GENERAL RENTAL CONDITIONS


LATE ARRIVE AFTER 22:00 involves an additional expense of € 25, AFTER 1:00 AM € 35


On the day of arrival will be required to ensure the signing of the lease in accordance with the local laws.


The validity of the lease would begin from 16:00 on the day of arrival. (Unless stated otherwise).


The termination of the contract is by 11:00 on the day of departure. (Unless stated otherwise).


The delay in the output phase will be interpreted as a breach of the rental conditions and therefore punishable. If the tenant does not arrive on the date provided in the rent, for any reason must promptly inform us.


If objects, furniture and tools were to be compromised, broken and not in good condition when you arrive you must immediately inform our staff who will contact the landlord to repair them as soon as possible. Tenats will be held accountable for flaws and damage to property, will be charged against them the costs of necessary repairs, after a "bad habit", omission and negligence in the maintenance of objects, furniture, tools and accessories that are present in 'property at the entrance.

Drawbacks


Our staff and the landlord can't be held responsible for irregularities and failures with regard to water, electricity and telephone supplies, etc., when these are produced by third parties or public entities involved with the work in the vicinity.

Home Cleaning


On the day of termination of the contact the property must be left clean as it was delivered at the moment of the beginning of the contract. . We invite you to be particularly vigilant on this point before you sign the contarct . If this clause is not respected, a sum of variable amount will be deducted from the deposit.


1.- Si Vd. esta interesado en arrendar dicho inmueble, debe saber que para proceder a su reserva debe firmar un contrato de arrendamiento de temporada especial con el importe del alquiler y las fechas correspondientes. Este contrato de arrendamiento se rige por la normativa aplicable a los arrendamientos para uso distinto del de vivienda, conforme a lo dispuesto en los art. 3, 4.1, y 4.3 de la Ley 29/1994 de Arrendamientos Urbanos (LAU).

2.- El presente contrato se otorga conforme a lo establecido en la Ley 29/1994, de 24 de noviembre, de Arrendamientos Urbanos y se regirá por lo libremente pactado en el presente contrato, y en todo lo no recogido en el mismo, por lo determinado en el Título III de la citada Ley, y supletoriamente por lo dispuesto en el Código Civil. y en ningún caso están sujetos a la Ley 8/2012, de 19 de julio del turismo de las Illes Balears.

3.- El arrendador de dicho inmueble no ofrece los siguientes servicios, en cumplimiento a las leyes anteriormente citadas:

a) Limpieza periódica de la vivienda


b) Ropa de cama, lencería, menaje de casa en general y resposición de estos.


c) Mantenimiento de las instalaciones


d) Servicio de atención al publico en horario comercial.


****IMPORTANTE, se trata de un arrendamiento para uso distinto al de vivienda y esta regido por la presente Ley*****.

Ricky, I believe is a colleague of Marco was in constant communication with me prior to arrival and when I arrived. He met me on time at midnight and was absolutely fantastic. The location is incredible, the best location I could have asked for. The studio apartment is very nice and it's very clean. It is a little noisy outside because there is a restaurant below, but it is in prime location. I would highly recommend this unit. AA++++

apartment had everything we needed, and was certainly nice enough, but it was what you saw out the window that made this totally worth it. coudnt have asked for a better location for myself and my girlfriend. looking over the port, all close shopping and restaruants. definitely worth a stay! Will say though that if you are a foreign traveler (as we were) and dont have easy direct access to a phone, setting up a meet might be annoying. They refuse to use email, Marco is not the one who you will have any direct contact with, and he will pass you through about 3-4 different people before settling on the person he will have you deal with on that day, whom again, he will refuse to allow you to email directly. DEFINITELY have easy access to a phone and a spot to chill while you set everything up.

Marco and Matteo communicated very well and in a timely manner prior to y arrival and during my stay. The check in and check out went very well . The place is very well situated on the port. I was concerned about noise at night but it was not an issue. I would come back here.

The apartment was as described and in a great location in town. Everything went smoothly during the stay including good communication.

En primer lugar quiero dar las gracias a Lenny por su amabilidad y flexibilidad el día de llegada. El estudio es cómodo, funcional y está muy bien ubicado....buen aire acondicionado, wifi, todo correcto sin ninguna pretensión. Está en pleno centro de Ibiza, justo al lado del puerto, lo que implica que la zona es algo ruidosa pero compensa con creces tener todo debajo de casa.

Logement situé sur le port en plein centre d'Ibiza, idéal pour rayonner. Simple mais propre. Un peu bruyant le soir car la rue en bas est constituée que de restaurants.
