in full. 4WD and chains is only needed if there is hazardous conditions. We do not provide video unless you are a booked guest.
8. Can you arrange roses, balloons, birthday cakes or decorations for special occasions at extra cost? Yes
9. What is the maximum occupancy ? 4 people , our cabin is small and does not fit more than 4. There will be an additional $10 per guest per night if there is more than 4. It also requires previous authorization if more than 4. Our cabin is suited more for couples or a small family with kids or maybe 3 adults.
ENTIRE CABIN FOR THEMSELVES.
Because of the topographic terrain of Gatlinburg/ Pigeon Forge many cabins with beautiful views or just a mountain setting are located in very steep roads which is very common for this area. Our cabin is located at the top of Sky Harbor ( Top of the Mountain) and it has a nice flat driveway. Going up it will be 2 miles up the mountain and it does have some curvy roads which is the norm to this area of Tennessee.
We provide an exceptional communication with our guests. We check with our guests before arrival/during arrival and mid-stay via text phone to make sure everything is good. Guests can call, text , email 24/7 if anything arises or if they have any questions. Our cleaners are locals so if anything arises they will be available for any need between 9am-5pm
( business hours) unless it's an emergency like heat/ AC or mayor appliance we will try our best to get our techs on the way before or after business hours.
We answer all questions less than 1 hour and if we don't respond right away please consider we might be at a doctors office, at work, driving or doing something that doesn't allow us to take a call. We will return calls as soon as possible.

SIGNED RENTAL AGREEMENT - Please keep in mind once you book we will email our customized rental agreement the same one you read down here. Our rental agreement contains specific information relevant to our rental. the agreement also contains details that are useful as you plan your visit. Since we couldn't fit all our agreement here on this section we require for a signature.
Check-in time is 4:00 p.m. EST. No early check-ins please. Our cabin maybe ready for check-in at 2:00 or 3:00 pm sometimes as early as 1pm. Each one of our guests will receive a text message the day of their arrival confirming if they can check in earlier that day.
We will make every attempt to have cabins prepared ( depends on our cleaners) . Please do not arrive early and expect to get in without previous authorization. If Jacuzzi is not warm enough the afternoon of your arrival it’s because it was drained, cleaned and filled the day of your arrival and it takes a couple of hours to warm up.
Check-out time is by 10:00 a.m. Please be prepared to be out before 10:00, as most of the time, the cabin has to be cleaned and prepared for another guest arriving that same day. If we do not have another guest arriving after your departure we can allow you to check-out at 11am, but you need to consult with us first.
CANCELLATIONS: Cancellations affect owners significantly. If you are not sure because of medical conditions, work permission or because road conditions we strongly suggest “Purchasing travel insurance”.
SMOKING: This is a NON SMOKING cabin. No Electronic cigarettes! Smoking outside is permitted, but if smoke odor is detected inside the cabin or any evidence of smoking there will be an additional charge of $150 to pay for odor abatement, cleaning and sanitizing.
PETS: We do not allow pets of any kind in our cabin. If pets are found to be in the cabin or any evidence of pets, Guests will be subject to eviction and loss of all money paid, plus a cleaning fee of $150 to cover carpet and furniture cleaning and flea prevention measures. Sorry, but many of our guests are allergic to animals plus our cabin is intended mostly for honeymooners and anniversaries and we don’t want to risk the possibility of bed bugs in our cabin.
KEY CODE & ADDRESS
Once all is paid in full we will email all the access information about the cabin. If guest pays full balance before the due date then all information will be sent out. A week before checking-in the keycode will be sent to your cellphone, so please keep phone updated.
Maximum Occupancy: 4 – No exceptions
There will be an additional charge of $10 per person per night for any additional guests. Additional guests must be approved by us in advance. If evidence is found that more than the approved number of guests has stayed in the cabin without permission, additional charges will incur. Our cabin is a small cabin and there is not enough accommodation for more than 4 even if it’s an extra child.
DAMAGE: VERY IMPORTANT!!!!!!!!
Guests agree to leave the property in the same condition they found it upon arrival. If property is not left in the same condition, the Guests understand, and agree that management reserves the right to charge the Guests for any repairs or additional cleaning. Since we do not charge a Damage Deposit, we expect Guests to help with the upkeep of keeping the cabin the way you found it. If you break something, please claim responsibility and call, email or text us for a replacement to be made.
If linens are lost or severely damaged you will be charged at current retail value and this goes for anything that goes missing.
Most roads in the area are well maintained, but some are curvy because of the topography of the mountains. The roads at SKY Harbor are paved and maintained routinely although in late fall, winter and early spring it is not uncommon to occasionally have hazardous road conditions if it has snowed or if frozen ice showers have fallen. It is recommended that during late fall and winter have a four-wheel drive and /or chains. You are responsible for your transportation. We cannot provide transportation nor are we responsible for any towing charges you may incur during your stay.
