This short term rental agreement is made between the renter (guest) and the host as of the date last set forth in this agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property. The property is furnished with: sofa, recliner, tv & remote, standard king bed, queen bed, bed linens, dining table, kitchenware, microwave, gas range, refrigerator, deck and patio chairs, stackable washer and dryer and bath linens.
2. Rental party shall consist of the Guest and the specified number of persons stated upon rental booking.
3. The maximum number of guests is limited to 4 persons. Any additional guests or visitors must be cleared with the host.
4. Terms of the Lease. The lease begins and ends exactly as specified upon booking.
5. This property requires a 2 night minimum stay. Longer minimum stays may be required during holidays.
6. Access: Guest shall allow homeowner access to the property for reasonable purpose and repair.
7. Rental Rates and Fees. The rates are as stated upon the booking with AirBnb as well as the stated deposit amount.
8. Cancellation Policy. The cancellation policy is as stated in the AirBnb cancellation terms.
1. Smoking is NOT allowed.
2. People other than those in the Guest Party set forth may not stay overnight in the property. Any other persons in the property are the sole responsibility of the Guest.
3. The Homeowners ARE NOT responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
4. Keep the property and all furnishings in good order.
5. Pets are not allowed without prior approval from the HOMEOWNER
6. Parking is limited to 2 vehicles. Vehicles need to be parked off the street and not blocking anyone else's property. Any illegally parked cars will be subject to towing. Applicable towing fees/fines are the sole responsibility of the vehicle owner.
7. There is NO daily housekeeping service. Linens are included in the unit; daily maid service is not included. We suggest you bring your own beach towels and extra linens. We do not allow you taking the linens from the house. Excessive cleaning will result in additional charges on security deposit.
8. Trash day is TUESDAY. Please put out the Garbage receptacles and recycle bins on those days if your stay involves them. This will help cut down on the amount of trash in the house.
9. Parties and extra guests & visitors are not allowed unless otherwise approved and communicated with homeowner.
10. Quiet hours are from 10pm - 9 am. Please be mindful of the neighbors, it is a quiet community filled with local residents.
