No cold midnight treks to the loos or cold showers here. Our lodges have their own kitchens and ensuite bathrooms, with hot running water in both, proper beds and wood burning stoves to keep you snug and warm.
At Lower Keats we’ve thought of everything, even a two burner gas hob, for that early morning cuppa or cooking without the need to fire up the stove, so that all you will need to do is sit back and enjoy your stay.
There’s even a little honesty shop on site, the Lower Keats Larder.
You can meet and feed the animals, collect the eggs, help with farming duties or simply use us as a base to explore the beautiful countryside.
We hope we have created the perfect family or romantic getaway, or somewhere special to spend time chilling with friends.

After check in we tend to leave guests alone to enjoy their holiday - but are always contactable by mobile if needed.
Check in is from 4 pm and we will try to ensure that lodges are ready but occasionally it is not possible due to finding a very dirty lodge!

You may be able to access your lodge early if it is ready - BUT please text to check before arriving (as it may not always be possible due to the time needed to make the lodges beautiful again for each new set of guests). If you do not get a reply we are probably still hard at work! We may need to direct you to a lovely place to visit for the afternoon if you are too early!
Check out is by 10 am on your departure day - please do try to depart promptly and leave the lodges in a clean and tidy state. We will total up your spend in the honesty shop the evening before and contact you with the total amount payable. Please pay before you leave.

Lower Keats Glamping is set in Devon farmland and in places the land is uneven and the field is on a slight incline, so please make sure that your party are aware of this and wear suitable footwear. There are no paved paths to the lodges, therefore three wheel pushchairs may be more suitable than buggies. The lodges are 30-100 metres from the luggage drop off area - remember then all luggage will have to be transported across the field to the lodge in a wheel barrow!
We recommend that you bring wellies or crocs as they can be easily kicked off on the decks before entering the lodge.
We want all our guests to enjoy a restful, relaxing, chilled stay with us. To keep the atmosphere peaceful and to not to disturb the wildlife or other guests, we do not allow music or radios outside the lodges. Be aware when it is quiet all around noise will be amplified as it travels over the fields. There may well be young children sleeping on the site so we also ask you to be thoughtful of how much noise your party are making around the camp fires during the evenings. We all know that children like to escape early each morning, but to help let adults sleep in; it would be appreciated if parents could encourage children to stay indoors until after 7.30am/8am as it would help make for a stress free start to the mornings!
After 10.30pm the only sounds that should be heard is wildlife and whispering from our guests enjoying the sunset and stars. Train spotters will also enjoy the view of the main train line on the other side of the River Axe and watching the level crossing lights. (Trains stop running overnight). Last summer we were fortunate to see the Tornado steam train go by on tour.
We are happy to accept all male or all female parties but request that they adhere to the noise rules above. If you want karaoke at 2am around the campfire, then this is not the site for you!
In exceptional circumstances we reserve the right to ask your party to leave if there is repeated noise after having received two warnings and as you will have breached the terms of your contract with us, no refunds will be forthcoming.
A damage deposit of £150 will be taken per lodge to cover any additional cleaning costs or breakages. This will be returned in full, provided there is no damage or excess cleaning required.
We are a family campsite but also allow Stag/Hen breaks to be taken - please contact us before booking to discuss. A group containing all male or female guests will be asked to sign a disclaimer agreeing to house rules.
