Our townhouse is located in The Village of Loon Mountain Family Resort. It sleeps 8 people and has 2 full baths. There is a washer and dryer within the townhouse. There is a full equipped kitchen to serve up to 8 people. It has two decks with amazing views of across the Kancamagus Scenic Bi-way, a 29-mile-long road through the wilderness of the White Mountain National Forrest. NH Meals & Room Tax License No.: 062323
As you can see by the photo we have a million dollar view from the living room, dining areas and deck. We look across the Kancamagus Scenic By-way. We are on the side of Big Coolidge Mountain and look across the narrow East Branch of the Pemigewasset River Valley. You can see the ski slopes on Loon Mountain and have a great view of Black Mountain as well. The resort has everything you would ever need, such as, in door pools & Jacuzzi, outdoor pools & Jacuzzi, kids pool, tennis, basket ball court, kids play ground and more. We are at the beginning of the Kancamagus Hwy and Franconia Notch. These are two of the most scenic places east of the Rocky Mountains. The White Mountain National Forrest and surrounding areas offers a wide variety of things for people of all ages and abilities. The area is home to the highest concentration of hiking trails in the world. The area includes water falls, gorges, notches, high elevation passes and breath taking vistas just to mention a few of the things the area has to offer.
You will have complete access to all that the townhouse offers. You will complete access to all the resort facilities.
I have lived almost my entire life in New Hampshire. I attended college in the foothills of the White Mountains and have been visiting the area since I was a child. I have owned this townhouse since 1999 and my family and I use the place myself three times a year. I know the area, the restaruants, the shops, the activities and theme parks and would love to help you make the most of your stay in the beautiful White Mountains. 1. Arrival and Departure Information:
The unit will be available for check in after 4:00 PM until 9:00 PM on the scheduled arrival date. Check out by 10 AM on the departure date. My crew comes in shortly after 10 AM. If they have to come back it will be a $10.00 - 25.00 fee for a late check out between 10-11 AM. Any longer than that could result in the loss of part or all of your security deposit depending on the infraction.
2. Restrictions on Number of Occupants:
The maximum number of persons occupying the unit may not exceed 8 people, regardless of age, as specified above. Otherwise the Lessee will have to pay a supplemental rental fee of $25.00 per day.
The lessee is responsible for and agrees to pay for any missing or damaged property. The unit will be inspected following your stay. The unit will be left in neat and orderly condition. The full amount of any damages will be deducted from the Security Deposit and the balance will be refunded within 30 days.
Smoking is not allowed in the unit at all. If you must smoke than you will have to do so outside the unit by the main entrance. Smoking inside the unit will result in loss of your security deposit. Cigarette butts are not to be disposed of on the ground or there will be an extra charge for cleaning them up. The charge for cleaning them up will be deducted from your security deposit.
Trash must be removed from the unit and placed in the Dumpster located at the entrance to the development. The Dumpster is located in the southeastern corner of the over flow parking lot as you enter the complex. Renters will be fined between $10.00 - $25.00 for trash left in the unit. Do not leave trash outside the unit for it can attract bears.
6. Keys / Pass-code
We use a pass-code door lock on the front door. You take the walkway to the right of the building to the back of the building. As you get to the back you'll see a red entrance door with a pass-code door lock.
No pets are permitted on the premises. Violation will result in termination agreement and loss of security deposit.
Two parking spaces are allotted one directly in front of the unit and one diagonally across the street. Both parking spots are marked 7-2. If there are more than 2 cars the additional cars must be parked at the overflow lot at the entrance to the complex, where the dumpster is located. Please be mindful of the neighbors’ parking spaces.
9. Bedding and Linen
Please strip the sheets from the beds that were used and leave them in the first entrance along with the used bathroom & dish towels. Failure to do so would be a $10.00 fee.
All long distance calls must be charged to your home phone, credit card or call collect. If not, you will be charged for the long distance calls made, plus a $10.00 service charge. The phone number is (PHONE NUMBER HIDDEN).
11. Village Swim, Tennis & Fitness Club
Two club passes are supplied for your convenience and may be found by in the bears statues basket on the fireplace mantle. You can sign everyone in on one card. Loss or removal of these cards will result in a $25.00 per card replacement charge.
12. Quiet Hours
Quiet hours are between 10 pm in the evening and 8 am in the morning. Please be considerate of my neighbors and others who are vacationing at the resort. Not being respectful of neighbors could result in being asked to leave and losing out on your rental fee and / or security deposit.
