Hill Country Haus Rental Agreement

THIS AGREEMENT, entered into the date electronically verified via the www.airbnb.com website by and between the Tenant and Myers Hill Country Haus LLC herein after Owner(s).
WITNESSETH: Payment of the rent hires from the Owner those premises described as: two-story 4 Bedroom, 3 bath house located at: 1201 Galway Gate, Canyon Lake, Texas 78133 for a tenancy commencing on the day selected by the Tenant via www.airbnb.com and agreed to by the Owner for the nights selected by the Tenant via www.airbnb.com at the rate quoted per night plus a one-time cleaning fee of $_225.00_, for a total amount due listed on the www.airbnb.com website including State of Texas taxes, local Comal County taxes and fees. All State and Local fees are included on your billing quote.
Payment Schedule: With AirBnb, one payment is available and is due upon first day at check-in via online payment. Owner will provide Tenant with a custom lock combination for entry prior to Tenant’s arrival date. The Agreement is contingent upon the following TERMS AND CONDITIONS.
Form of Payment(s). Tenant may pay through AirBnb’s online booking program.
Cancellation Policy. If a Cancellation is required, there will be a Full Refund 5 days prior to Arrival, except for any fees. Owners will make every attempt to re-rent the accommodation and, if successful, will return Tenant’s deposit less credit card fees expediently.
Rescheduling. Rescheduling arrival date is subject to availability and any payment already made will apply to the new date(s). If dates cannot be agreed upon, the cancellation policy applies.
Occupants. The said premises shall be occupied by no more than 18 occupants (overnight) unless otherwise arranged with the Owners. Tenant will be a responsible adult (26 & older) or families.
Pets. Pets will be allowed with an additional Pet Fee (part Refundable and Non-Refundable).
Parking. There is parking enough for six vehicles in the driveway. Additional parking for boat and trailer located in field adjacent to home.
No Smoking inside the house or on deck of house. Smoking is permitted on the driveway only. Tenant will responsibly dispose of cigarette butts, matches, etc
No illegal drugs allowed on these premises.
RESPONSIBLE drinking of alcoholic beverages.
Respect for Property. Tenants will act in a responsible manner and will be respectful and careful with the premises including landscaping. Please be sensitive to floors including limiting the wearing of sandy shoes inside the house. Tenants are responsible for compensation or replacement of breakage and/or damage beyond ordinary ‘wear and tear’ of the house and its contents. Contents of the house shall not be removed from the house except for the items designated otherwise by the owner. Tenant will NOT hang anything (decorations, etc) from the ceiling or walls.
Damage Insurance: Damage insurance was purchased with your rental covering Tenant up to an agreed amount. Any additional damage above this amount Tenant will be responsible for.
House maintenance or problems with appliances. Tenant shall notify the owner, by note or phone, of items requiring maintenance.
Respect for Neighbors. Tenants will honor Quiet time outside of the house starting at 10pm. Neighbors of the house are full time residents.
Keys. Keys are not required to enter the Hill Country Haus but a special door code for the front door, which will be provided once paid in full. This code will only work during your scheduled time of arrival to departure and can be customized upon arrival per the instructions, which will be provided. All doors must be locked upon departure: Front Door (locks automatically after five seconds), 3 – doors on main level and 1 - door on upper deck level.
Upper Deck: Tenet’s are not allowed to jump from the top deck.
Country Side: Owner is not responsible for any injury due to unforeseen recreation incidents while on premises.
No Hunting is allowed on the premises.
No Fireworks are allowed on the premises.
Check in time: 2 - 4pm. If Tenant desires another arrival time, arrangements will be made with the Owner.
Check out time: 11am. If Tenant desires another departure time, arrangements will be made with the Owner.
In Other Words - Please treat this house as you would your own New House.

We do have older neighbors that are next door and across the street. We ask that loud or outside gatherings bring it in around 10:00 pm.
Our family is from Katy, Texas, and we absolutely love the Texas Hill Country. When you need to just get away, the Texas Hill Country provides so many different opportunities. We have three children that love the outdoors, love exploring, and enjoy all of the water parks and events in the area. We looked for a place where we could feel like we were out of the big city and surrounded by nature but be close to all of the fun of the Texas Hill Country. The hills, the quiet, the animals, the stars are the beauty of this part of Texas and we are grateful to have a small piece of it.
