Car Parking is limited to 4 small cars and operated on a first come first serve basis.
The Large Attic Double Bedroom Room 7 is on the second floor ( 4 flights of stairs) it is the quietest room in the house, with double bed, wardrobe and 4 draw chest, temperature controlled heating with double glazed velux window and lofted ceilings. Air Mattress can be provided for 3rd Guest.
Guests have have access to a fully fitted kitchen with kettle, toaster, fridge freezer, washing machine and tumble dryer, microwave, cooker and hob situated on the first floor.
You also have access to the shower room, wc, wash hand basin and heated towel rail on the first floor.
You have access to the lounge area on the first floor area and ocasionally the ground floor lounge when not being used as a 3 bed apartment.
The house has 7 bedrooms and can be used as a 3 bed or 4 bed apartments if you have other friends or family who wish to book.
I like being available for guests, my phone is always on providing I have power and I promise to return calls, emails or text within 24 hours
House rules are very important for both your enjoyment and other guests, NO SMOKING is not only a very strict rule, we have a very sensitive fire safety system both heat sensors and smoke/vapour dectors which set off the fire alarm and can be very anoying if we have constant false alarms. If you wish to smoke this must be done outside the property or in the private car park via the ground floor kitchen.
You are expected to keep your room clean and tidy as you found it, no personal; belongings to be left in common areas and its important to think about other guests when using the bathrooms and kitchen facilities.
For your safety we have a fully integrated fire alarm system, guests do not appreciate false alarms, we have a NO SMOKING POLICY (This includes Vapours), if you wish to smoke please do so in our secure car park. We would also ask you to open kitchen windows when using frying pans or wok's, this prevents an accumulation of smoke which can create a false fire alarm.
Please be aware we have CCTV in the entrance hall on the ground floor and first floor landing these are common/shared areas of my property, we also have Motion, Lighting, Temperature & Moisture Sensors both inside and outside the property for security and comfort, we also have the ability to control power and lighting remotely, you dont have to worry about leaving the lights or heating on.
No Pets are allowed on the property.
Do No use the bedroom radiator to hang or dry damp cloths/towels in our bedrooms, we provide heated towel rails in the bathrooms and have a tumble dryer (extra charge), or you can use the drying rack outside in the secure car park if the weather permits
No Parties or Events are allowed on the property without prior consent.
No Noise after 10pm, for the comfort of other guests.
No Day or Night Guests without prior approval.
For your security each Bedroom is fitted with its own Key Safe, with a number unique to you, the bedroom key should at all times always remain in the key safe, at no time should it ever be taken off the premises. The entrance door should be kept locked and closed at all times
You are required to confirm your arrival on the premises by SMS, Whats App or Airbnb messenger, just quoting your "name" with the words "arrived".
If you have booked a Private Room you will be sharing our Kitchen, Bathroom, Lounge and Car Parking facilities, please be courteous to other users at all times. If you see a sign "NO ADMITTANCE" it means do not "ENTER"
If you have booked an Apartment on the ground floor or first/second floor you will have private use of the facilities on that floor level only. Other guests in the building must observe No Admittance notice. These rules are here for guests privacy, if in doubt ask the host, If we discover your in an area where you should not be, you will be asked to leave immediately.
The property only has one entrance at the moment, so first/second floor guests are allowed to use the hallway on the ground floor and certain guests have access to the key switch which operates the garage door situated in the ground floor lounge.