While the cabins are sprayed monthly for pests, wasps, ladybugs and other insects sometimes these creatures still find their way indoors. Remember that we are in the Great Smoky Mountains and sometimes we have these unwanted guests. While we cannot make refund for insects or wildlife encounters, should it arise, we will take the appropriate measures to correct the problem. Remember this is not your common back yard as such you are likely to encounter a Bear, Deer, Turkey, Bats, Ladybugs, Carpenter Bees, Wasps, Scorpions, Ticks, Chiggers.
Sometimes, a bear may wonder from the National Park to one of the cabins. Please DO NOT approach a bear; do not feed any animal as the owners will not accept responsibility for any injury or illness caused by wildlife. Refunds are not given due to insect or animal issues. Always keep an eye on the children on the outdoors.
Please do not take lightly the possibility of a bear in the area, if you have children please do not leave unattended playing outside.
FEEDING THE ANIMALS OR NOT SECURING YOUR TRASH CAN RESULT IN BODILY INJURY.
Sometimes in the mountains we experience power outages. If the power goes out then the well will stop working as well. You will not have water until the power comes back on. A well requires electricity to work. Having an extra gallon of water on hand is always a good idea. You can at least have something to drink or wash your hands. Flushing the toilet also requires water. Being prepared can make the difference. If you do experience a power outage, contact Sevier County Electric System at (PHONE NUMBER HIDDEN).
ITEMS LEFT BEHIND
Owners are not responsible for any items left behind and do not offer shipping of any kind unless guest wants to pay a $35 trip fee that our cleaners charge to go get your things plus shipping fee. It is illegal to ship prescription drugs so double check every spot before you leave the cabin.
NO DAILY MAID SERVICE- While linens, bath towels and a starter kit are included in the cabin; daily maid service is not included in your rental rate. You may want to bring extra of everything. Keep in mind we are not a hotel and we are only owners renting you our home to you.
WHAT WE PROVIDE: A starter kit with the following items:
*1 roll of toilet paper per bathroom, 1 roll paper towel, 2 laundry detergent pods, 2 dishwashing pods, dishwashing soap and 1 body soap.
*Sheets for beds.
*2 pillows per bed.
*1 blanket per bed.
* 4 Towels, 4 hand towels and washcloths for bathroom use only.
*Dishtowels and dishcloths for kitchen use only.
*Dishes, silverware, pots and pans.
*Iron and ironing board.
WHAT YOU NEED TO BRING:
*Extra toilet paper, if needed.
*Towels for hot tub.
*Laundry detergent for your own belongings.
*Extra blankets, if needed.
*Extra pillows, if needed.
*Soap/body wash for bathing.
*Charcoal for grill.
HEAT AND AIR CONTROLS:
Please do not close all the vents. Instead, adjust the thermostat. If the vents are all closed, the unit has to work harder and may go out.
We do not guarantee that appliances, amenities or utilities will not fail during your stay, but we do guarantee that repairs will be made as soon as possible. Guests understand and agree that there are circumstances beyond our control and that no recourse or action can be brought against owners for these circumstances.
Unless the service request is deemed an emergency by the owner, maintenance will respond during normal business hours of 9am- 5pm. However, owners will agree to do all that is humanly possible to remedy any issue as quickly as possible.
Please understand that we strive to make all our guests happy. However, we cannot send our cleaning team after hours to change a light bulb, clean dust, or get a spider web. These types of complaints can wait. If a complaint is found to be frivolous or non-existing a $35 trip fee will apply.
USE OF THE HOT TUB IS AT YOUR OWN DISCRETION AND RISK.
Hot tubs are cleaned and refilled after every guest. Please do not put any items such as soap, bath products, etc. into hot tub, as it damages the equipment. . Do not stand or sit on hot tub covers, they will break and you may be charged for replacement. Place cover after every use. Do not jump into hot tubs. Hot tubs are not intended to be “swimming pools” and children are NOT to be in the hot tubs, for safety reasons.
There is no life guard on duty to supervise! Do not turn the hot tubs off, as it takes several hours for them to reheat. Hot tubs will run on a cycle of circulating the water, so it will appear to be “off” at times, but it is still on.
EXCESSIVE MESS: VERY IMPORTANT!!!!
Please use paper towels to clean up spills and not the cabin washcloths and/or towels. ZERO tolerance policy for house parties. House parties requiring damage or soiling will require an extensive cleaning fee and you will be charged for it. All damage will be documented with pictures.
