GENERAL RENTAL CONDITIONS

LATE ARRIVE AFTER 22:00 involves an additional expense of € 25, AFTER 1:00 AM € 35


On the day of arrival will be required to ensure the signing of the lease in accordance with the local laws.


The validity of the lease would begin from 16:00 on the day of arrival. (Unless stated otherwise).


The termination of the contract is by 11:00 on the day of departure. (Unless stated otherwise).


The delay in the output phase will be interpreted as a breach of the rental conditions and therefore punishable. If the tenant does not arrive on the date provided in the rent, for any reason must promptly inform us.


If objects, furniture and tools were to be compromised, broken and not in good condition when you arrive you must immediately inform our staff who will contact the landlord to repair them as soon as possible. Tenats will be held accountable for flaws and damage to property, will be charged against them the costs of necessary repairs, after a "bad habit", omission and negligence in the maintenance of objects, furniture, tools and accessories that are present in 'property at the entrance.

Drawbacks


Our staff and the landlord can't be held responsible for irregularities and failures with regard to water, electricity and telephone supplies, etc., when these are produced by third parties or public entities involved with the work in the vicinity.

Home Cleaning


On the day of termination of the contact the property must be left clean as it was delivered at the moment of the beginning of the contract. We invite you to be particularly vigilant on this point before you sign the contract . If this clause is not respected, a sum of variable amount will be deducted from the deposit.


1.- Si Vd. esta interesado en arrendar dicho inmueble, debe saber que para proceder a su reserva debe firmar un contrato de arrendamiento de temporada especial con el importe del alquiler y las fechas correspondientes. Este contrato de arrendamiento se rige por la normativa aplicable a los arrendamientos para uso distinto del de vivienda, conforme a lo dispuesto en los art. 3, 4.1, y 4.3 de la Ley 29/1994 de Arrendamientos Urbanos (LAU).

2.- El presente contrato  se otorga conforme a lo establecido en la Ley 29/1994, de 24 de noviembre, de Arrendamientos Urbanos y se regirá por lo libremente pactado en el presente contrato, y en todo lo no recogido en el mismo, por lo determinado en el Título III de la citada Ley, y supletoriamente por lo dispuesto en el Código Civil. y en ningún caso están sujetos a la Ley 8/2012, de 19 de julio del turismo de las Illes Balears.

3.- El arrendador de dicho inmueble no ofrece los siguientes servicios, en cumplimiento a las leyes anteriormente citadas:

a) Limpieza periódica de la vivienda


b) Ropa de cama, lencería, menaje de casa en general y resposición de estos.


c) Mantenimiento de las instalaciones


d) Servicio de atención al publico en horario comercial.


****IMPORTANTE, se trata de un arrendamiento para uso distinto al de vivienda y esta regido por la presente Ley*****.

The apartment itself is in a fantastic location in Ibiza Town. Very central and easy to get around. There are lots of restaurants and shops nearby and the view is quite nice from the apartment. We had a few issues checking in with communication and this left us waiting at our meeting point for about 2 hours. We did not have a working phone which we communicated to our contact, however, we were able to use a hotel phone to arrange a time and meeting point to collect the keys. Apparently, our contact was also here at the same time but did not see us (with our many suitcases and bags) waiting in the small cafe despite only sitting a couple of metres away from us the entire time. Finally getting a hold of the contact we had to wait another 30mins for him to arrive as he had apparently left. He said he had not asked about if any of the patrons in the cafe were, in fact, us as he said it wasn't his to job to guess. This was a rather unfortunate miscommunication and I would recommend to others to organise a phone sim of some sort, otherwise, you may encounter similar communication issues. Also, the cafe meeting point doesn't let you wait there unless you order something, so we had to order some drinks in order to be able to stay and wait for the contact to meet us. Our main issue was that we had someone let themselves into our apartment during our stay. Luckily we were in the room at the time so asked them who they were straight away. However, the intruder heard us yell out whilst opening the door and literally ran away. We tried to follow them to ask who they were (as we were not able to catch a glimpse of them as they were opening the door) again but they disappeared quite quickly. Our contact informed us that this was a maintenance man, however, we were a little confused as to why this person would not simply explain themselves when asked? We felt insecure and about our belongings being left in our apartment and a little unsafe after this encounter but we were reassured by our contact that all was good and we did not encounter any further issues like this during our stay. The rental also states we need to sign a contract which was provided in Spanish, however Marco and his team were quite helpful in providing an English version. My issue was however that initially we were asked to sign a contract which left certain dollar amount fields blank and this is something we were not comfortable with. After communicating we would cross this field out unless further clarification was given we were asked to add an amount of 8000 euros to the dollar amount. I think it may have been worth chatting through the contract initially, as I understand there are some legal requirements in...

El apartamento era algo más pequeño de lo que parecía en las fotos. La ubicación es muy buena céntrica y no excesivamente ruidosa a pesar de estar en pleno puerto. Al estar cortada al tráfico ayudaba mucho en ese aspecto. A excasos 200 metros contabamos con una parada de taxis. Limpieza correcta. Tamaño de la cama un poco justo pero lo que se puede esperar para un piso de vacaciones.

Great host and a good sized apartment good view over the harbour however when we were there, there was a building site outside which was a bit noisy from 8am. The place was clean although just seemed odd having to buy our own toilet paper and no bowls things like that is the reason I say 4star.

A Well located, Nice appartment. The communicatief was ok, the only problem was that there was just 1 Duvet for 2 beds, and there was no possibilty to get another one, other than that it was a Nice appartment

La experiencia fue buena, el piso esta bien ubicado ya que lo que queríamos ver estaba por la zona. En general la experiencia fue buena y el host fue muy agradable, ofreciendo su ayuda para lo que fuera. La vista es muy buena y tiene una heladería abajo muy buena.

Great apartment in stunning location, it's as good as it looks in the photographs. Hosts couldn't have been more helpful. Thoroughly recommend this as a place to stay.
