Maximum number of occupants: The condo is to be occupied by no more than six (6) persons. All must be over the age of 25 unless accompanied by a parent. Any falsifications made on this rental agreement regarding the number and age of occupant’s results in eviction without a refund of any money or days remaining.
Cancellation of more than 60 days before check-in is subject to Service Fees from Airbnb. Cancellations inside the 60 days or changes that result in a shortened stay, that are made within 60 days of the arrival date, forfeit any payments. Cancellation or early departure does not warrant any refund of rent.
Monthly reservation cancellations must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be make at least ninety (90) days prior to check-in.
The first day of the rental, there will be no refunds for any reason.
No credit will be given for shortened stays due to late arrival or early departure.
No cancellations due to weather, except as noted below in the ”Hurricane or Story Policy”.
HURRICANE OR STORM POLICY – No refunds will be given unless:
The National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or a ”mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning” area, we will refund:
Any unused portion of rent from a guest currently registered,
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and any advance rents collected or deposited for a reservation that is scheduled to arrive during the “Hurricane Warning” period.
Once we receive full payment for your reservation, you will receive via email the lock access to the box that has the condo key.
When you arrive, the condo will be clean and set up with linens and cooking supplies. You will be provided with one roll of paper towel, toilet tissue and garbage bags to start your visit. If you have any issues that you feel need to be addressed, please contact myself or April Busby (housekeeping manager: (PHONE NUMBER HIDDEN)) within the first 24 hrs of your stay. If we are not notified of a problem, no adjustments can be made.
Renter acknowledges any loss and/or damage, to the unit and its contents will result in a charge for replacement value on the credit card provided. Renter agrees to indemnify and save owner and property manager harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by me (we) guest or invitees; also from any carelessness, neglect or improper conduct of any persons entering, occupying or visiting unit.
An inventory of the unit is completed by the property manager after EACH GUEST leaves. Please notify the owner if an item is damaged or broken.
No pets allowed. Guests who bring a pet or pets will forfeit their full deposits and will be evicted from the property. There will be no refund for days the guest is not able to stay due to eviction.
This is a non smoking unit. You are not permitted to smoke in the unit or on the deck as the smoke travels into the unit and units around you. Any violation of the smoking policy will incur a $350 automatic reclamation fee to remove smoke odors from the unit and linens. People seen smoking on the decks are asked to leave the property. Eviction by management will result in forfeiture of all monies paid.
There may be games and books in the unit. Please supervise small children as some of the game pieces may be small.
You will be sent by email the lock box code for the door key prior to your check-in day.
Check-in time is no earlier than 4 pm CT. There is only a five hour window for the unit to be properly cleaned, inventoried and disinfected for the next guest. Please do not arrive early unless authorization from owner has been obtained.
Check out time is no later than 10 am CT, the day of departure. If you do not vacate the premises on time, you will be charged one (1) night’s additional stay.
We are not liable or responsible for personal items left behind, lost or stolen.
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to check-in.
Owner shall not be liable to tenant, tenant’s guests or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. Tenant shall hold owner and manager harmless and indemnified from and against all loss, injury or damage occasioned by the use, misuse or abuse of any part of the premises, parking lot, beach or community and from or against any omission, neglect or default of the tenant, his guests or invitees.
House parties are strictly prohibited and are grounds for immediate eviction. Quiet time starts at 10:00 p.m. No monies will be refunded.

There is free WI-FI service available. Click on your internet browser. Wi-Fi address and Password will be available to you in your Instruction Sheet in the condo.
If a personal check is returned for non-sufficient funds, you will be charged the amount levied by the bank for the NSF charges and your reservation will be cancelled.
Any exceptions to the above mentioned policies must be approved in writing in advance.
