A little gem in the heart of the Cotswolds. A converted Summerhouse overlooking the Edwardian water gardens of Shipton Court. Enjoy your breakfast over looking the pond and watching the wildlife. Enjoy the log fire in the winter. Two country pubs and a restaurant within easy walking distance. We can provide a light breakfast in your room. On request enjoy afternoon tea or a light supper! A great base to enjoy this beautiful part of the Cotswolds. Blenheim Palace is a short drive. We are also close to Kingham & Charlbury Stations for Oxford & London. We will consider small dogs.


The Plumb pudding Bedroom on the ground floor is suitable for elderly ,infirm or reduced mobility.

This is a little piece of History. The Drawing Room was the original Summerhouse of Shipton Court. It has beautiful views over the terraced gardens and the enormous Edwardian lily pond! At the end of our section of the garden there are a pair of benches where you can sit and look up to the rambling Jacobean architecture of historic Shipton Court.

French doors from the drawing room lead onto a terrace for guests to enjoy, at the foot of steps leading up to the sunken rose garden.
The Drawing room in the original arts and crafts style is built entirely in Cotswold stone with a very impressive stone inglenook fireplace. Guests can sit and enjoy breakfast at a beautiful rosewood table overlooking the pond.

On request I can offer afternoon tea or light suppers should you wish to have a night in by the log fire watching your favourite DVD.

All our guests share a private entrance to the guest wing. They can use the drawing room to read or watch tv. There are Smart TVs in all rooms.

There is plenty of parking space allocated.

The ground floor room is suitable for the elderly and infirm. There is a raised toilet and walk in Shower.

I will be available by Phone 24 Hours. I will be around the house in our private wing until 1100 or found in my workshop on the guest wing First Floor.

My hobby is restoring porcelain so I am around much of the time but not in the areas that the guest use, only for access.

We want our guests to enjoy a home from home experience with the privacy that comes with it!


We sit in a shared Garden but own a large part. Guests are free to use all of our garden but we ask our guests to respect the areas that are not ours. We will explain on arrival. Or if you want to know in advance please ask.
The cost is £135 per night for the Plumb pudding Room.

We are flexible so if you have any special requests please ask! We look at everyone's request individually.
Because of the shared grounds there are some rules as to where you can and cannot walk. We will explain upon arrival.

We would like to highlight that the Garden is in the process of renovation please be carful of any trip hazards,loose stones and pathways. We can not be held responsible if you hurt yourself and or loose anything in the grounds.

We will give you a map of the areas you can use! We own a large part of this garden with views of the Jacobean Manor. Please be aware that we cannot allow out guests to use the areas that belong to residents of Shipton Court. None the less we are a friendly community of folk and should you wish to I can ask permission!

The guest rooms of the house are decorated with things that we have collected over the years and are precious to us. We ask that you are careful and respect our home.





We had an incredible stay, Martin was a wonderful host and we couldn't ask for anything better. So attentive and friendly, fabulous welcome and the food was amazing. The house is stunning and the grounds are beautiful. All in all a wonderful weekend - couldn't wish for a nicer place to stay in the Cotswolds. Thank you!

The best air BnB in the world. Hands down. I'm reluctant to tell you how wonderful both Martin and his beautiful home are as we want to keep it a too-good-to-share secret! Everything was pure luxury and we felt like royalty. You simply must go and experience it for yourself. We're already planning a return trip!

Great place to stay, absolutely beautiful surroundings and very peaceful. A unique experience that makes you feel very relaxed; 3 nights felt like we had been on holiday for a week.

Anna and I had a wonderfully relaxing time staying at Martin and Paul's summerhouse. The grounds of the Jacobean mansion and especially the pond are mesmerising. We spent the early evening looking out onto its shimmering waters, as birds skipped across the water lilies, celebrating Anna’s birthday with a glass of champagne. The wonderful breakfast the next morning felt equally indulgent, sat at the table in the drawing room looking out across the pond. The bedroom and ensuite were great, and looking back at it at times we both felt that’d been swept into the pages of an Evelyn Waugh novel. Martin and Paul are lovely welcoming hosts, and we’ll definitely make our back here soon.

My boyfriend and I (and our cat!) recently had the pleasure of being Martin and Paul's first guests with AirBnB, and wow! We had the most incredible time. The summerhouse is set in the beautiful gardens of a Jacobean mansion. From the moment we arrived, we were made to feel so welcome and at home. We were shown around the house and our room, and then were very kindly served tea and home made welsh cakes at a table overlooking the water gardens. Our room was so lovely! Furnished to a very high standard and so comfortable. Such a nice bathroom too. There's a little dressing room off the main bedroom that has tea/coffee making facilities a hairdryer, and even a fridge, which I thought was a very nice touch. Martin even brought us up some lovely glasses for the wine that we had with us. We slept perfectly, and in the morning we were served such a feast for breakfast! Cereal and toast, followed by a delicious cooked vegetarian breakfast, and then freshly baked croissants! The check out time is twelve, so it was really nice to not feel rushed to leave after breakfast. We were able to relax in the house a bit more, and have another wander around the gardens. It's such a peaceful place. Martin and Paul were fantastic hosts, we felt very spoiled and looked after, and we've all had some very interesting conversations! We really can't wait to come and stay here again, and can't recommend it enough to everyone else!
