This is a lovely, large, comfortable 5 bedroom, 4 bath (plus loft & bonus room) mountain cabin on 3 levels. Actually 4 levels as the 5th bedroom/studio apt is on a split level of it's own to the side with it's own entrance and deck. This allows a lot of flexibility & privacy as different family/friend groups within your party can each can have a floor & their own bathroom! There are three fireplaces, a Daikin Split Air Conditioning system in the main house, central heating, decks, lovely forest views, fire pit and more. It has lake rights & beach passes which allow lake, beach club & fishing access to 12 people. It is situated on a safe, level, snow-plowed, cul-de-sac street, close to highway 18 for an easy commute & in walking distance to the lake & village. It is a 3 minute walk from the house to the lake & a wonderful 10 minute walk along the lake path to the village with all it's amenities.
A few things to note: -
The bonus loft area can sleep 2 singles (there are 2 click/clack sofa beds) and the tiny but charming bonus room in the eaves is just big enough for a single bed - good for a child, teen or small adult - it is adjacent to the upstairs master bedroom.
Since the photos were taken I have changed some of the furniture to be more family/group/dog friendly so the living room, in particular, is furnished differently from the photo. I have added a big dining table for family dinners, an expensive & lovely leather sectional with a queen pull out bed and bigger beds in some of the bedrooms. It is a work in progress & when I have it right, I’ll get new photos taken.
The 5th bedroom is a separate guest studio apartment under the garage. It is very private & shares no common walls with the main house. It has a separate entrance and deck with views - but is also connected to the main house by a network of decks in the back. It has a mini kitchen, stone fireplace, desk, sectional sofa, smart tv & dvd player. The bathroom has a Japanese soaking tub! (The tub may not be suitable for everyone. For example children & people with mobility issues who may have difficulty stepping into & out of it. There is a grab bar, which helps).

PARKING: Off-street parking for 3 cars.
You can park on the street when there is NO snow. During winter months, if you have more than 3 vehicles, you should be prepared to park the extra ones at the village where there is covered parking and cars can be left overnight without charge, if necessary. (Only necessary if there is a snow build up on the street or if it is snowing/about to snow).
If you are there in the winter & there is snow, you may need to clear space for your car & a pathway to the house. Tools are available for you to do that & I can provide phone numbers for snow clearance, if you wish. This doesn’t happen often. The road itself is snow plowed regularly.
WALKING TO THE LAKE: the house is a 3 minute walk from the house to the lake & a wonderful 10 minute walk along the lake path to the village with all it's amenities.
The walk downhill his relatively ez but good shoes & care should be taken as the road has some potholes. You will need to cross a 2 lane road which circuits the lake to access the lake path. Walking back from the lake is uphill & you may need to take it slowly - or someone could run up & fetch your car. It’s a short distance but can be challenging for some. Another option is to drive the short distance to the lake road & park to the side of the access lane just before reaching the road. Be careful crossing the road as you are close to a bend in the road. I usually walk to the right before crossing to get a better view both ways. A dirt path runs inside the road on either side of the gated lake condo complex leading to gates with key code access to the lake path. Go to the left to walk to the village.

LAKE RIGHTS: The house has lake rights which transfer to you while you are staying at the house. You have use of 2 lake & beach passes which give all your group:
• Access to over 60 lake trails
• Use of Grass Valley and Marina Peninsula Parks
• Use of the Beach Clubs. You will have 2 beach passes which each give 6 people access to the beach clubs (Summer season only).
• Fishing on the shoreline and on specially designated fishing docks - you will need a CA fishing license.

A/C: we recently installed A/C in the upper level which cools down the main area of the house when needed. It rarely gets hot in Lake Arrowhead & the lower rooms usually stay cool year round.There are fans in every room.

