There are only 2 houses located apart on 25 acres: Vacation House and owner's weekend house. Each house has own long driveway and separate lawns.

CHECK IN CHECK OUT
The Guest will arrive after 3 PM in the day of the arrival date and check out no later than the 11 AM on the departure date.
The house will be open and the keys will be left in a coffee cup, located in the kitchen drawer. Guest should leave the keys in the same spot. Failure to leave keys in a designated place might delay the processing of the security deposit refund.
The garbage is to be stored in large plastic bags (not a shopping bags) and deposited into orange garbage box in front of the property. Please use recycle.
Guests are not to leave garbage outside of the house at any time to prevent the animals from coming and digging through it. Negligent handling of garbage resulting in spillage or other contamination of property is subject to assessment and additional fee will be charged.

The number of people occupying the Krum Road House shall be no more than eight (8) guests. Guests are advised to not leave small children unattended, as the house is NOT child safe. The linens will be provided for:
Bedroom 1: 1 double bed
Bedroom 2: 2 singe beds
Second floor Bedroom 3: 1 double bed
Second floor Bedroom 4: 2 single beds
Parking is allowed at designated parking spot, located at the end of a driveway. No parking on the lawns near the house(URL HIDDEN)CARE
Guests agree to leave the premises in about the same or reasonably clean condition as found. If any excessive cleaning is required after the Guests move out, the assessed cleaning fee will be charged accordingly.
DAMAGES AND EXCESS WEAR
Missing items, damage to premises and excessive cleanup will be charged to Guest. Guest agrees to pay for any damages made, deductible from the security deposit. Basic inspection of the premises will be conducted according to a checklist by the cleaning crew and upon satisfactory results the security deposit will be mailed to Guest within a week after Guest’s departure. Should the basic inspection warrant further investigation by the Owner, Guest will be notified and the security deposit will be held until the detailed assessment of damages is completed within one (1) week following Guest’s departure. Upon complete assessment of damages, Guest will be notified of damages found and deductions assessed. The security deposit less deduction will then be mailed to Guest(URL HIDDEN)
GENERAL RELEASE OF OWNER LIABILITY
Owner assumes no liability for Guest’s property loss or damage, nor liability for accidents or injury on the premises. We advise that the Guest purchase Renter’s Insurance to protect themselves from personal property loss and accidents(URL HIDDEN)
Guest acknowledges the fact that the property is located in remote wooded area and that there may be certain dangers of wild animals present, including but not limited to deer, raccoon, hare, skunk, squirrels as well as various types insects. The Guest will exercise maximum caution with regard to safety of self and their guests. Doors and windows are not to be kept open without screens, so not to let any insects or small critters enter the house. The Owner assumes no responsibility for any loss or injuries pertaining to encounters of wild life.
The swimming pond is a natural water reservoir with water level affected by weather condition. There is a small boat available (for 2-3 people maximum).
Please note, that in order to keep the water clean, we have placed a population of Grass Carps into the pond. Therefore, FISHING IS NOT ALLOWED IN THE POND(URL HIDDEN)FIRE USE
Using open fire is limited to the designated Fire pit (in front of the house) and the Grill. When using fire pit, Guest will not leave fire unattended and distinguish it with water after use. Guest agrees not to have any open fire in the woods or anywhere on the property outside the Fire pit or Grill(URL HIDDEN)USE OF THE PREMISES
The Vacation Cottage is located in a secluded yet residential neighborhood. Guest shall be reasonably quiet and peacefully enjoy the premises so as not to disturb other people(URL HIDDEN)
Guest and the members of his party shall not use or permit to be brought onto
1 Krum Rd House any illegal controlled substances, firearms, or items hazardous to persons or property. In addition, smoking on premises is not allowed. It is a non-smoking house(URL HIDDEN)
Owner shall not be liable for any disruption or other interference with the stay where such disruption is as a result of Acts of God (including fire, flood, earthquake, storm, hurricane or other natural disaster), war, invasion, act of foreign enemies, hostilities (whether war is declared or not), civil war, rebellion, revolution, insurrection, military or usurped power or confiscation, terrorist activities, nationalisation, government sanction, blockage, embargo, labour dispute, strike, lockout or interruption or failure of electricity or [telephone service]. In such an event, the Owner agrees to assist the guests to restore any such disruption in service or power, to the best of the Owner’s ability(URL HIDDEN)DISRUPTION OF AMENITIES
Guest acknowledges the fact that the premises are being rented out on a recurring basis and as such can be subject to unexpected damages, disruption of services, breakdowns, excess wear and tear etc. which can occur in a timeframe prohibitively short to make the necessary repairs and corrections in time for the Guest’s arrival. The Owner shall provide emergency repairs to the best of ability and reserves the right to do so during the time of the rental.

The property being rented is the only one Guest Cottage that guests have rightful access to under the terms of this agreement. All neighboring houses, properties and amenities are off limits. It is strictly forbidden to enter, disturb or otherwise intrude the privacy of the neighboring properties.
NO LITERIN(URL HIDDEN)Guest will not throw or leave garbage of any sort on and around the property including roads leading and surrounding the property being rented under this agreement.
Direction to Vacation Cottage

Take GWB upper level to Palisade PKWY North. From Palisade PKWY take exit 18 to Rt. 6 West.
Follow signs to Rt 17 West. Take Rt 17 West to exit 105B.
At the exit: make a right turn at the first light and stay in the left line.
At the second light make a left turn and follow the sign to Hurleyville (Rt. 104).
Go for another 6ML and make a left turn at the first Stop sign.
In 50 yards take your first right and go to Hurleyville.
In Hurleyville: after you pass Mobil gas station on Main Street go for another ¼ ML and look up for a blinking light.
Make a left turn at the blinking light on to Mitteer Rd.
Go up to the Stop sign (this will be an intersection with Krum Rd).
Cross the Krum Rd and go straight into the driveway. The Cottage is a second house on your left ( white house).
