Top rated location just 3 miles from the Disney main gate and just a short drive to Sea World and Universal Studios. The elegant townhouse is part of the very popular vacation resort of Regal Oaks Resort. The three-bedroom townhome has its own private hot-tub and fully-equipped modern kitchen. Regal Oaks is a gated community offering its guests free unlimited use of all these facilities: large heated pool, dual waterslide pool, Jacuzzi, fitness center, tennis court, clubhouse restaurant and bar.
The fully modern kitchen comes equipped with a refrigerator, stove, conventional oven, microwave, dishwasher, coffee and tea machine, toaster, mixer, and all cooking and dinning wear. The living room offers a new flat screen Smart Television and Blu Ray player with surround sound. All bedroom are equipped with flat screen TVs with free cable and HBO channels.
Central air conditioning. In-house laundry includes clothes washer/dryer machine and ironing equipment. A safe is provided at no additional charge. All towels and linens are provided. Free WiFi is included for your convenience.
As guests of Regal Oaks Resort, you will have access to all resort amenities. This includes pool, and dual water slides pool, Jacuzzi, pool bar, tennis court, restaurant, fitness center, and business center.
I will not be available in person, but we have a local property manager who is available for any support needed.
A portable baby crib and a high chair are available at the home. There is no additional fee for their use.
GENERAL RENTAL TERMS AND CONDITIONS
The completion and payment of your booking confirms the acceptance of the terms and conditions of rental and shall be binding on the person(s) booking and intending to occupy the premises. Your reservation is valid only by agreeing to and by being bound to the terms and conditions set forth herein:
Check in time is after 4:00 PM and check out is no later than 10:00 AM. The check-in and check-out times are based on the time needed by housekeeping to clean the entire home and have it ready for your arrival and next guests.
By Florida State Law, occupancy may not exceed the posted capacity for the home.
Smoking is not permitted inside the property. Evidence of smoking in the property will cause additional cleaning that would be deducted from your security deposit. Your cooperation is requested and appreciated.
Pets are not allowed.
Please bear in mind that the resort consists of both residential and short term vacation homes, we therefore request that out of respect for neighbors that you make no excessive noise between the hours of 10:00 pm and 8:00 am. House parties are not allowed under any circumstances.
Do not tamper with air conditioning controls, this could cause serious problems to the equipment.
When leaving the home unoccupied, the guests are responsible for ensuring the home is secured, all doors and windows must be closed and locked.
The home is fully stocked with linens, towels, and pillows, but keep in mind your vacation home is intended as self-catering. The home is provided with a basic starter supply of toiletries; guests are then responsible for purchasing/supplying all further supplies required for the duration of their stay. There is a convenience store at the resort Clubhouse stocked with all personal and home items that you may need during your stay. Additionally, there are plenty of stores in close proximity to the resort.
Should you experience any problems whatsoever with the home during your stay, please contact us immediately. We will do our best to assist and rectify the matter as soon as it is practically possible.
PROPERTY DAMAGE AND INVENTORY
Please notify the owner within two hours of arrival or as soon as practicably possible, if there is any existing damage to the property or any notable conditions. Please also notify us of any incidences such as the breakage of a cup, and do not try to repair yourself as this could compromise the next guests' safety. Please report any damage/accidents to us.
Every single item in the home, large and small, has been inventoried and is fully inspected immediately after checkout. The guest is responsible for the cost of any damages sustained to the property or its contents during the stay; this includes missing, broken or damaged home items or equipment or any excessive cleaning charges incurred during the stay.
No items are to be removed from the home at any time except pool towels intended to be used at the clubhouse pool. Please bear in mind that pool towels belong to the home and not the resort. Therefore, guests are responsible to return every pool towel back to the home after use at the resort pool. Towels left at the pool cannot be traced back to our home and will be charged from the deposit.
The homeowner and their agents do not accept liability whatsoever for death, personal injury, sickness, accident, loss or damage to persons or personal effects however caused as a result of the use of the home, hot tub, the common facilities/club house pool and spa. It is the responsibility of an adult member of the party to ensure that children are always properly supervised in the home and especially when in the pool, hot tub and surrounding areas.
The homeowner does not accept any liability for failure of public utilities such as water or electricity or failure of the resort swimming pool equipment. Nor for the consequences of the actions or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. This does not affect your statutory rights as a consumer.
The homeowner cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the resort.
Force Majeure. We accept no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including, but not restricted to, war, terrorist activity, civil commotion, flight delays or cancellations, airport closures, adverse weather conditions, fire, flood or industrial dispute.
The home is treated regularly as part of a strict professional pest and termite control program, and is professionally cleaned after every rental. However, please bear in mind that Florida is a sub-tropical state and small insects are occasionally inevitable. It is important that care be taken with food that is left uncovered or used cooking or dishware left unclean in the kitchen sink.
The management reserves the right to enter the home (whether the guest is present or not) at any time when necessary in order to carry out emergency maintenance or damage prevention work. In addition, to enter, or to allow entrance, by our regular licensed and insured pest control company, at a reasonable hour, in order to implement our regular planned pest control program. Every effort will be made to inform guests of such activities, and to make suitable arrangements. Where guests request non-emergency maintenance, it shall be assumed that permission is granted by the guest to allow access to carry out said work, whether the guest is present or not.