SLEEPING ACCOMMODATION:
There are:
3 master bedrooms: one on the top floor and one on the bottom floor (there are 3 floors in the main part of the house) and the studio apartment under the garage.
The bottom floor master has a king bed and a pull out sofa bed.
The other 2 each have queen size beds.
On the top floor there is also a loft with 2 "click clack" couches that turn into beds a small & cozy attic room off the loft with a comfy single sofa bed.
You can find bedding on the upper floor for the sofa beds in the big red trunk.
MAIN FLOOR: There are 2 bedrooms on the main floor:
~ "the pirate room". This room has a 2 beds - a single & a single loft bed.
~ the second bedroom has a queen size bed.
The couch in the living room is a queen sofa bed.

In summary, in all there is one king bed, 3 queen beds, 2 single beds, 2 full/queen sofa beds, 3 single sofa beds & two floor pads/futons.
The beds are all very comfy and there are mattress toppers to put on the sofa beds and click-clack beds, if you wish.

Lake Arrowhead Village:
The Village is outlet shopping heaven :-)
Restaurants of all types at the Village: Pizza, Thai, sushi, Mexican - as well as fast food (McDonald's & Subway)
The Lake Arrowhead resort hotel at the Village is a fabulous place to visit. It is a big mountain lodge with a large, comfortable lobby area, beautiful decor & several blazing fireplaces to sit around, a lovely restaurant, a cosy bar & many other amenities ;
You can go for a boat ride on the Arrowhead Queen which sails daily every hour on the hour year round.
Looking for some fun for the kids? Look no further. Lollipop Park at Lake Arrowhead Village offers bumper cars, miniature golf, horse carousel, Pirate Ship Ride, Crazy Mirror Maze, Candy Store, Rolling rain Ride and more.
Lollipop Park is open 10am-6pm from Memorial Day through Labor Day. In the Winter Season (September through May) they are open Thursday through Sunday (weather permitting).

WINTER - SNOW:
Snowfall is much less in Lake Arrowhead than in Running Springs or Big Bear. BUT it can & does snow - so if you book during winter months, please take that into account.
CHECK WEATHER & ROAD CONDITIONS AHEAD OF TIME:
Before leaving home I strongly advise that you check weather & road conditions. It can be sunny & warm below & snowing in the mountains. Be prepared - you may need chains.
BRING GLOVES, WARM CLOTHES, GOOD SHOES ETC. You may be responsible for clearing space in the driveway to park your car(s) & for clearing the steps down to the studio entrance - especially if there is recent snow. There are snow shovels on the small deck to the left of the garage where the trash cans are stored.
Please use extreme caution on the driveway and steps down to the studio as the temperatures can get very cold & ice & snow may be present. If you are heading up with snow in the forecast or right after snowfall, please be prepared for these eventualities.

SNOW PLAY:
The closest ski and tubing areas are in Running Springs (15 to 20 minutes away).
• Snow Drift Snow Tubing Park is very fun & low commitment at $10 an hour.
• Snow Valley ski resort is next door & I love to ski there.
• Big Bear is about 45 minutes away and has several snow play areas.
• Snow play closer to the house is also possible if snow is present & conditions are right. Snowball fights, snowmen & even sledding - please use caution & common sense.

Lake Arrowhead is only about 90 mins from LA, OC or the desert cities but it feels as though you are in a different world!

San Bernardino imposes strict limits on the number of people allowed at short term rentals. If you have more people at the house than you have disclosed you run the risk of being asked to leave.

There is a 7% tax for short term rentals in Lake Arrowhead.
This will be sent to you via the resolution center once you have booked.

The house is situated in a really good place for commuting - just down the road from Highway 18. Within about 90 minutes of many areas & attractions: Los Angeles; the Desert Cities; Orange County; Ontario Airport; Disneyland...

Although the house is cleaned regularly, please expect some dust & some cobwebs - how do they materialize so quickly!? This is the mountains & the outdoors is really THE OUTDOORS up here. A quick dust will vanquish all. A broom, floor duster & vacuum cleaner are there for your use.

• Please note that the City of Lake Arrowhead requires Vacation Rental Owners to collect a 7% 'Occupancy Tax' from all rentals. I will send a request for that Tax through the Airbnb Resolution Center after booking is confirmed.
• Everyone in the booking party must read the House Rules and agree to them. Please Note: Violation of House Rules may result in loss of deposit. • We fully expect all guests to treat our house with kindness and cleanliness, and leave it clean except for used sheets, towels, dishes and some light vacuuming. This is not a hotel. It is a home being offered for your comfort and enjoyment. Please treat it with respect. • ABSOLUTELY NO SMOKING INSIDE THE HOUSE OR WHERE SMOKE CAN GET INTO THE HOUSE. Smoking is only allowed OUTSIDE on the decks with the DOORS TO THE HOUSE CLOSED and in the back yard. DO NOT allow smoke to drift into the house. Smoke smell inside the house is EXTREMELY difficult to remove and most guests will not tolerate it. Guests MUST dispose of cigarette butts responsibly after extinguishing. This is a fire hazard area ! • During the summer months the Fire Department has requested we not use the fire pit in the back yard due to the high fire risk in the area. • All guests must be included in the total number of people staying at the house, including any children. • Pets are allowed but must be approved in advance and monitored by guests at all times. Any pet discharges must be cleaned up whether inside or outside the house. Any pet accidents in the house must be thoroughly removed and any smell completely removed. There will be an additional $50 charge for pets. • The back yard is fully fenced & pet friendly but be aware that there may be people staying in the adjoining studio (which is under the garage). If so please check to see that the dog gates at the top of the steps to & from their deck are in place before allowing your dog to roam freely. • PARTIES AND EVENTS MUST BE APPROVED IN ADVANCE. This includes any additional guests who are not booked to sleep at the house. Not all events will be approved - it depends on the type of event, the number of vehicles & the number of guests. There will be an additional charge. We are reasonable people & want you to have a wonderful time but also need to take into account our neighbors, and additional cleaning and usage costs. • THE BUNK BED IS FOR SLEEPING. Although play on it is probably inevitable. Please monitor your kids to be sure they play safely. No one over 150 lbs on the bunk bed. • TRASH CONTAINING FOOD WILL ATTRACT ANIMALS. So when you dispose of waste in the outside bins please be sure to secure the bin lids. The Blue trash bin outside is for recycling. Two trash containers are provided in the kitchen. I suggest you use one for food waste only to make it easier to dispose of. Trash pick up is Tuesday morning (early). If you are there at that time, please put the trash cans out on Monday night to be emptied. Thank you. • Be respectful of the neighbours and any people who may be in the adjoining studio apartment: no loud noise after 11pm or before 8am. In consideration of our neighbors: Park in driveway & in front of house only. Please don’t gather in front of the house for long chats. Thank you. • WINTER GUESTS If you are there in the winter & there is snow, it is your responsibility to clear space for your car & the stairs to the house, if necessary. Tools are available for you to do that on the deck next to the garage & I can provide phone numbers for snow clearance, if you wish. The road itself is snow plowed regularly. FYI it is rare for the driveway & steps etc to need clearing but there is always a chance - it would mainly be in the event of recent snowfall. Do not park on the street if there is a large snow build up and/or if snow is in the forecast because snow plows will be coming through. • SUMMER GUESTS: be sure to leave the beach passes in the entry table drawer. If you forget or lose the pass you will be charged a replacement fee. • Read through the "House Info" binder on the dining table when you arrive at the house. Internet password is there as well as information about TV controls, garbage pickup, air conditioning controls, emergency info and other house details. • DEPARTURE PROTOCOLS (Before you leave): - Remember, this is not a hotel. Cleanup standards are different. Cleaning fee is for laundering bedding & towels, wiping surfaces, light vacuuming and prepping for next guests only. All other cleanup should be done by departing guests. - If you use the BBQ Grill, clean the grill and any food or grease in the area. - Put used dishes in the dishwasher and turn on. - Go through the house to gather any trash. Place all trash & recycling in appropriate bins at side of garage. - Leave used beds unmade & used towels on the bathroom floor (so that it's obvious which beds & towels have been used.) - If you've moved furniture (or anything) please replace it where it was. - Remotes: Be sure tv, ceiling fan, electric fire & A/C remotes have been returned where they belong. - Check again to make sure you haven't left anything. - Lock the front door and put the key where you found it upon arrival.
